What are YOU Thinking This Tuesday?????
What Are You Thinking?
"All conditions and all circumstances in our lives are the result of a certain level of thinking. When you want to change the conditions and the circumstances, we have to change the level of thinking that is responsible for it." Albert Einstein
Your thought is the most powerful tool you have for your success. That is good news. Creating your ideal life is not about having to struggle really,really hard to do more stuff to make something happen. It is about RELAXING and finding your own way that is a natural self-expression of your values and what lights you up. When you have a dream that excites you, you'll naturally get ideas of actions to take. And, when one doesn't work, you'll just try something else for the curiosity of it (rather than deciding YOU or your lack of something is the problem)!
So, what ARE YOU THINKING? Do you consciously monitor the thoughts you have and then choose the most empowering route? Or do you let those inner children and wicked critics rule the castle and live rent-free?
Each thought you have is NOT necessarily the truth. You can choose to accept or reject each as you decide if they are appropriate and empowering.
COACH's TIP: HOW TO LIGHTEN UP AND RELAX
If you find yourself struggling today or tomorrow, take these steps:
-
Take a look at the thought you have that is causing the struggle.
-
Examine if that thought is grounded or ungrounded. i.e. Is there evidence that you will really end up homeless if you don't sell a house to these buyers or is that just one possible outcome?
-
Make up 3 or 4 other possible outcomes
-
Let go of your initial belief.
-
Choose a belief that makes you feel lighter, more empowered.
The Law of Attraction says what you focus on expands. Energy attracts like energy. I have found that it is not only setting up the vision and positive vibes, but getting the negative out. The Law of Displacement says that two things cannot occupy the same space.
COACH'S TIP: Where are you getting in your own way?
-
Identify a place that you are out of integrity with yourself. Perhaps it is a place where you are not taking care of your body. Or maybe a place where you haven't honored yourself and your truth and need to set a boundary with another.
-
Decide an action to take this week that will make a difference in this area, bringing it more into alignment with what feels right for you.
-
If you need to, get support for your decision. Sometimes, telling others will be support. Sometimes you need a buddy or a coach.
-
Create your new habit by being aware daily of what you have decided to do or not do.
-
If you slip, don't give up. Just recommit. Perhaps get more support. Or substitute a new healthy behavior for the one you are giving up. i.e. If you are giving up junk food, or numbing yourself with TV, choose something that would nourish you when you feel the urge to indulge.

It takes about 3 weeks or 21 days to have the shift become a new habit.

Really Awesome Women
Really Awesome Women
Are you one? Or do you know one? I am so impressed and inspired with the women in real estate today! I just had the opportunity to spend the day at my friend,Bernice Ross's 2nd Annual Really Awesome Women in Real Estate Conference with some of the most amazing people! Bernice, founder of www..RealEstateCoach.com, is definitely an awesome woman. She's an author, speaker and Master Certified Coach who has a body of wisdom that is aligned with my own thinking: having a great life, with a highly productive business and time to enjoy the things that are important to you.
On the Business Side
There is good news! Bernice interviewed Anne Randolph, publisher of LORE Magazine and Leslie Appleton-Young, the economist for the California Association of Realtors. Both of these women are brilliant visionaries with their pulse on what's happening now and how that can give us a compass for future success.
Leslie wrinkled her nose when Bernice asked her about the good news, and then proceeded to share information that clearly wasn't the rah-rah of the past frenzy

