Check in time for a Saturday to Saturday rental is typically 2 P.M.   If you're arriving past 4 P.M. call your REALTOR and let them know you've been delayed.

Check ALL keys as soon as you arrive. Call your agent if any of the keys aren't working.

Inspect the apartment carefully when you arrive, and make your agent aware of any broken items or stains. Protect your security deposit.

For your safety, do not allow any one to sit or lean against railings. Small children should be supervised at all times, especially on any decks.

When I was a kid growing up in Ocean City ... On Memorial Day we'd put on our Little League uniforms and parade to Memorial field where there'd be a Memorial Day service. Selected Little Leaguer's would place wreaths on the markers as each Veteran's name was called. Afterward's we'd walk to the fields at 6th Street and the FIRST games of the season would be played.

 This year Ocean City's Annual Memorial Day Service is scheduled for Monday, May 31 starting at 11 a.m. at Veterans Memorial Park, 5^th and Wesley Ave.

The 2010 Memorial Day address will be given by Lt. Col. Peter F. Rapetti, Jr., an Operations and Intelligence Troop Command Officer. The Honor Roll naming those who died in the service of the United States will be read by Bob Marzulli, Commander Elect, American Legion Post 525 of Ocean City. Brandon E. Gheen, VFW Commander, will toll the Memorial Bell. In the event of inclement weather, the service will be held in the Tabernacle Auditorium across the street from Veterans Memorial Park.

There IS good news to report regarding Ocean City, NJ real estate ! According to the South Jersey Shore Regional Multiple Listing Service sales volume in Ocean City has improved over the past 12 months - with some obvious trends developing.

Although the average sales price dropped, and days on the market increased, for MOST properties the overall forecast seems MUCH better than it did just a year ago.

As you might expect, homes and condominiums priced in a more affordable price range ( $250,000 to $700,000) have been selling - while property priced at $700,000 and up are still experiencing the pains of higher supply and lower demand - meaning some price adjustments and property conditions are still necessary.

For Buyers this indicates that you shouldn't be too surprised if you find competition ( and  multiple bid situations ) on the BEST PRICED properties -

My Advice - If your'e looking to buy a shore property while rates are attractive get PreApproved and be prepared to move fast - If you're looking to sell, invest in a Home Inspection TODAY and take care of any concerns so your property will sell with confidence !
