SPOTLESS WINDOWS ** Rid WINDOWS of STREAKS . . .

To make window washing a little easier, use vertical srokes when washing windows on the outside and horizontal strokes when washing inside windows. This way you can tell which side has the streaks!

1. In flower beds: Mix moth balls or flakes into the ground surrounding your beds.

2. In shrubs: Hang nylon stockings filled with hair clippings or an unscented deodorant bar of soap in unobtrusive spots.

• Mar. 28, 2007 - Great Interior Painting Tips

GREAT INTERIOR PAINTING TIPS

1.  Two light coats of paint are better than one heavy coat.  The surface will appear smoother, coverage is better, and you reduce the possibility of drips marring the wall's finish.

2.  Be sure to use a gloass, semi-gloss, or other washable paint in areas that are subject to hand print, smudges, or spatters.  Flat paints are more likely to be damaged by repeated cleanings.

3.  Use decorating glazes to create a variety of beautiful wall finishes.  Sponging, stippling or splattering glaze over a base coat allows the base color to partially show through.  Choose at least two complimentary colors to go over your base color.  Allow each color to dry completely before applying additional pigments.  Practice a variety of effects using sponges, rolled rags, stippling brushes, or other materials on an old piece of wood or heavy art paper prior to applying to your walls.

FOR A BEAUTIFUL FRONT DOOR - Curb Appeal - First Impressions!

1.  Keep your door freshly painted.

Keep door hardware looking its best:  Remove hardware and place in cold water with four (4) tablesppons baking soda per quart of water.  Place on stove on low heat, simmer for 20 minutes.  Scrub with steel wool.

• Sep. 28, 2006 - PRICING YOUR HOME GETS TRICKIER

Sellers are testing different strategies in order to "Trigger a Bidding War".  When the housing market cools down, pricing ones property correctly is important.    Sellers are being told to reduce prices agressively after 21 days or 10-12 showings.    At times it is best to underprice the competition -- even when the home is more attractive.

• Sep. 28, 2006 - Sellers Need to Make Constant Improvements

When a Seller puts their home on the market, they can not sit back and wait for that perfect buyer.  Sellers must constantly make improvements to their home.  When a buyer pulls up to a prospective home curb appeal is important.  Have the seller(s) been maintaining the landscaping and exterior maintenance of the home.  Once a prospecttive buyer has entered the sellers home, has the home been "depersonalized" (family photos).  Sellers must realize that the buyer is looking to see if this is the right home for them.  In addition, has the home been cleaned.  While the home is on the market, the sellers should still be addressing, painting, clean or replace carpeting, improvements to the kitchens and bathrooms.  Are closets cleaned and items that will not be moved to the next home should be sold, donated or thrown away.    As a reminder to Sellers to contiune to make improvements to the home  to achieve the highest possible price.  Installing new carpeting, appliances, countertops or improvements to bathrooms may cost some money, but in the long run may achieve a  higher selling price instead of reducing your selling price.
