Getting It Sold! Sun City Center/Kings Point

Why isn't my home selling? What have I got to do to get my home sold? Why haven't I had an offer for my home? So-and-so's home is just like mine and it sold last month. The people looked at mine and chose so-and-so's.

These questions and others are a few of many that are asked of Realtors around the country - not just Sun City Center and Kings Point.

So what advice can be given?

Price: How is the home priced in relation to other homes that are comparable in size, year built, bedroom and baths, etc.? Real Estate is a price driven industry. The higher the price the fewer buyers for that particular house. Buyers will not willingly overpay for a home when there are comparables available. Remember this: buyers will not look at homes priced above their price range.

Curb Appeal: How does the home look from the street? Does it appeal enough to a prospective buyer to get them in the door? Is the walk way clean? Do the yard and shrubs show ongoing care?  $10.00 worth of flowers planted or potted in the front yard and 10 minutes a day watering the plants is money and time well spent. Is the front door clean and/or freshly painted? These are easy must-do items the seller has to do to  insure buyers are anxious to see inside.

Clutter: Once the buyers are in the front door nothing is a turn-off like clutter. Kitchen countertops should be free on "things" to show how much space is in the kitchen. Uncover the refrigerator from all those pictures, calendars, appointment slips, shopping lists and other items that hurt the appeal of your home. Some experts feel that sellers should do away with area rugs - buyers might think you are hiding stains.

Light & Bright: When the home is going to be shown to buyers make sure all blinds and shades are open and that all lights are turned on. The more light the better! While on the subject of lighting, one of the easiest ways to make the home look updated is to change light fixtures wall outlet and switch plates.

Spaciousness: Make sure that all closets, pantries, and other storage areas look spacious. An over stuffed closet gives the impression that there is not enough closet space.

Inviting & Welcoming: Don't try your new garlic and fish recipes and have the odors turn off buyers. The smell of cookies baking is promoted by some - just don't burn them. Smoking is a no-no. Nothing lingers longer in the home. Fresh flowers in the home are most inviting.

These and other ideas are time proven ways to increase the appeal of homes and get the home sold in the least amount of market time.
