Mistakes to Watch for When Selling Your Home

I've alluded to some of these issues in the past, but my feeling is you can't be reminded too many times about the mistakes you can make when selling. It's such a huge endeavor, and little mistakes can mean the difference between selling or not, or having a problem with the transaction. This is NOT an exhaustive list - just some things that can really make a difference.

1. Make sure you disclose any and all defects and other material items you are aware of. Failure to do so could result in a lawsuit if a serious problem is later uncovered. Generally the laws require full disclosure by sellers. And make sure your agent discloses what you shared. It the buyer finds obvious issues that weren't disclosed it can make them more suspicious - and they may walk away.

2. In the MLS listing - be wary of any mistakes or inaccuracies. Ask to see the listing so you can review it. Make sure the photos compliment your home rather than make it look dark, dingy, cramped or cluttered. Some of the photos I have seen in MLS listings (if they have them) are downright scary.

3. Prepare your home to sell - get rid of the clutter, depersonalize, fix the little defects you have been ignoring for years, make sure the curb appeal is top notch.Consider staging - this is NOT a fad...it works!

4. Be mindful of some of the language used to market your home - in the MLS especially. Do you know that there are some words that are commonly used that studies have show can have a negative impact?

  • One of the biggest issues is with the word MOTIVATED (it has a negative impact). Yes, we know you are motivated, but stating it seems to result in a harder time selling. I personally don't get it when the MLS say "priced to sell." Well, isn't that the goal? Of course it's priced to sell (unless the seller wants too much money or the agent does not know the market and recommends the wrong price).
  • Read this article by Ann Brenoff from the LA Times - it's very informative and you will definitely learn some things. Granted the info is based on studies in Canada and there are a few years old, but I think it is still applicable...perhaps more so in this buyer's market.
  • So why don't agents pay more attention to these issues? Probably because these words have been used for years and no one gives it a second thought.What do you have to lose? IMO if people are interested they will by - knowing you are motivated is not going to change that. And perhaps if they think your are super motivated then you will need to take a lower price. Food for thought.

5. Make sure you use a REALTOR who has YOUR best interests at heart, knows the market, is honest with you (and doesn't just tell you what you want or hope to hear) and can demonstrate visually and/or in writing what they will do for you in their marketing.
