Rancho Santa Fe
Situated east of Del Mar and twenty five miles north of Downtown San Diego, the property which once was used as a eucalyptus tree farm by the railroad, it was converted to a planned upscale development in the early 1900’s. Today’s community is still held within the design controls of the protective covenant’s first used 80 years ago. Known as “The Ranch” by the locals, it is the longest running planned community in America.
Under the tutelage of architect Lillian Rice, all estate sized lots with homes must hold true to the original ideals of Spanish Revival Style.
Taken from the R.S.F. Association’s website; the term "Covenant" is also often used to describe the properties to which the Protective Covenant applies. Its preamble states the objective of the Covenant founders as, "preserving, continuing and maintaining [the] character of the community and rare landscape features and upholding the quality of all future architecture and improvements and of restricting the use, height and bulk of buildings." The “Covenant” using the “Art Jury” provides building and grading permits which control the changing the exterior of a building’s exterior. These changes include; trim, roofing material, fencing, colors of structures and satellite antennas.
Homeowners’ are granted membership within the Rancho Santa Fe Association which includes all the clubs and organizations that make Rancho Santa Fe living so desirable. The area boasts some of the finest golf courses and equestrian trails in the nation. With home prices averaging $2 million, the approximate 4000 residents have one of the highest per capita incomes in America. The area schools are nationally renowned with . Rancho Santa Fe School Dictrict, featuring grades K—8, having low student to teacher class size. Students are fully prepared to enter Torrey Pines High School with its educational awards and sport championship teams.
