Easy Exit Agreements for Listings

Hi Folks,
I am new to the list in that I am a 'Lurker'. I have not taken full advantage of the valuable resources that are available through a community much to my loss. In any event I have a question possibly two....Does anyone currently use an easy exit type agreement with their sellers when they list their property. This agreement basically states that the seller has the unrestricted right to terminate in the event they are unsatisfied with the service etc..
If you do use this type of agreement, do you have a 'marketing fee, transaction fee or some other kind of fee that you charge when they terminate? If so how do you explain this fee and what do you charge?
Any information on exit agreements and or transaction fees to be paid upon early termination of a listing agreement would be appreciated.

I have an easy exit agreement, but they have to go with my price, have it staged, pre-inspected and appraised.
Most decline spending this money, but list anyway ;-)
Another way to make more money (besides getting off the lurk list and sharing) is to check out real estate consulting. ACRE (Accredited Consultant in real estate) will make you stand apart from the crowd of other agents and you can make money when there is no house sale involved.
