YORKTOWN HEIGHTS – Keller Williams Realty Partners of Yorktown Heights has significantly expanded its market area to the southwest with its merger of Albert P. Schatz Realtors of Ossining and to the east with the recent closing of its merger deal with Realty Executives WPR of Somers.
Walter Sadowski, Team Leader of Keller Williams Realty Partners, announced the firm’s merger with the storied Schatz firm on July 1 and its deal with Realty Executives WPR, headed by Randall J. Calano, on
July 15.
The merger deals involve the addition of a firm that dates back 47 years and a company whose roots only go back four years.
Albert Schatz started the Ossiningbased real estate brokerage company in 1962. Since then he and his wife Mary Elizabeth (‘Liz”) have been staples of the local, state and national Realtor community. Albert Schatz served as WCBR President in 1982 and earned WCBR’s Realtor of the Year Award in 1983. Mary Elizabeth served as WCBR President in 1988 and is a two-time Realtor of the Year honoree, winning the prestigious award in 1980 and again in 1989.
Sadowski said that after the merger deal, the Schatz office at 109 Croton Ave. will be known as Albert P. Schatz at Keller Williams. The former Realty Executives office at 378 Route 202 will remain open and will now be a Keller Williams Realty Partners branch office.
Eric Schatz, who along Gregg Schatz were principals of the office at the time of the merger, said that the firm has been at that location since 1970. “Since we have been here every franchise that has ever been has been knocking our door down and just about all of them have come into the community and left… We never wanted to be affiliated with any of them (the franchises) because they would have taken our identity and wouldn’t deliver as much in the way of service as we already had in the office,” Eric Schatz said.
Gregg Schatz noted that the Schatz firm retains its identity with the Keller Williams merger, will retain all 10 agents, and will now be provided with the tools and training required in today’s market as well as be afforded the opportunity to grow together.
Albert and Mary Elizabeth Schatz, added, “Keller Williams Realty Partners is the only real estate company we would want to continue our strong family tradition with.”
Keller Williams’ Sadowski related that the firm was looking for opportunities to expand and was attracted to the Schatz firm due to its long-standing roots and great reputation in the community.
“We are extremely pleased to welcome the Schatzs to the Keller Williams family. The values and beliefs of the two go hand-in-hand and we are expecting great things together,” Sadowski said, noting that the firm now plans to add new agents to the new Ossining location.
He said that for Keller Williams Realty Partners to grow, it required additional offices to service its clients other than just its main office at 2649 Strang Blvd,. in Yorktown Heights, where it has 75 agents. Keller Williams Realty Partners’ market area runs from Somers and follows the Putnam County border to the Hudson River down to Briarcliff.
Commenting on its new office in Somers, Sadowski related that the company’s merger with the former Realty Executives office, adds another 10 agents to the Keller Williams Realty Partners fold.
Calano, now an Associate Broker with Keller Williams Realty Partners, said that he is hopeful to “at least double” the number of agents at the Somers office in the next month or two. Calano launched Realty Executives WPR four years ago.
“We are planning on growing this office and possibly shooting north of here (Southern Putnam County) and a little south of here (Bedford/Katonah market area),” Calano said.

TOP 10 TRENDSETTERS FOR 2008
As part of the annual Swanepoel TRENDS Report we also every year include a look back at the year that just passed and list the Top 10 Newsmakers, Top 10 Events and Top 10 Trendsetters for 2008.
This week I am discussing the Trendsetters. Trendsetters are defined as those companies that during 2008 set forth actions that were different and memorable and could potentially have a far reaching impact on the real estate industry in the years to come.

