I still believe that the San Diego market has turned around
On my blog and in my monthly newsletters I have been claiming that the San Diego market hit bottom, approximately nine months ago. This comes from the fact that the number of sales of homes in San Diego has doubled 2007 totals.
I get my information from the Homedex Report put out monthly by the North San Diego Association of Realtors. Contact me for a current copy.
Last month’s report covering the sales for February 2009 states:
Median days-on-market for single-family detached homes in North County decreased
from 54 to 52 days between January 2009 and February 2009. The number of North County single family homes sold decreased 5.73% last month, from 576 to 543. There was a year-to-year increase of 22.57% from the 443 homes sold in February 2008.
January statistics:
Median days-on-market for single-family detached homes in North County increased from 48 to 54 days between December 2008 and January 2009. The number of North County single family homes sold decreased 16.88% last month, from 693 to 576. There was a year-to-year increase of 57.81% from the 365 homes sold in January 2008.
December 2008 statistics:
Median days-on-market for single-family detached homes in North County increased from 38 to 437 days between November and December. The number of North County single-family homes sold increased 19.69% last month, from 579 to 693. There was a year-to-year increase of 59.31% from the 435 homes sold in December 2007.
Decembers report also claimed an increase in housing prices over November. An minor detail but a change in the positive direction non-the-less.
I can go back all the way to April 2008 with details of San Diego homes sales being up from the previous year. The number of home sales during 2008 was close to double the numbers sold in 2007.
San Diego is definitely in a buyers market. The smartest of home shoppers know this and they are buying great bargains and will be bragging about their accomplishments in ten years.
By my search, Sandicor, the San Diego Association of Realtors property search engine, has 15,000 properties listed for sale April 3, 2009 in all of San Diego County. This number is down from 26,000 during the start of 2008. Yes, I hear your argument, the reason for the drop is homeowners are not listing their properties. But looking at the full picture, buyers’ buying, less reserve, a pro-active government making decisions to change the base line of foreclosures hitting the market; I claim that each of these issues reflect to the fact that the San Diego market hit bottom last April and has been holding steady and will soon turn upwards.
I am not claiming that America’s economy has turned around. In fact, if the economy turns south even more, even San Diego’s housing market can take another turn for the worse.
If you look for the negative, you will find it. I am looking for and finding the positive.