days, and yet, full of opportunity and hope from where we are now. One of the facts I found most interesting was Leslie's warning of how inaccurate the broad averages can be. She said that it is imperative we not only take local data, but focus down specifically at the subdivision or narrow price range data. She said can be considerably different STREET TO STREET! The opportunity here is for you to bring that expertise you have to the consumer to really educate them to what the true picture is for their house...not some national or even city specific generalities. This is your opportunity for different ion and deepening of your expert status!
Besides publishing the most interesting real estate magazine available, Anne conducted two surveys last year. The first was with investors-real investors who are still in the market and still being successful. The opportunities right now for investors are broad. This is not the fix and flip (or just flip) market of a few years ago. Anne's numbers were persuasive in showing an increased demand for rentals. The opportunities exist to be successful as a landlord, or, from a practitioner's perspective, as a property management company. She shared that we are still programmed to think of what was the traditional buying unit, the family. Right now, they are only 25% of the market. A whopping 22% of the market is single women and 21% investors. Anne's second study was with over 3500 CRS Designees to discover some of the commonalities in running a profitable business these days. She confirmed what I have been preaching for years: you must niche yourself. Find those segments of the market that you can dominate and focus yourself on that!
This was only the first morning of the conference. You can see from the schedule, there was much more! Next year's conference will be in Savannah in March. If you are in a leadership position in real estate, you don't want to miss this.
COACH'S TIP >>
1. Take a look at your local data in a much more defined way. When making a listing presentation, differentiate yourself, with absorption rates and other data that will show the consumer you that you are the expert!
2. Take a look at your business plan and marketing plan and see if you need to restrategize your target markets? Are you focusing where the opportunities are? Are you targeting your "perfect" client?
On The Personal Side
Bernice Expands Our Thinking: One of the wonderful differentiators Bernice demonstrates is the ability to take right brained and left brained thinking and help people integrate their creative and their logical, their heart and their mind. She began the presentation sharing some principles to strengthen the personal foundation, how to use the law of attraction as well as incorporating some Native American practices into the morning. A speaking circle gave us a model to create team and open trust. This was so much more stimulating than listening to information the entire time. We participated and got to tap into our own brilliance!
TIPS >>
1. What you think about expands-whether it is what you want or what you don't want. Are you focusing each day on what you want? Picturing what that will look like and feel like? Or, do you get sidetracked noticing how it isn't so yet?
Consciously spend time each day creating what you do want.
2. Listening is the most important skill we have. Are you letting the other person talk twice as much as you do? Are you paying attention to what they are saying, or simply thinking of what you are going to say next?
Next time you are with someone, ask more questions, make fewer assumptions and really listen with 100% undivided attention.
3. Learn to take care of yourself. This probably involves saying no more! You will attract more good stuff if you let go of the bad stuff.Where do you need to set boundaries, resign or fire a high maintenance client?
Take one action here this week.

Tuesday Tip: How's the money doing?

Tax Day
I'm feeling a bit gleeful and smug today. Taxes were done 3 weeks ago. Receipts have been entered and filed away.
How are you feeling? I hope it is the same as me, but if that isn't the case, why not use today to put into place some changes that will serve you for the coming year?
The two times during the year I take notice of my financial well being are New Years and Tax Time.
Every New Year, I calculate our net worth
This is a magic number because, as a self-employed person, there is an ebb and flow to the cash flow, but watching the net worth grow is my baseline of whether we are doing well and going in the right direction. Do you know what your net worth is? Do you know where it was a year ago? Do you have a goal for where you want it to be by the end of the year?
Tax time is the second reckoning
The first hurtle is having it organized and done. I use Quicken. I have personalized the categories to some specifics that help make it easy. How are you doing on that? Is there a habit or process would help you in the coming year that isn't in place right now? This is a ripe area to turn over to a bookkeeper or accountant. What works for me is setting aside about an hour a week to pay bills, enter other receipts and balance my statements. I pay most bills online and have set my credit cards up to download purchases, so it is very easy to accomplish the updating way quicker than back when I had to enter each receipt.
Using one card just for business and another for personal makes this even easier.
The second part of my yearly tax process is looking with my financial planners at what I can do to minimize my taxes and leverage my investments. I have more invested in real estate than my planner would like but we have talked about the fact I am educated to make good choices here. After all, as a real estate agent, you CAN do insider trading legally! You should be buying your product. For most successful real estate agents, having an LLC or corporate structure will expand the ability to write off costs. A great book on this is by Sandy Botkin called Lower Your Taxes-Big Time. My favorite speaker on this topic is CRS Instructor, Chris Bird. If you ever have a chance to go to one of his presentations, it will save you money or check out his offerings on his website.
The third part of this is to review my ESCAPE PLAN! That's the plan that is going to assure financial freedom before I keel over. Since most of us don't have an employer program, you MUST fully fund for your retirement. I am grateful that I started doing an IRA when I was 36 and have funded that fully over the years and it has grown substantially. It is never too late to get started. When they started offering a SOLO K for entrepreneurs a few years ago, I funded that as well. Know how to shelter and save with what you have.

