I am often asked how current home sales compare to sales of previous years in Sun City Center. SCC and Kings Point have pretty much followed the national trend of downward movement of prices and number of sales. The following is a brief posting of information gleaned from the statistics provided by the Mid-Florida Regional MLS. This does not account for sales between private parties.
The information below is for closed sales during the month of January of the years shown. A closed sale is when the property changes ownership.
SUN CITY CENTER (Single Family Homes)
2008 # of sales 12 Average Price $166,075.
2007 # of sales 10 Average Price $ 223,950.
2006 # of sales 33 Average Price $ 225,383.
2005 # of sales 27 Average Price $ 185,042.
KINGS POINT (Condos)
2008 # of sales 8 Average Price $ 120,375.
2007 # of sales 14 Average Price $ 151,435.
2006 # of sales 27 Average Price $ 185,511.
2005 # of sales 29 Average Price $ 125,799.
Homes continue to sell, but at reduced prices and in lower numbers of sales. Sun City Center/Kings Point actually might be doing a lot better than other areas of the Tampa Bay-South Shore and other regions of Florida.
