Aug. 19, 2006 - Phoenix market stats thru 8/19

Here's this week's updated stats. Single-family homes only, as reported thru ARMLS:

In the next week or so I'm hoping to obtain some back data so I can have trends longer than the five weeks or so I've been tracking. Not that I expect any surprises ... there's a lot of property on the market, and probably will be until some of the builders' inventory disappears. Once those homes (and the attached incentives) are gone, then I believe you'll see a significant dent in the number of actives and a pickup in the sales pace.

Great report! Looks like its a good time to buy or at least have a chance to get the seller to help with closing costs.

Thanks for the feedback on the report! You're right. Over the last few months, nearly every offer I've written or seen as contained clauses asking for the seller to contribute to closing costs. A year ago that only would happen if the buyer couldn't qualify for the home any other way. Now it's being done by any buyer wanting to lower their out-of-pocket costs.
