GRAND OPENING OF 100 KIRKWOOD PLACE - NEW CONDOMINIUMS - The pre-sale Grand Opening for Kirkwood Place, the new condo community being developed by Hayden Homes was held January 18th at the Frontenac Hilton. Pre-construction pricing was slated starting from around $400,000 up to $1.2 million and more. This new development is being built quite literally outside the door of our offices at 338 S. Kirkwood Rd.
The location of 100 Kirkwood Place is vibrant, convenient and private. The residences and amenities are designed to effectively use this location to provide a wonderful home and carefree lifestyle for the fortunate St. Louisans who will make 100 Kirkwood Place their next address.
With condominiums ranging from about 1,350 square feet to almost 2,900 square feet, there will be room for singles, couples with children, empty nesters and retirees. The building comprises seven types of units. The Courtyard Patios will feature courtyard views and landscaped patios on the main floor, while the Courtyard Terraces boast views of the courtyard from floors two, three and four. The Courtyard Penthouses will have views of the courtyard from the top floor. The Boulevard Patios and Boulevard Penthouses will feature views of Kirkwood Road. All Avenue Terraces will have a view of Taylor, Monroe and East Clinton. A variety of floor plans are currently being developed.
The condominium building will have four elevators and living spaces within condominiums are designed for single-level living, so residents and their guests will be able to avoid climbing stairs. There will also be two levels of heated underground parking. Owners and their guests will have access to many amenities at 100 Kirkwood Place, such as a private terrace or patio overlooking the landscaped courtyard or surrounding urban landscape, exercise facility, community room with covered patio and outdoor fireplace, and a swimming pool. Additional amenities are being considered.
All common spaces for the condominiums will be comfortably luxurious. Well- planned elevator locations enhance privacy, security and convenience. A first-class exercise facility with news and entertainment will provide a convenient and interesting way to stay fit with friends. And, a graciously-sized and well-appointed party room with kitchen will be available for community functions as well as for the residents' private parties. The European-style courtyard and lushly landscaped outdoor patio, covered patio, fireplace and swimming pool provide a club-like atmosphere for all residents. Gated entries with security systems are designed to provide access, security and convenience for all residents and their guests.
MY THOUGHTS - I actually love the concept of this development as well as the amenities and location. However, some are questioning whether or not Kirkwood is ready for this type of high-end development. I'm not one of those!
I believe that Kirkwood has quickly become the "little Clayton" of the county but with a much more residential feel than Clayton. The Clayton business district is practically empty on the weekends. This is quite the opposite in Kirkwood where on the weekends citizens gather at the farmer's market, Station Plaza, and the local shops and eateries by the dozens. Kirkwood is also much more of a walking community than Clayton and with developments such as Kirkwood Place this reputation will only flourish.
I have high hopes for 100 Kirkwood Place and if I had an extra couple hundred thousand dollars I would happily trade in the beautiful historic bungalow I own in Glendale for a Kirkwood Place condo when my son leaves for college in two years. Here's to hoping many of you feel the same way as me and will contact me for your own personal tour of the development. I'd love to call you my neighbor!

Jan. 26, 2007 - RE/MAX Donates $1 Million for CNN Hummer

The generosity of RE/MAX International Co-Founders Dave and Gail Liniger was a top story on the CNN.com Web site Monday.
Neck-and-neck with another bidder at a charity auction on Saturday, Dave Liniger wowed the crowd with a winning $1 million bid on CNN's "Warrior One" Hummer, which was refurbished last fall on TLC's "Overhaulin'" program.
Used in Iraq by a news team embedded with a Marine Corps unit in 2003, the remodeled Hummer was auctioned to raise money for the Fisher House Foundation, which provides a home away from home for families of wounded service members rehabilitating in military hospitals.
The Hummer netted $1.25 million total when the fellow bidder agreed to pad Liniger's donation with an extra $250,000.
"The guy who put the [$250,000] in was bidding against me up to the last minute," Liniger (ABR, CRB) told CNN's Rick Sanchez. "He turned around, he put his arms around me and he says, 'Hey, you buy the car, you get the car. I'll add 250 to it.' A fabulous gesture."
Organizers expected the vehicle to net something in the hundreds of thousands, but few were prepared for Liniger's seven-figure bid. A Vietnam veteran himself, Liniger couldn't pass up an opportunity to support wounded troops.

In one of the most expensive cities to live in the world…you can be sure to find some of the smallest units too!
Location, location, location. Almost anywhere else, the tiny dilapidated studio wouldn’t attract much more than mice. But this is London and the 77-square-foot former storage room — slightly bigger than a prison cell and without electricity — is going for $335,000.
The closet-size space in the exclusive Knightsbridge neighborhood may be only about the size of a ship’s galley, said real-estate agent Andrew Scott, who’s handling the sale. “But it’s permanently anchored to one of the wealthiest neighborhoods in the world.”
At more than $4,340 a square foot, the mortgage buys a spot within walking distance of tony stores like Harrods and London’s iconic Hyde Park. Originally conceived as a maid’s room, the apartment at 18 Cadogan Place hasn’t been used in years and is littered with trash bags and crumbling paint. Continued…
