Any ideas for content for marketing letters to expireds,fsbo,. I've looked online and everyone wants $97 for some mega package. Any help is appreciated.

The key to marketing to expireds or fsbos is not the "content" of what you say to them (they have heard it all) it is what you offer to them.
The fact is that if you recognize what they need and want, (to sell their house fast at a high price) and can help them achieve that, they will list with you.
My recommendation is 2 things. If you don't have an efficient way to get a list of FSBO's and Expireds, I recommend you visit www.Landvoice.com . Their service has been around for around 10 years and email you all the FSBO's that come up in your area every morning. I think there service is about $30 a month (I am not sure) but if you mention SmartGuy, they will probably let you try it for free.
Next, you need a 800 call capture number . This will allow you to provide 24 hour verbal and faxed information on the FSBO or expired property, as well as provide direct connect, voice mail, fax back etc. You capture all calls phone number instantly (even if they have an unlisted or blocked number) I recommed www.AutomaticLeads.com They have also been around about 10 years (it is about $30 a month and $.04 a minute); however, if you mention SmartGuy, they will probably let you try it for 30 days for free.Try it in the promo code area.
The point is...write a letter to the FSBO or expired oferring them "FREE 24 Hour Recorded Information" using your new 800 number on how they can sell there home in any market. When they listen, they will be impressed. When they hang up and your text-messaged with their phone number and property address, call them back instantly.
When they realize that same technology will allow you to not only provide 24 hour info on their property, but allow you to get back to potential buyers immidiately, you have differented yourself from other agents and should easily secure a listing appointment...and then the listing.
