TIP - To Get The Call or Not.

After 21 years in this business I have seen a lot of changes and one thing that I always tried to do is get a potential buyer to give me a call.  My success rate jumps dramatically when I have a chance to talk to a buyer on the phone or in person,

Often times I see a flyer in an information box and it is a copy of the professional report which is supposed to be reserved for professionals.  It contains all the pertinent information on a listing including room sizes, square footages, etc.  I ask myself why would a buyer call this agent?  It would have to be to see the inside..right?

Usually that is the only reason left to call.  In a sellers market that can be enough but not now.  When I design a flyer I make certain that I represent the information accurately but leave a reason for the buyer to call me.  Since I deal with a lot of vacant developments, this is especially important.

The classic thing to leave off is the price but I feel that this is important for buyers to know.  I prefer to leave off the acreage, room sizes, or simply make colorful flyers with the basic info and lots of accurate pictures.  People are visual  and if they like what they see,you'll get a call.  Give it a try.
