Do you need Approvals to sell your Vacant Land? Selling your Vacant Land-Westchester and Putnam County!
You do not always need to have building approval to sell your Vacant Land!!
But if you want to get a good price for it you better at least have Board of Health Approval. Buyers that buy property without approvals will usually pay any where from 12-50% less for a piece of vacant land.
Start with a survey and then hire an Engineer to get your approvals.
It is worth the $3,000.00 to $8,000.00 it will cost you because you
will usually get $15-$50,000.00 more for it.

Westchester County Real Estate
This part of the country has not really suffered to the extent of the rest of the country. Here are the single family states for the past few years based on the local MLS information.

As you can see from these stats from 2004 to 2008 DOM are up just a little of 17%, and from last year just up 3%.
The average sale price from 2004 to 2008 is up by 11% and only down by 2% from last year.
The number of sales are down substanualy but but values have not been hurt that much. If the banks can get their act together we should recover here very quickly.

Looking to sell your VACANT LAND? How to find the right AGENT to SELL your Property!!!
Listing your VACANT LAND for SALE can be very trying. Most agents in the business have never listed or even sold a piece of VACANT LAND. You are going to want and AGENT with EXPERIENCE in BOTH LISTING and SELLING LAND.
The first way to do this is to ask them for a list of PAST and PRESENT LISTINGS. If they can not produce these than they are not the right agent for you.
The second thing you want is a list of actual sales. This is sometimes more important than a lot of listings because it shows they can get the job done.
The third thing is their knowledge of what it takes to get approvals in your area to build on the property. Also the knowledge of who can help you get these approvals and the relationship one process has to the other.

Land Sales in Areas 1(upper Westchester County) and 9(Putnam County) are about to take a big leap!!!! There are presently 18 pieces of property in these areas in contract. This is the most in any given time for quite some time. 9 of these are actually Pending and the other 9 are in Contract. This shows a significant increase in Land Sales in a short period of time. The range of days on the market for these listing is extremely large. They range from 68 Days to 602 Days. The average days on market is 311 and the median time is 329. List prices ranged from $24,900 to $990,000. I am dying to see the final sale prices on these. That will determine the price of the next bunch of land that will come on.

On November 7th and 8th there was 4 land deals reported in area 1(upper Westchester) and 9(Putnam County). One Sub-Dividable piece, one with BOHA and 2 pieces on a road that the town will not let you build on without making mass improvements to the road. This is a strange turn of events because most of the land with BOHA is overpriced, not many people are willing to buy property that they don't know is buildable and the Sub-dividable piece was paid for in cash. This is a big jump in production considering in the previous 30 days there were only 3 sales. One Commercial piece, one piece that was sub-dividable and one with BOHA. I see that the mix is similar but the time it took to sell 3 properties was better than 10 times the rate. I'm looking forward to the market picking up the pace for land sales because this is a big part of my business.
