May 2010 provided our first month of data after an extensive 18-month tax credit party. And the hangover has apparently set in. The tax credit clearly propped up pending sales, so they predictably took a substantial dip a month after it expired.
Pending Sales decreased 39.6 percent compared to last May to 154 purchase agreements signed, This represents the largest month-over-month decline in actual units pended since we've had available comparative data (2004).
Keep in mind that Closed Sales should remain strong, especially through June 30 as buyers wrap up before the tax credit closing deadline.
There were 686 New Listings added to the market last month, representing an 11.7 percent year-over-year increase. This brought inventory up 23.2 percent to 4,861 Active Listings.
As expected, Median Sales Price posted a slight 4.5 percent decrease over the same period last year. We anticipate prices remaining relatively soft due to the displaced demand effect. It still remains to be seen whether the dip in buyer activity is a short-term effect of the credit deadline passing or a result of long-term changes in demand. Regardless, we expect a slowed summer selling season.

With European debt crises, oil spills and disappointing job growth figures putting stress on the stock market, the local housing market didn't fare much better.
Buyers were tough to find in June, as Pending Sales plummeted 42.3 percent compared to last year. Many would-be June buyers already bought during the credit period, as evident by the higher Closed Sales counts in past months.
Sellers seemed to be unaffected by the lack of demand as New Listings increased 11.9 percent from last June. Rising prices and negotiations inching back towards the sellers' benefit could be part of the reason. The Median Sales Price for June of $130,000 was a 7.0 percent increase over last year, and the Percent of Original List Price Received at Sale was up a slight 0.5 percent to 89.8 percent.
The month ended with 22.0 percent more listings than a year ago, with 4,892 Total Active Listings Available. Months Supply of Inventory also increased 16.5 percent keeping it very high at 20.4 months.
Expect closings to receive a slight boost as Congress recently extended the closing date to September 30 for tax credit buyers, and expect the market to stay flat or post minor improvements over the near term.

ABC News' Good Morning America featured a story this week that said for most of the country it's a buyer's market. For the story, go to their webpage at ABCNews. It is definitely a buyers market on Lake Keowee with a good inventory of homes and lots.
The market mentions that because there is a buyers market, buyers should hire a Buyer's Agent. Hiring a buyer agent is a good idea, no matter what kind of market you are dealing with. Hiring an Accredited Buyer Representative (ABR) is an even better idea! ABRs can save you thousands of dollars at closing, and they typically don't cost you a dime extra. Waterford Ridge
This new community will be opened on March 25, 2006. Waterford Ridge set along the east side of Lake Keowee offers 22 waterfront home sites and 30 interior home sites. These 52 combined waterfront and interior home sites slope gently to Lake Keowee and are lined with tall, majestic hardwoods. Lot sizes range from 3/4 of an acre to more than 3 acres per building site. The nearby communities of Waterford, Waterford Pointe and Mountain View Pointe share this side of the lower south end of Lake Keowee. The Summit is one of the most established communities on Lake Keowee. It is less than a mile from the city limits of Seneca and just 7 miles from Clemson. The neighborhood features beautiful waterfront and interior lots with many hardwood trees and some great views. This community is located just off Hwy. 11 at the bridge over Lake Keowee. This private gated community offers spectacular mountain views of the northern end of the lake. This gated community is located a few miles off Hwy. 11 on the North End of Lake Keowee. This well established community has approximately 90 lots with a variety of terrain. It is just a short ride to the water falls or to the north end of the Lake. Prices range from $100,000 to $550,000 in this community. It is a great spot for a second home or a permanent home.
KeoweeBay
This secluded, gated community is located on the northern end of Lake Keowee just a few minutes from Lake Jocassee.
