<p> I use a variety of online lead generation programs with landing pages. Craiglist is one of the places I place my ad and it does good at generating leads. I am in the Sacramento area and the real estate market is large and craiglist has a real estate section for Sacramento. </p> <p> I have been creating my amateur pages and they seem to work fine. The lead is then stored in my CMS automatically and my list of buyers have grown to hundreds just from craiglist. </p> <p> I received a call from a very nice salesperson that was offering these landing pages that agents can use and I will tell you they are very professional. I did decide to stick with my own, because they are working and I am able to create and host my own pages. </p> <p> </p> <p> I see a lot of posts here for leads and I will recommend you give this salesperson a call and look at their program. <p>How do you gain the trust of a Buyer prospect in a dual agency situation? If I know what my Sellers bottom line asking price is, my inclination is to offer that figure amount as the Buyers price on the agreement.&nbsp; Will the Seller expect me to factor in my commision and should I feel obliged to give up some points?</p>

<p>Hello experts,</p> <p>I currently have a short sale on the table, of which, I have lost 3 buyers from because of the 10million litigation on the HOA condo that I am trying to sell.&nbsp;</p> <p>The first lender is Wamu and they are approving us for the short sale.&nbsp; The second lender is National City, and initially approved us for 10% to settle for the short sale, which was 6k, but has sinced closed the file because we had to resubmit an offer since each buyer has fallen off.</p> <p>National City has since come back with a new counter, and is asking for 30k, which is 50% of the loan balance.&nbsp; This is a purchase money loan, and we are in CA, which means we are in&nbsp; a non-deficiency state.&nbsp; If my client walks away, NC gets nothing, and can not pursue her for the deficiency, but they are not willing to budge on the 30k settlement amount.&nbsp;</p> <p>National City has repeatedly asked us if we want to close out the file, meaning, if we do not agree, they will close it out.&nbsp; Not sure if this is a scare tactic, but i need any advice i can get from you experts who have dealt with them.&nbsp; My logical side says to tell NC to close the file to tell them that my sellers are not scared, but my emotional side (for my clients who do not want to foreclose), says if we do so, they may close out the file.</p> <p>Any information at this point is helpful.</p>
