You are better off cultivating your Sphere of Influence and expanding your personal database rather then buying leads. With some consistent effort you can quickly grow a very strong referral business from within. I teach it all the time with great results. Unfortunately as Richard said "there is no quick way to wealth" you must make a concertated effort. With that being said it is much easier then you think. Rich Levin www.RichLevin.com

I have heard of deals where the second (notably HFC) has at the last minute demanded that the seller sign a deficiency note. They never talk to anyone; they just send it to escrow with a cover letter of demand. I have heard of some that do the same thing for commission, in spite of the HAFA and HAMP rules. I have also suspected them of just being on vacation or not enough staff and just never get around to it. I have also heard of deals where PMI comes in at the last minute and demands that both...
