Eagle Neck, located in northeastern McIntosh County, is Coastal Georgia's premier residential airport community. Eagle Neck is a gated Fly-In community with a 3,475 Ft. paved runway, community dock on a tidal creek, pool, tennis court, and playground. Visitors are welcome, but if you are driving you will need to call me or an owner for the gate code, and be alert for planes on the roads - they have the right-of-way in Eagle Neck! Eagle Neck is a well kept secret, which suits the residents just fine! They enjoy the benefits of a close-knit community, sharing their love of flying and coastal living. The community dock give access to the ICW and the Atlantic via the South Newport River, which meets Sapelo Sound on the southwest side of St. Catherine’s Island, and just north of Blackbeard Island. From there you can pick up the ICW or head offshore!

Liberty Harbor - Infrastructure 90% Done, Developer Says

For some time now, residents have been turning a curious eye toward Liberty Harbor. Talk about the $2 billion, 135-acre luxury waterfront development began about three years ago, but anyone passing the site on the Brunswick River at U.S. 17 has seen little progress. Because of that, speculation about what is or isn't going to happen there has run wild.
Mayor Bryan Thompson says he has been bombarded by questions from citizens about Liberty Harbor. "I hear it all the time, 'Nothing's happening,'" he said. "There is just a lot you don't notice or that you can't see. They've gone through an extensive permitting process on the local, state and federal levels." Among the questions people ask are when abandoned warehouses on the property will be demolished. "They've already taken down six," Thompson said. "The ones that haven't come down are the two that you're always looking at (adjacent to U.S. 17)."
Gary Waxman, principal of Cleveland, Ohio-based Liberty Harbor LLC, developer of Liberty Harbor, acknowledges that there is skepticism surrounding the pace of the project, but says it's because people are unable to see the progress which has been mostly underground. "We're sensitive to the public's perspective, but I don't think they understand the magnitude of what's actually been accomplished," he said. What has been accomplished is installation of infrastructure. Waxman said "Currently we're in the final stages of completing the superstructure. We've been working on that for about a year and a half. I'd say it's 90 percent-plus completed." That includes utilities such as water and sewer "Also the (sewage) lift station, a critical component, is 90 percent-plus completed and all the valves that control the utilities are 90 percent-plus completed," he added. "That all has to be done before you can begin vertical construction (of buildings)."
For those keeping track, some above-ground work has been done. Streets, curbs, gutters and a lagoon have been completed. But there is still quite a way to go. The plan calls for approximately 2,400 condominiums and 300 home sites, plus a collection of high-end retail shops, restaurants, a hotel, boardwalk and marina. Expect construction to begin soon, Waxman said. "We anticipate that in the next couple of months the first houses will be coming out of the ground We had environmental (cleanup) and had to relocate several tenants. We've relocated all of them except one. All of this has been happening, but it's not apparent to the casual observer."
Liberty Harbor officials estimate that work on the new community will occur over a 10-year period. Thompson says the project will be worth the wait. "It's going to bring a lot to the table for the community, as a whole. It will increase property and sales tax revenues." It has already impacted the city in a positive way, Thompson said. "It's triggered investment interest (at the Liberty Harbor site) and on Highway 17. And it's brought national and international focus to Brunswick."
What's next for Liberty Harbor? A marina, Waxman says, noting the development now has a permit for 450 wet slips. "One of the main aspects of the development is the marina," Waxman said. "Although the marina was approved sometime last year, we just got the final permit back from the U.S. Army Corps of Engineers last week." Overall, work at Liberty Harbor is as it should be, Waxman said. "We're pretty relaxed about the timeline. From a progress standpoint, we're right on time or maybe ahead. We're building a city within a town."

Local Resorts Earn Top Ratings
Mobil Gives The Lodge and the Georgian Room 5 Stars; the Cloister Earns 4 Stars
The stars are shining brighter for the Sea Island Co., as the Georgian Room restaurant at The Cloister joined The Lodge at Sea Island, on St. Simons Island, as one of only a handful of top-rated five-star facilities in the 2008 Mobil Travel Guide rankings.
In addition, The Cloister regained its once fall-en four-star rating and the new Spa at Sea Island debuted at four stars in rankings of hotels, restaurants and spas recently released by Mobil. Mobil Travel Guide has rated dining and hotel facilities throughout the United States for 50 years, with its coveted five-star~ rating reserved for an exceptional experience with superlative service and surroundings. Its four-star rating is for out-standing facilities with exceptional service. Only 41 hotels and 17 restaurants in the United States met the five-star standard this year and only 125 hotels made the four-star mark. For The Lodge the top ranking was a continuation of a trend that has been uninterrupted since it was opened in 2001 and first ranked by Mobil the following year.
“There are so few Mobil five-star recipients — it really puts you up there with the very best,” said Richard Delany, general manager of The Lodge. “There are hundreds of different standards you must meet to achieve that rating. It’s about consistency. Four-star properties get things right most of the time; five-star properties get things right all of the time,” Delany said.
In Georgia, only the Four Seasons Hotel in Midtown Atlanta and The Dining Room at the Ritz-Carlton Buckhead joined The Lodge and Georgian Room as five-star facilities. In the national constellation of 17 five-star restaurants, four are In New York City and two are in Chicago, with the other 11 scattered among 11 different locales.
For The Cloister, which had fallen from a five-star rating to four- and then a three-star before the old hotel on Sea Island was razed and reopened in 2006 in a $500 million rebuilding program, the four-star rank is its first as a new facility. The Mobile Guide likes it: “Wood-beamed rooms are now decorated with rich, jewel-toned Turkish rugs and plush, pillow-topped beds,” the guide says in its rating.
Of the Spa, the guide says, “the Spa at Sea Island defines the complete spa experience. The focus is on customization, with 26 treatment rooms dedicated to an extensive menu of offerings.”
The guide serves up its highest praise for the Georgian Room: “Tables are set with crisp white linens, hand-painted china and silver flatware. What graces those plates is a work of art, with cuisine inspired by seasonal, fresh ingredients and the bounty of the sea coast.”
The Lodge, the guide says, is “Classic and timeless; the décor brings to mind an English country manor.”
Three other facilities in the Golden Isles owned by other operators achieved three-star status in the 2008 Mobil ratings:
· the King and Prince Beach and Golf Resort, on St. Simons
· Island, the Jekyll Island Club Hotel, on Jekyll Island
· The Lodge on Little St. Simons Island.
A Mobil three-star hotel is considered to be well-appointed, with a full-service restaurant and expanded amenities.

Jan. 29, 2008 - Don't Wait Too Long Before Buying!
We are in a Strong Buyers Market, as you know. You always make your money when you Buy. If you don't Buy at the right time, when you sell your gains will be reduced.
What most Buyers seem to be concentrating on right now is waiting for the absolute bottom before they buy. I think this strategy can cost a Buyer a lot more than buying before prices bottom out, and here's why. There are plenty of people who have the financial resources to buy real estate, and there are still plenty of strong sources for funds. But capable buyers are waiting for still lower prices. Prices have already dropped substantially, and in some areas will come down some more. But there is still that portion of the market that will be buying because they have to move, for what ever reason - job, family, etc. Thus there is a strong demand pressure on real estate which will make itself known at some point. And prices will rise quickly! Once you see this happening, it will be too late to act! You will have already missed the price bottom, and prices will be rising much faster than they came down.
So, Buying now, when prices may drop another few points, is better than buying later, after the bottom when prices have risen 8-10% or more before you notice and can act. As a result, you have lost maybe 8-10% by waiting, versus possibly losing 1-2% by buying now. The choice is yours. Which seems better to you?
