Land Sales are about to take a big leap!!!!

Land Sales in Areas 1(upper Westchester County) and 9(Putnam County) are about to take a big leap!!!! There are presently 18 pieces of property in these areas in contract. This is the most in any given time for quite some time. 9 of these are actually Pending and the other 9 are in Contract. This shows a significant increase in Land Sales in a short period of time. The range of days on the market for these listing is extremely large. They range from 68 Days to 602 Days. The average days on market is 311 and the median time is 329. List prices ranged from $24,900 to $990,000. I am dying to see the final sale prices on these. That will determine the price of the next bunch of land that will come on.

4 Land Sales in 2 Days Reported in Areas 1(upper Westchester) and 9(Putnam County)!

On November 7th and 8th there was 4 land deals reported in area 1(upper Westchester) and 9(Putnam County). One Sub-Dividable piece, one with BOHA and 2 pieces on a road that the town will not let you build on without making mass improvements to the road. This is a strange turn of events because most of the land with BOHA is overpriced, not many people are willing to buy property that they don't know is buildable and the Sub-dividable piece was paid for in cash. This is a big jump in production considering in the previous 30 days there were only 3 sales. One Commercial piece, one piece that was sub-dividable and one with BOHA. I see that the mix is similar but the time it took to sell 3 properties was better than 10 times the rate. I'm looking forward to the market picking up the pace for land sales because this is a big part of my business.
