Can you get a listing for short sales from NOD's List  3-4 weeks old?

Can I ask why you wouldn't? If it has not gone to sale should be fine. Certain lenders though do state that they must receive an offer a sufficent amount of time prior to the sale date. For example, IndyMac Mortgage Services. We process hundreds of short sales and we have seen that IndyMac requests that the entire package, no missing items, has to be received at least 15 days prior to the sale date.

Hi Jason,

Yes you can. You can get the listing after the notice of trustee sale is recorded. The issue is, can you get an offer and submit the complete package to the lender in time? They are going to need time to process the request. You are not going to want to spend a lot of time and energy on something that goes into foreclosure because you didn't get the complete package in to the lien holder in time.

Mike,

As much as I agree with you I would just want to note that we postpone foreclosures almost every day up until the last minute. If there is a good offer there then there may be something that can still be done. I have even had the bank rescinde the sale due to bank error and we are able to slip in to get an arrangement completed. I have even had the bank auction off a property and after the foreclosure sale had happenend because it was not recorded they wiped it under the rug like it had never happened.

If you know the right people almost anything can happen.

Take care everyone and have a great weekend. I'll be stuck (not in a bad way) in the office prepping our client's files and making call to the scattered lenders that are still in during the weekends.