The Top 10 Trendsetters in Real Estate for 2008 are:
1. Brookfield Real Estate Services
The acquisition of a Top 10 national franchise happens but once or twice a decade. So when it does occur it's important news - when it's done by a non-U.S. company it's very big news. The acquisition of GMAC Real Estate by Brookfield Real Estate Services, the holding company of Royal LePage, Canada's largest real estate company, solidifies them as a major real estate player in North America.
2. Cyberhomes
For its dynamic growth and rapid rise during the last year to become one of the strongest new forces in consumer facing websites we recognize Cyberhomes as a newsmaker. After various earlier missteps with FNIS and Dwayne Walker, Fidelity seems to have picked a winning horse in Cyberhomes.
3. Keller Williams
Despite the steep slide in real estate sales and the sharp reduction in the number of real estate agents among most large national real estate franchises, KW apparently bucked the trend in both cases. The company has continued to grow rapidly in size, stature and market share since 2000 as well as during the 2006-2008 housing bubble, to become one of top national real estate franchises in the industry.
4. Fannie Mae & Freddie Mac
These two Government Sponsored Entities (GSE), long considered economic pillars of stability in the real estate industry, shocked the world with their financial collapse and the extent to which their leadership apparently mismanaged funds and their responsibilities. The fact that government intervention was necessary to rescue them from total failure remains shocking.
5. Engel & Völkers
The #1 real estate company in Germany, and according to some reports all of Europe, expanded its real estate shop franchise concept to over 500 offices in 25 countries. It also aggressively expanded into the U.S. by opening shops in Florida, Connecticut and New York and with openings in California scheduled for 2009.
6. National Association of Realtors®
This institution celebrated its 100th anniversary in 2008 and as we reflect on all of its accomplishments it is evident that the industry would not be where it is today without the National Association of Realtors® (NAR). However, what makes NAR newsworthy is not its survival but the announcement of their second century initiatives, which if successful, could significantly reshape the real estate brokerage industry.
7. Casa Latino
Rising rapidly during the last two years, Casa Latino has become the undisputed national leader in the Hispanic market with offices in 14 states as well as 14 countries and territories in South America and the Caribbean.
8. Realogy
There is no doubt that the higher the tree the stronger the wind. The industry leader and mega-brand real estate franchise enjoyed success and expanded during the strong real estate market of 2000-2005. The financial crisis and housing collapse have taken their toll on the company however, resulting in hundreds of offices being closed and almost half a billion in estimated losses in 2008. The company is large enough to survive, yet it carries an enormous debt to be restructured. 2009 might provide the answer.
9. Frontdoor.com
Since the launch of HGTV's frontdoor.com late in 2007, the site has been a true bright spot for the industry. The site has enjoyed significant growth while also offering a large selection of information for the home buying, selling and owning community.
10. Broker Agent News
Coming late to the Online Community world did not stop Broker Agent News. During the latter part of 2008 it not only changed its name from Broker Agent News to Broker Agent Professional, but also launched a new Social Network for real estate agents named Broker Agent Social. • Nov. 19, 2008 - It's About Thanksgiving
This month not to be cliché is about Thanksgiving. We start by reflecting on the past year and really focusing on what we have to be grateful for. In our line of service there is much to be thankful for, although some may disagree. We certainly should be thankful for the opportunities given to us each and every day, whether we take advantage of them or not is a story for another month.
Our career choice also affords us the flexibility to spend time with loved ones and pursue passions outside of real estate. We should also take solace in the fact that we will have people to share the holidays with and that we will have warmth, shelter and food.
Yes, these are the tip of the iceberg of things we can all be thankful for. Now, we look at the equally important "giving" part of the holiday. Sometimes when our careers take a downturn or are not reaching the heights we have expected we are susceptible to feeling sorry for ourselves and possibly begin to blame circumstance for our perceived misfortunes.
This past year probably more so than ever, our industry has felt the belt tighten and a lot of agents are at a real crossroads, understandably so. I am here to tell you, that no matter how poorly of a year you may have had, you still have something to give. I would think that the majority of us have warmth, shelter, food and people whom care about us. Reality is though, that there are people out there who lack one or more of these, not to mention the capacity to seek for them. We have an opportunity to give, no matter how little we think we have. It can be in the form of money, various donations of coats, canned goods, blankets, etc. However, the one thing and probably the most impactful we could give is our time.
We have no excuse to not lend ourselves to our communities and to the people in them who truly need our assistance. They often have not had the luxuries and opportunities that we enjoy, and that no matter how down of a year we have had, we are often still in a place to lend a helping hand.
Believe me when I tell you, you will get back way more than you put in when you take the time to help those less fortunate, and who of us isn't looking for something to make us feel great.
Happy Thanks - Giving, I look forward to the tremendous impact our real estate professionals will have on our communities this year. Please share any and all of your stories, I would be delighted to share the light with everyone.