On The Business Side: Focus on Success in the 2nd Quarter

On The Personal Side: What You Focus on Expands
You will attract what you are thinking about most.Do you have that gremlin voice that won't stop chattering about what isn't right? Monitoring this is the first step to buffing up the attracting. The good news is that it is good to notice what you don't have. It gives you a contrast to choose what you do want. Now, here is the way to shift the negative energy to positive energy: picture everything about what it will be like when you have what you want. How are you going to feel? How are you going to look? What will it look like? Each time you think about what isn't there yet, consciously spend 30 seconds picturing the happy you. Do this often during the day.
Feel the difference in energy? A quick way to shift the energy is just to smile for 30 seconds or a minute. It releases serotonin and you just start feeling better.

Tuesday Tip: Networking and Referrals
Networking & Referrals
I LOVE WCR!!!!!! I have been a part of many organizations and I find the energy and support I find at WCR Meetings is second to none! I just returned from The Mega Networking Summit in St. Charles Missouri. There were hundreds of real estate professionals all intentional on growing themselves and, in the process, their businesses. Thank you, WCR, for the opportunity to meet and learn from other members. So far today, I have accepted 4 LinkedIn requests. This tells me people were listening when my friend and tech trainer extraordinaire Amy Chorew told them they needed to participate in Web 2.0! Are you on board yet? Many of the speakers (including myself) urged everyone to deepen their networks and systems. We all know it costs 5x more to generate a new client than to get business from an existing client. I did a breakout on Making The Pie Bigger. The notes from that are posted here.
To be successful in 2008, you need to use some more strategies to bring value, service and education to your clients. If you took out to lunch 1 person per week and talked to them about all the ways they could benefit from real estate:

A second home

A retirement home
-
A rental or other investment
-
Using a self-directed IRA
-
Using their Health Savings Account
Do you think you'd end up with an additional transaction? I bet this strategy could add 6 more transactions to your production. All for the cost of a lunch (and maybe some additional education for you)!!!

On The Personal Side
How are YOU doing???? Are you paddling as fast as you can upstream to try to make things happen? I have been working on using The Law of Attraction. The concept of going WITH the flow instead of fighting it is very compelling for me. I love being able to relax and trust that I am doing what I need to do to have all the things I want. And I can't tell you how much fun it is to see things show up in ways I'd have never imagined and maybe, even have missed, if I hadn't stop trying so hard.
One of the important components in The Law of Attraction is being attractive. And, yes, while being pretty is good, that's not what I am talking about. What I mean is getting the stuff OUT OF THE WAY that drains my energy and keeps me in a state that attracts little or nothing that I truly want. Clearing the stuckness.....
COACH'S TIP>>>>> This week, spend some time every day being selfish. Not the bad selfish that hurts others, but selfish that nurtures you. Spend some time doing those things you LOVE to do. Spend time with those you love and who make you feel great.
And then on the other side of this:

What are you wasting energy resisting what is?
-
Where are you not taking care of yourself?
Others won't give us the respect we want and deserve if we don't give it to ourselves. Take an honest look at how you are treating yourself and, if need be, make some changes. Be very, very selfish this week and watch what happens!

Focused or Spinning????
How do you keep focused? I am having fun this month with a group using the 30 Days to Turn Your Life Around With The Law of Attraction. I have mentioned this the last few issues. It's a wonderful gift from Ulrike Haupt! What I like is the practice of purposefully getting myself focused and grounded for the day and creating the intention for each part of the day.
Do you have a practice that grounds you? Is it meditation? Exercise? Prayer? or Your Own Regime?
This quote resonated with me:

It fits with what I am interested in these days-learning how to stop struggling and efforting so hard and how to allow and become what I want. It seems simple to think about. It has, however, required my noticing when I slip in the struggle and then taking action to consciously SHIFT into what Esther and Abraham Hicks call downstream thinking! I have to change from furiously trying to paddle upstream to going with the flow. It sure is more fun and relaxing!

