<p>I received a call from a representative of this lead generation company. They told me they have a lead for an agent in my area and as no one is covering this area, would I like to be that agent? &nbsp;It is a &nbsp;very reasonable fee considering the potential but I am becoming synical of all the ways that companies are set up to help and a lot of them are LESS than ethical. <p> This past May I wrote a contract on a New Home for a client that I have been working with for 5 years. Seemingly a nice respectable and well educated man that wanted to retire in NC. After clearing my Calendar to be at his beckoning call I found him exactly the home, the situation that he had requested. He was approved by lenders, and all the objectives were met. </p> <p> After he returned home his Young Russian wife, of whom he failed to make me aware of til physical home search started pulled a fit of rage and he is backing out of the contract with this excuse. Well, maybe he just wasn&#39;t thinking clearly.!? What, you had 5 years to think and gave no indication of wavering thoughts while here in NC and also..were calling everyother day from California when you returned to push up the closing? </p> <p> Being a experienced Agent..this is surely not the first client that has ever backed out of a contract and I have never ever..thought of charging anyone a commission for backing out. In this case however I am thinking of charging him the full amount of my Commission which would be around 6,000+. Why? This man is responsible for my clearing my calendar for 1.5week and it was during a holiday. He was the most gun-ho client I ever worked with. I ask him did he think the wife would mind if he purchased without her consent, and his reply was &quot;I don&#39;t give a damn what she says, I am buying this home for my retirement with or without her.&quot; Well....I pretty much had my answer...right? </p> <p> Wrong...today I got a note from him canceling the contract, apologizing and an offer to send me 500.00 for my time lost ...(if he get&#39;s his deposit back, which he probably will not&quot;.) </p> <p> I know most of you are Vets in this biz and know how disappointing this is...but this time.. it made me really mad. Have I gone crazy or am I entitled to this emotion today? </p>

<p>I am selling our house. We have already executed the contract and addendums by both parties signing. However, I thought of something I'd like to add -- we have a costly repair (about $4000), and I would like assure that if the deal doesn't go through, i.e. because buyer doesn't get financing, that we get reimbursed for this cost.</p> <p>I would not incur this expense if we were not selling (it isn't foundational), but the buyers specifically asked for it and it must be done before closing.</p> <p>Our Real Estate agent said that we cannot add any more addendums. However, I pointed out that the contract was already breached, because</p> <p>1) The buyer's did not provide a financing pre-approval letter within 24 hours of effective date (stated in the addendum), and 2) The buyers have not had an inspection within 7 days of effective date (stated in the contract.)</p> <p>Essentially we haven't heard anything in a week since the effective date, including any word about loan approvals, inspections, appraisel, etc. They also were suppose to put down a $5000 deposit, but no date was specified in the contract, and we haven't received yet. We do have a closing date, which is in about 30 days.</p> <p>I'd really like to ensure we don't get hosed on this expense. What do you suggest?</p> <p>On a related note,&nbsp;we are not desparate to sell, and in all honesty, I&nbsp;think we can sell the house for much more. We settled for the first buyer, at the suggestion of our Real Estate agent. So, secondarily, based on the above, can we get out of the contract?</p> <p>Thanks!</p>

Once your budget is used up for the month you have to wait until the following month to appear on the web. Has anyone signed up for this and is it worth it?&nbsp; It will be expensive. $ 650.00 per month is the low end up to $ 2000 per month on the higher end.</p>
