<p>I own a 1928 Tudor style home. The living room has a gorgeous stucko firplace with all original tiles and beautiful original art deco sconces...but the darn thing doesn't work. Currently it's just a piece of unusuable artwork in the livingroom.</p>
<p>I have had the work assessed and it will cost between 7.5 to 10K dollars to get this fireplace up and working again. That includes plumbed for gas and usuable as a wood burning firebox as well.</p>
<p>Will repairing an unusable fireplace raise my home value or just make it more marketable when my husband and I are ready to sell?</p>

<p>I have 1/3 of an acre lot. In Portland, OR that's huge. I might as well own a football field. Most lots are so small, 5-6 thousand Sq FT .</p>
<p>Our yard was completely unusuable. Huge overgrown trees, roses, and blackberries almost completely blocking the house from the road. And the yard was filled with trash, steel wire, thousands of lbs of broken concrete, a rotted out play house, nails everywhere. It was a complete disaster - a tetnus shot waiting to happen. We rolled up our sleeves and for $500 now have a nice yard. We traded and bartered with neighbors - traded work, etc (if yoru wondering how we kept our budgt so low.) Neighbors helping neighbors in these tight economic times.</p>
<p>We had a few trees removed, saved the old growth, but had it trimmed well away from the house, planted flowering trees and shrubs along the perimiter of our corner lot to increase privacy, sme easy to care for flower beds are in now, and the rest is just a large, flat yard. (Schools near by - family friendly for tossing a ball?) </p>
<p>We purched our home for 300K - since the yard was such a wreck - how much does our simplistic yet clean landcaping return in a down market? </p>
<p>**Funny side note ** Neighbor comments "You own this lot? I thought it was undeveloped land for years!"</p>

I had a plumber out yesterday who recommended a tankless water heater over a traditional tank. The cost was almost twice as much however he said the tax break and the water savings was worth it.<br />
Is anyone using a tankless water heater? At 4k - 5k it will be a while before I purchase one but it appears to be the way to go.

Ask yourself these questions when you are considering taking the advice of a so-called "Technology Expert" and buying something:

<li>If he is such an expert, why is he bothering with me?
</li>
<li>Is he trying to convince me that I am stupid, that I need him to succeed

You should pick your vendors the same way we should all pick a Realtor: if you have a picture of you sitting on your porch with a dog, your target market had better be dog people: because I (55, single, self sufficient, educated) want the most state-of-the art, high-tech Realtor possible. This is what you should ask and do before buying anything:

<li>What have you done lately? (things change, what you did last year does not matter)
</li>
<li>Why are you better than the other alternatives I have?
</li>
<li>Why are you talking to me like a little child; when I am an adult?
</li>
<li>Do you think I am stupid?

<li>Show me recent proof of performance, rankings, testimonials: what does <input type="text" style="border-width: 0px; font-family: 'courier new'; font-size: 10pt; margin-bottom: -1px; background-color: white;" size="6" value="Google" class="blend" readonly="readonly" /> have to say about what you do?

<li>How do you make your money? (IE: Where is your bread buttered?)

Some of you people are such turkeys: sorry, but it is true: you have so many letters by your name they do not fit on a business card, <input type="text" style="border-width: 0px; font-family: 'courier new'; font-size: 10pt; margin-bottom: -1px; background-color: white;" size="3" value="LOL" class="blend" readonly="readonly" />, do you really think anybody cares?! It is like putting on your business card:
