Jul. 25, 2006 - Leverage Your Networking

There is potential for business everywhere we go. If the average person moves every 7-10 years, that means, conservatively, 1 in every 10 people you encounter is probably in need of your services this year. Another approach to this is to take a look at the spheres of influence that those people in your sphere are connected to. If each of those people know 100 others, chances they know 10 people who need you! So if you only have 20 loyal people who love you and believe you walk on water, that's still 200 potential clients!

Many agents are worried about the next piece of business instead of embracing and maximizing business from those who they meet, know and already have credibility with. I just attended a wonderful Women's Council of REALTORS Regional meeting in Boise. With over 200 agents from all over the west, this was a wonderful networking opportunity and I know that business is going to happen through new and renewed contacts. Some agents had thoughtfully brought materials so others would remember them. Often, though, I find agents are rushing from one thing to another that they do not look for opportunities right under their noses.

Don't be a secret agent. Nothing happens when you are in the office...the more people you are face to face with, the more business you will do. Go have fun and attract business at the same time!

ACTIONS TO TAKE:

  1. Each week, take a look at the coming week. What people are you going to be around? What meetings are you going to attend? Think in advance of taking information to enhance the possibility of the conversation turning to real estate.
  2. Consider if you are maximizing your exposure with the people you already know. If every week you Take a client, strategic partner or person from your sphere of influence to breakfast or lunch, you WILL do several more transactions this year. To be even more effective at this,use a worksheet to show them that an investment home might generate a 20% return on their retirement dollars. Or you could take information about using their IRA's to buy real estate. You'll be impressing them with your professional knowledge!
  3. What NEW networking meetings or groups could you add? One of my GRI students decided to start a hiking group in one of her farms and a book club in another.

Jul. 15, 2006 - Negotiate Like a PRO!

I enjoyed the wonderfully warm reception at the Monthly WCR Business Resource Meeting of the Southeast Valley Regional Chapter.

They had asked me to speak on negotiating and here are the notes from that meeting:

The Top 10 Win/Win Strategies for Negotiating Success

1. PREPARE

Know your options.

BATNA=Best Alternative To a Negotiated Agreement

Know The other person's needs and objectives

2. ASK LOTS OF QUESTIONS

"How Can this work?"   "What would be fair?" "In your opinion,..."

3. LISTEN

There is power in silence. He who speaks first loses.

4. REFLECT BACK

"So I can better understand your position....."

5. NO ULTIMATUMS

Don't offend, threaten. Calm their fears

6. ANSWERING IS A SKILL

Silence gets concessions

7. POSITION YOURSELF

Ask for more. Give yourself wiggle room. Then, they can have the last word.

8. WHEN YOU CONCEDE SOMETHING, ASK FOR SOMETHING IN RETURN

9. HAVE TIME ON YOUR SIDE

80% of concessions are made in the last 20% of the time. Have patience.

10. BE INTEREST BASED VS. POSITIONAL

What is the joint/shared committment? Separate the issues from the people.

Jul. 12, 2006 - 1st Half Review

Where did the first half of the year go? Do you know where you stand? With my coaching clients, I ask them to assess where they are and take a look at what they will need to stay on track for the year.
Here are the questions:
Many markets are very different today that they were last winter when you set your goals for the year. However, houses are still being bought and sold and you can have your best year ever. Keeping a close eye on what is and isn't working and committing 110% to action is the key. Position yourself today for a great 2nd half!
