Anyone have an expireds program they have had success with?
Check out the "Expired Plus" program. Just google Expired Plus.
I have not used it personally, but I have heard great things about it through some of my other organizations.
Good Luck!

any system that you select, it will only work if you work it.
the research, the letters, scripts, dialogs, information packages, your presentation your unique marketing proposition all help, but in the end it is very much (like any other lead generation approach) consistency of application........
if you showed up at enough expired listings, eventually you will get in the door, and eventually you will list the property, and with a bit of luck you will eventually sell it.
all lead generation systems need application, skill and your perseverance.
determine what you want to achieve, how you are different from anybody else, and how you will generate the results the expired sellers are seeking.
build a little system around it that answers these question:
How are you going to get results, where others failed
how come you did not sell our property while it was listed
who are you, and what makes you better than the rest
how are we (the seller) going to be better off working with you compared to all other options
are we going to be able to achieve our objectives
teach yourself all the possible objection handling techniques. put together good tools, visuals, reports, presentation stuff and practice your presentations.
automate any and all aspect of your actions, follow up etc
put the plan in action, and stay with it, for the duration (not 2 weeks and quit)
have upwards to 10 connections with each of your leads, be 1st. and be most persistant, accept the fact that most leads will say NO up to 9 times before they will say yes.
As Zig Ziggler used to say......
"Salesmanship starts when the prospect says ..............NO
have fun and live a pfanntastic life