For an advantage on the listing appointment, tell the sellers how many websites they will be featured on. If you have a Point2Agent website and participate in handshake listings, the number of websites they will appear on could easily exceed 100. That should get their attention! Differentiation is what you MUST be doing these days. A Point2Agent site is free for 6 months. If you don't have one. Try it!

Is Your 2008 Strategy On Target?
The first quarter of the year is gone! That makes it a good time to do a reality check with your business plan. Are you on target? Are you ahead? Are you behind? With the current financial situations, many people have become more cautious. Many who don’t need to move are holding off. If your business plan for 2008 didn’t take into consideration this changed climate, do some research and, if necessary, some re-strategizing.
One of the reasons the great hockey player, Wayne Gretzky, had an edge over his competition, was because he looked to the future: "Some people skate to the puck. I skate to where the puck is going to be." Where is your market going? What changes are needed for you to be positioned to hit your target this year?
Block a couple of hours on your calendar to work on your business in the coming days. If you do this every quarter of the year, you will find you can make course corrections and be more powerful in achieving your goals.
Here are three steps to take:
Review the first quarter numbers
If you’ll take the time to do an in depth view of this, you’ll discover information to make and keep you profitable.
Numbers to track:
- Your Gross Production
- Your Net Proceeds
- The Number of Listings Taken
- The Number of Buyers Sold
- Average List Price/Average Sales Price
- Where each transaction came from
- Where your advertising dollars were spent
- Absorption Rates for your selling area
Compare To Your Plan
If you are right on target, congratulations! Keep up the momentum and take a look to see if there is any fine-tuning that can leverage where this year’s business is being generated from to enable you to maximize what is already working.
If you are behind: What is the gap? What will it take to get on target by the end of the 2nd quarter? What actions need to be increased? Take a look at where you have gotten business this year. Is your marketing plan aligned with the results you are getting? In other words, is where you are spending your money where you are getting business from? If the Internet is generating 20% of your income and print ads are generating 5%, is your marketing reflective of this? Where can you tweak your actions and dollars to be more effective?
If you are ahead, great job! I like to see my coaching clients have their financial objectives met by the end of October so they can relax towards the end of the year, if they want to (or just get real picky about working with the perfect clients, instead of the high maintenance whiners). What IS working? Can you go deeper with your impact in these areas to take advantage of the trend?
Strategizing For the Future
- Regardless of which category your numbers fell into, perhaps the most important action you can take from this business planning session is to look for the trends.
- Are the niches you are focusing on the ones where the activity is occurring? Look at the MLS data to see what trends emerge. If you do geographical farming, review last year’s numbers vs. this year’s.
- What new areas are emerging? A young new home subdivision (3-5 years old) is a great place to establish a foothold as a guru before anyone else does.
- What changes in consumer buying trends should you be taking into consideration? A need for homes with offices could be an opportunity, if you target that market. With consumers hungry for information and learning they educate themselves before they call you, would call for using good content on your website like informative reports or using a hotline such as Automatic Response Technologies. - It is possible to have real estate in an IRA and this could be a great opportunity to generate sales that weren’t going to happen anyway by contacting your clients to share this opportunity with them. There is some great information on Self-Directed IRAs at Pensco Trust
- The sub-prime issues have caused problems in many areas, and repossessions and short sales are a substantial part of today’s inventory. Building alliances with lenders and banks now could yield new business.
Wayne Gretsky also said, "You'll always miss 100 percent of the shots you do not take." And "The fundamentals of the game are never going to change, but the things you're going to do, that changes." Every marketplace offers individual and unique opportunities. The agents that are aware and awake to shifting BEFORE others see the trends will have an edge! Will you be there?