• Oct. 9, 2008 - HALLOWEEN SHOULD BE THE NATIONAL HOLIDAY FOR REAL ESTATE PROFESSIONALS
Think about it. You prepare for an appointment by putting together your presentation(candy bag), then you put on your business attire (costume), and proceed to your neighbors offering your services (trick) to get their home sold (treat).
Making sure you look, present and offer the best, has to be more than a façade.
Now more than ever people are unsure of what tomorrow holds given the
state of affairs and in turn are hesitant to commit to anything even if it's the right
thing for them to do. You as the professional have to be armed with every piece
of information available to you and be able to express it to your clients in various
manners. Translated to real estate terms, your physical materials need to be
accurate and appealing, your scripts and dialogues must be clear, pertinent and
allow for handling objections, lastly and most important you must deliver on
your value proposition.
Start by turning your old and dated CMA style presentation into an eye catching
& educational format that gets clients excited and offers alternatives to the despair
they are feeling. Practice your scripts, dialogues and presentations so you are
prepared when you knock on that door and the homeowner isn't the most
inviting due to recent circumstance, so they get the help they need and deserve.
Agents will often walk away after an objection if not prepped and who wins in that situation?
When you have put the client at ease and they now believe you can bring resolution to their situation, this is where the rubber meets the road and now you must deliver on your proposition. Knowing your numbers, how to effectively market, and maintaining communications are critical to a successful transaction.
So strap in, suit up and transform your business into what you want it to be. You have the ability to make it whatever you want and what better time than now to start, after all it is Halloween. Need a how-to guide, look no further than "SHIFT".

• Oct. 8, 2008 - Safety - Does it matter to you? It Should...
It should matter to everyone. There have been several reported incidents across the country where Realtors have been victimized. Of course you have to be aware that this may be the tip of the iceberg. Not all victims report their assaults. They are ashamed, embarrassed and often do not want people to know.
Maybe you're like most of us that believe that these things happen to others not us. Wrong! They can happen to anyone. Most of us walk around not even cognizant about our surroundings. We are too absorbed in our daily routines. We worry about what we have to do, who we have to call, etc. When doing this we are not concerned about what is happening around us. You do not have to be paranoid to be "aware", just observant. But first you have to accept the fact that you are vulnerable. You must first admit that you too can be a victim. Then you will consider taking what I call "common sense precautions" to lessen your vulnerability.
Your office should have a "Safety Policy" for all agents. Why? When you take strangers in your car to go look at usually vacant homes (the owners are not there) you are placing yourself in a vulnerable position. How to avoid being a victim is where the office policy can deter a criminal that is up to no good.
I know offices that the agents cannot go out with a client on a first appointment until a photocopy of the driver's license of the client is copied and placed in a file at the office. Some offices have their agents give a schedule of planned showings to the receptionist and the agent calls in at each location. If they are not heard from in a timely fashion the police are called.
Public Open Houses should never be conducted alone. Not that this is a guarantee to protect both agents but it is less likely that a sole perpetrator would attempt something under the circumstances. They'll go to the next open house where the agent may be alone! Less confrontation for them.
I personally think that it is your own safety you should be concerned about. If there isn't a policy in existence in your office, volunteer to have a meeting with the other agents and put one together. Have your office manager/owner/broker review the policy. I am sure he or she will want their legal council to check it out before implementing it. But once approved every member of the office must commit to abide by it. It is the only way it will work.
Even if you are in Oshkosh criminals travel around, do not be foolish enough to believe you are immune. In our own County of Westchester, NY, one hour out of Manhattan an agent was assaulted while she held a Public Open House in a mid-rise condominium building. You would think this would be a deterrent to a criminal, it wasn't. Some criminals thrive on the risk they take. Others do not want to get caught and will look for seclusion and do not want confrontation. You don't pick your attacker, they pick you and it is usually being in the wrong place at the wrong time.
I'd rather be safe than sorry. I welcome your questions and concerns.

• Nov. 22, 2006 - HAPPY THANKSGIVING!
As we look back on what we have accomplished in just a few months, the positive impact we have had on peoples' lives, we are ever thankful for what we have, what we have learned and what life has yet to bring us.
Ups and downs, we are thankful for what our experiences have made us as people, for the gift of being able to experience life and learn from our encounters with others.
