Sun City Center/Kings Point- How many residents? |
How many people live in Sun City Center, Florida? How many people live in Kings Point, the condo area of Sun City Center?
These questions are asked by residents, visitors (of which there are many this time of year), buyers, sellers, and the merely curious who could be in any of the foregoing.
I live in Sun City Center and contacted a friend who serves on the board of directors of the community association. No problem. The answer came back later that day.
There are 11,119 residents of Sun City Center. There are approximately 6,235 homes. Here the term resident is used as the owner(s) of the property. Each resident owner pays yearly dues to the Sun City Center Community Association and therefore the count is exact. Projections for budgets and all that.
Kings Point is a different story.
No one seems to know the exact number of people that reside in Kings Point. Why? Because dues and maintenance fees are paid by the unit not by each resident. There could be 1 person in a condo or there could be 5 people living in the condo. There does not seem to be a specific rule pertaining to number of occupants.
Kings Point has approximately 5300 units in place. If the same ratio of units to residents as found in Sun City Center is applied then there are about 9,434 residents in Kings Point.
Perhaps when some KP readers of this entry will let me know when they find the correct number.
So using the figure of 20,000 is a good estimate of the peak winter population. Now you have the answer. Tell a friend.
