OPPORTUNITYISNOWHERE!

How did you read this headline?  Do you see "opportunity is nowhere"? Or, did you see "opportunity is now here".  Either way, it is true!  People who believe that there are no opportunities in this market and decide to wait until everyone else is buying will reap the rewards of waiting.  What are the rewards?  Less of what they really wanted!  What happens when the market improves and "everyone" starts buying again?  Of course, the prices for property go up.  Also, property moves quicker so the best deals will be snapped up quickly.  One of the saddest things I here clients say is "I could have...".  Usually this means they could have purchased the same property for much less money.  It is the property they wanted but for one reason or another, they decided to wait until "everyone" said it was okay to buy.  Sometimes it means they could have purchased more for their money.  Someone buying a vacation home that will be used by their families for years to come really wants a three bedroom, two bath villa or beach house.  By waiting, the same money may now only buy a two bedroom villa.  I don't think I  have ever had a client tell me they wished they had waited to buy.  It is usually just the opposite!

On the other hand, if read this headline as "Opportunity is Now Here", you know that this is the best time to buy.  Warren Buffett is one of my favorite people to quote.  When asked how he know when it is time to buy or sell a stock, he had this explanation.  He buys when everyone else is selling and he knows when to sell when he hears people on the street ("everyone"!) talking about buying.  He knows that when "everyone" is doing something, anything, that the prime time to buy or sell has passed.  This makes sense and besides, who can argue with his success!

There are opportunities here in the Hilton head Island and Bluffton area that I never thought I would see again.  If there is a purchase of any kind in your future, whether it is a permanent move to this area, an investment home or your dream vacation home, think very seriously about purchasing now.  With interest rates lower than they have been in about sixty years and sellers cutting their prices to the bone, this opportunity may not come again in our lifetime.  Don't be someone who sees "Opportunity is Nowhere" and regret what could have been.  Be the one who says "I saw "Opportunity is Now Here" and made the decision to act!
