<p> What are the rights of a buyer involved in an agreement of sale of a property where the seller has a mortgage higher than the balance due after a down payment has been paid and the seller is on the verge of foreclosure on his other investment properties? The agreement states that the property cannot be paid off by the buyer until 11/09. </p>

<p>I am looking for CMA software that has the ability to use the square footage of the subject and comparables to compute a value range but also the ability for the realtor to break down the properties amenities such as pools, custom features, lot sizes, out buildings etc. Anyone know of such a tool.&nbsp; I am having great difficulty determining market value for non-comforming properties that are on larger lots, barns etc., as well as competing&nbsp;new construction in the area, lots of foreclosures etc...&nbsp;Any suggestions will be appreciated.&nbsp;</p> <p>I have consulted with appraisers but I fear their approach is too involved for what I need.</p> <p>All the best,</p> <p>Anne Edwards in Houston TX</p> <p>Anne@AnneEdwardsRealty.com</p>
