Long Beach, IN - market conditions

As of 10/2/09  40 condo's and single family residences have sold in the beach area.

(Long Beach, Duneland Beach, Shoreland Hills, Sheridan Beach, Michiana)  The

prices ranged from $120,000 - $1,000,000.  The total sales volume was $16,000,000.

The average sales price was $408,000.  There are 210 active listings in the beach

market.  There are 13 properties either pending or with contingent offers.

It is a buyers market - which creates a wonderful opportunity for the

savvy buyer to purchase in a vibrant Lakefront community.

In 2009 in Long Beach and the surrounding communities consisting of Duneland Beach,

Sheridan Beach, Shoreland Hills, and Michiana 29 single family properties and condo's have sold.

The prices ranged from $136,000 - $1,003,325.  The average sales price was $431,000.

The median price was $410,000.  The total sales volume closed so far this year is

$12,504,325.

$136,000 to $1,003,000.  The average sales price was $430,000.  The sales volume of the

property closed, so far this year  is $10 million.  There are currently 239 active listings.

There are 176 single family residences on the market.  There are 63 condo's on the market.

With mortgage rates still at historic  lows(but fluctuating),it's a great time to buy.

There are some pendings in the higher price ranges.
