There is a lot of history about Clear Lake including the size, age and developement of the lake, plus the fact that it is the largest natural lake within the state of California (Lake Tahoe is larger but is also partly in the state of Nevada). Here you can find more interesting facts and details about Clear Lake including answers to some common questions about the lake.

Here is some information from the Lake County Lakebed Management Department web page, which is a department within the Lake County Public Works;

'Lakebed Management is responsible for maintaining the public trust lands below the highwater mark (7.79 Rumsey) in Clear Lake in accordance with Lake County code, Chapter 23, the Shoreline Ordinance, and Chapter 639 in the State Statutes of 1973. The Lakebed Division processes permits and encroachment leases for all structures in the lake below 7.79' on the local Rumsey gauge. Lakebed maintains navigation aides, swim markers and swim areas; performs water quality monitoring; and provides support to the Sheriff's Department (CREWS), Department of Fish and Game, Corps of Engineer, and State Lands Commission. Lake enhancement programs such as algae management are also the responsibility of Lakebed Management.'

Lakefront / Waterfront Home Prices and Values – effects of foreclosures and short sales on Clear Lake in Lake County, Ca…

News about defaulting home mortgages is continuing to spread around the country. For real estate in Lake County, California, foreclosures and short sales have mostly affecting homes valued from $200,000 to $400,000. This also includes many waterfront channel homes around Clear Lake.

When looking at the lakefront homes around the lake, there are very few in foreclosure or the short sale process. This may be partly because of the higher values of lakefront homes and that fewer owners got involved in the 'creative loans' that had been available a few years earlier.

It appears that the waterfront channel homes may be affected much more than the lakefront homes when it comes to selling. There usually are more waterfront channel on the market for sale as compared to lakefront homes. So along with the higher numbers of waterfront channel homes for sale plus the compounded effect of foreclosures and short sales, it is very competitive and challenging to sell a home on the channel.

LAKEFRONT - There were 9 homes SOLD; 1 in Lakeport, 2 in Buckingham, 2 in Nice, 2 in Clearlake, 1 in Clearlake Park & 1 in Lower Lake.  The average price was $680,452 with a low price of $324,000 and a high price of $1,150,500. The average days on market (DOM) was 75 days. There were 6 homes that failed to sell (expired).
 
WATERFRONT (channel front & across the street from the lake with a beach) There were 13 homes SOLD; 2 in Lakeport, 2 in Clearlake, 5 in Clearlake Keys, 3 in Clearlake Oaks & 1 in Glenhaven. The average price was $308,000 with a low price of $200,000 and a high price of $446,000. The average days on market (DOM) was 118 days. There were 17 homes that failed to sell (expired).
