San Marcos, The Future is Here

 
I recently covered the city of San Marcos but I have become aware of several areas of concern that show San Marcos is planning on being the business and medical hub of North County. This will effect the real estate within the city and should be studied extensively when considering a home or investment purchase.
According to SANDAG and the San Marcos Chamber of Commerce, San Marcos is the fastest growing city by way of population and income in North County.
San Marcos can be considered two different housing areas based upon the zip codes. San Elijo Hills and Discovery Hills (92078) reported a $497,500 median price whereas the older sections of the city in the 92069 zip code shows a median price range of $307—$397,000 for single family detached homes.
The San Marcos Economic Development Board is helping design the future. The City presently has 40 different industrial/business/housing plans being developed.
Windy Point has been constructed as a build-to-suit for the University of St. Augustine, a graduate
physical therapy school which opened its doors for classes in San Marcos this past January. Additionally, a planned University Office and Medical Park will offer approximately 1 million feet of office space, near the Cal. State University. Planning in the area can be researched by visiting the website; University District Task Force.
Also the city is putting in great time and effort for the Creekside District which will provide a plan and use for the 214 acre area of the San Marcos Creek which runs from Highway 78 to Discovery Street east of San Marcos Boulevard.
Using the university as the central location and focus for industrial and job growth San Marcos will not only maintain its real estate prices but may increase more than surrounding cities.
