If only this business were as easy at it looks on Million Dollar Listing. If you've ever watched the show, all the agents ever seem to have to do is throw open the front doors for an open house, have plenty of fancy snacks handy and wait for the offers to come rolling in. Needless to say, much as L.A. Law had little to do with the actual legal profession, these snippets from Bravo barely relate to the realities of marketing real estate.
Yesterday I promised my daughter I'd only work for an hour or so. That hour easily stretched to three hours. And I still have a website to complete for a peer, a newsletter to write and a dozen other minor tasks to complete. So what has taken so much time? Marketing, my friends. Marketing.
On Saturday I took a listing on 8552 W. Rue de Lamour in Peoria. Since that time I have entered the listing into MLS, ordered a virtual tour, added a listing to craigslist, ordered an e-mail flyer and added the property to my website and posted an entry about the home on Active Rain. That still leaves me to create the individual property page for the home, create a blog post here and send send Just Listed postcards. I left the flyers in the hands of my listing coordinator and am actively working to shift additional responsibilities in the future.
The cycle actually will repeat itself tomorrow when I enter another listing, this one a 3.3-acre horse property in Wittmann, into the MLS tomorrow morning. All of the above will be done once again. And again for the other 10 properties I currently have listed.
My goal is to be working with a Buyers Specialist by the end of this year, allowing me to focus on listings and relocation clients. There are some hurdles to overcome to get there, but once I'm there I'm confident the amount of work passing through at Dalton's Arizona Homes will be much higher than it is now.
In the interim, I did take two intelligent steps. First, I am using a listing coordinator to assist in getting my marketing rolling as soon as possible on these listings. When you offer a 45-day listing period on most homes, there is little time to lose.
And second, I am partnering with another agent in my office, Jaie Wiley, to handle rental and rent-to-own leads. These have been very consistent over the past two years and bringing in help is the best way of making sure all of them are handled expeditiously.

Jon - I've always thought you were a super-agent waiting to break out. You just know too much about too many directly related sujects not to be. Although my 'skill-sets' (I can't believe I just typed that word.) are different than yours, and I'm not in your league when it comes to personal marketing knowledge and high tech know-how, I've had to hire a bunch of help for the same reason you are: I failed miserably in my attempt to create more than 24 hours in a day. Oh yeah, and retain some kind of life too :-)
I'm curious to watch how you cope with the speed of a V-12 engine driving your business. Don't forget to buckle up. |

| We need more 48 hour days. Reading your post is a relief to see that i'm not the only one working my guts out and its not just my family suffering :) I'm planning to build a network of property related websites, which i hope will build strength over time and make the marketing and advertising easier, but its a pain in teh short term. |

As a fellow estate agent I can sympathise with your endeavours. I am a little luckier than you though insofar that I work in Bangkok, and as labour costs are so much cheap I can easily afford to hire help in getting stock and listings and doing a lot of the back-office work required. |

Housing Grants for Rhode island & Indiana
Rhode Island Will Receive $10.9M in Federal Funds from HUD for Affordable Housing, Housing Rehab, Homeless Shelters, Low-Cost Loans, and First-Time Homebuyer Assistance. (Source: Providence Business News, pbn.com)
Rhode Island will receive $10.88 million from HUD to disburse through four HUD programs
$5.32 million as Community Development Block Grants to renovate public buildings, provide low-cost loans to needy residents and increase services to neighborhood and senior centers;
$5.12 million through the HOME Investment Partnership, to aid in rehabilitating and creating affordable housing.
$348,000 in Emergency Shelter Grants to public and private organizations that shelter the homeless.
$97,000 for the American Dream Downpayment Initiative, which aims to increase home ownership, especially among low-income and minority households, by helping first-time buyers with down payment and closing costs.
Valpo, Indiana Affordable Housing Developer To Seek HUD Grant Funds from Indiana State Agency for Four-flat Housing for First-Time Homebuyers (Source: NWI Times.com)
The City of Valpo is discussing affordable housing project plans submitted by developer Design Construction. If approved, the developer hopes to begin construction later this year of four flats, including two- and three-bedroom units, each 800 to 1,000 square feet. The houses are designed for small families, retirees, singles, first-time homebuyers, and those with a limited income.

| House sale are going to sloooow for a time to come yet, the Million Dollar home idea is a great marketing tool, you just gotta get the property out there and there will be a buyer. |
