The Craiglist Analysis

So how bad is this real estate market really? As I mentioned before, all real estate is local and this story drives that point home. After getting off the phone yesterday with a perspective tenant from West Palm Beach, FL for one of our Yarmouth rentals, I realized things aren't so bad on Cape Cod. The perspective tenant needs to rent her condo in West Palm Beach to make the rental in South Yarmouth work. However, there is so much inventory for rentals on Craigslist in West Palm Beach, she isn't too hopeful.

Since I'm not in West Palm Beach, I decided to see if she was for real or not. So I went on Cragislist for rental property in West Palm Beach, and couldn't believe my eyes. There are 100's upon 100's of rentals available - move in special, $600 off 1st month, etc..

So, I checked out the for sales in West Palm Beach and my eyes popped out even more as I saw over 200 for sales in one day (February 6th)! With so much for rent and so much for sale just listed on Craiglist, I asked myself how does that compare that to good olde Cape Cod?

Well, as I said before all real estate is local. On the same day Cape Cod had less than 21 rentals and 50 homes for sales the same day. So if there is at least 4 times as much inventory in West Palm Beach, FL then what does that say about the Cape Cod real estate market?

The Craiglist inventory comparison is more ammunition for my belief that Cape Cod real estate is now a good buy and will hold its value better than most other real estate markets in even the worst of times. Now I wonder how Cape Cod compares to other listing websites?