RELAX and ATTRACT
I AM VERY GRATEFUL!
Thanks to all of you that made my birthday very special last week. I felt loved and adored! WOW! How much fun is that? I feel so grateful to have you reading my newsletter, participating in my programs and giving me feedback. The mere words thank you seem so small compared to the huge feelings of appreciation I have, but please know this thank you is meant personally for each of you that sent a card, called, cooked, and brought presents (and to my sweet sister Nancy who flew in for the party from Florida!) or just sent nice thoughts my way! I just love a celebration!!!!
RELAX and ATTRACT
Relaxing might sound like the exact wrong thing to do in today's market. Usually, though, the contrarian has access to some ways of approaching matters that are not evident with the herd thinking. Many agents I see and talk with these days seem to have a lot of struggle and stress in their lives . It has been said that lack of being able to control is the most stressful thing for a human. However, the reality is that we control little and all the awfulizing in the world doesn't change that but only serves to drain off energy that could be used productively in other ways. Our little gremlin voice screams of fear when faced with the unknown or with a situation that has previously caused pain. That voice of fear is really our friend. He(she) doesn't want us to get hurt. So, what's a gal (or guy) to do???
Three Steps to RELAX and ATTRACT:
1. ACCEPTANCE Stop resisting. Like paddling a canoe against the current....a lot of effort is expended to get nowhere. So STOP IT. Right now, take a look at your circumstances and accept it is how it is. It is how it is. Period. End of story. Take a deep breath and let yourself just see how it really is. It probably isn't as bad as you are making it out to be or fearing that it is. So, assess, where, exactly are you? What is working and what isn't? Yes, the market has changed and even those of us that have been in real estate for 20+ years have not seen markets just like these. It may be this way for a while. Just look at how it is and accept it.
2. MAKE GOOD CHOICES What is a "good" choice? It's a choice that makes you feel happy. Instead of struggling and trying to paddle harder...see where the flow is right now. Do the things that bring you joy. It is a proven fact of the Law of Attraction that like attracts like. When you are happy and joyful, you'll attract others. You probably won't attract the doomsayers and the difficult ones, because your vibrations won't match. That's ok, huh? If you set all your worry aside and just this week do things with others that are fun and bring you joy, what's the worst that could happen? Why don't you try this:everyday do what will make you happy and be happy with all you do. In every moment, you have the ability to shift your energy. Most of us are unconscious and let the default feelings and gremlin voice choose for us. Choose good.
3. PRACTICE SELF CARE One of my favorite quotes by Ghandi is "The more I have to do, the longer I need to meditate." Personally, when I get in one of my overwhelm, struggling modes (yes, I am human and those times show up in my life too sometimes!), the first thing I will give up is exercise and my centering or meditation practice. There just isn't time! HA...what a copout. Who is in charge of MY schedule????? That crazy woman can make my life look and feel nuts! I have developed practices to bring me back to the grounded, centered place that feels and works much better. My coaches and friends are a big part of it. You are too! Since I write to you weekly, I get to examine where I am walking my talk. What a blessing. So, if you will put the gas in the gas tank, you've got more fuel to take you where you want to go. Have you been taking off a day a week? Doing small practices that nurture you(watching the sunset? Listing to the sound of your children's laughter? Hugging those you love and telling them you love them? Reading? Hiking?) What is it for you????? Look at the coming week and schedule some time to be VERY SELFISH!!!!!
If you will consider these three areas this week, and look to see what you can do to lighten up, enjoy, be happy, I promise you a great week. Relax, there is business to be had and the opportunities exist. I bet when you stop trying so hard, some easy new ways to attract business will appear, but you have to give up the struggle......

What the heck is Twitter????? My good friend Bernice Ross is a visionary. Last year, I was privileged to attend her Really Awesome Women Conference and it was REALLY AWESOME!!!
Twitter is a micro-blogging platform that limits posts to 140 characters, but allows for replies and direct messages. Each post is an answer to the question “What are you doing?”
I don't know about you, but reading that definition leaves me asking, "So what?" It sounds almost like the stupidest idea ever. But actually using it, diving into it, working with it makes you realize that no explanation could really describe what it’s like to use Twitter. Doesn’t even come close! Just like blogging, once you participate, you get bitten by the bug!
In an article in FAST COMPANY, Robert Scoble says "Twitter will change the way business communicates (again)." He goes on to say,"The professional intimacy these services create...can also win you clients." And, of course, using technology to win clients is what it is all about, isn't it?
Quite frankly, it isn't for everybody. However, if you want to connect with tomorrow's buyers and sellers, Twitter is an application you should know about and, maybe, differentiate yourself with!
