The small friendly retirement community of Green Valley continues to buck these national trends. As a retirement community that's grown at a steady pace since the 1960s; very few Buyers in Green Valley and surrounding active adult retirement communities of Del Webb/Rancho Resort, Quail Creek purchased vacation or rental homes as a speculative venture with little downpayment. In fact, 45% of residential real estate resale transactions in Green Valley are CASH - you read that correctly! Of the remaining transactions - many Buyers elect to have a small loan and not tie up all their money in their home.
Are there SHORT SALE, REO or FORECLOSURE real estate opportunities available in Green Valley. Yes - but there are fewer than a dozen currently listed for sale. Where are they? Will there more to come?
As a Full-time real estate professional and year-round resident living in Green Valley for over 10 years - current available Short Sales are concentrated in new construction neighborhoods - generally new homes built in 2005/2006. At that time, contract-to-completion time frames in these new home neighborhoods were 18-24 months, very few resale homes were available and prices were increasing almost daily! Some of these new home Buyers put very little hard cash on the table with the anticipation "flipping" or selling the new home for a profit upon completion. Unfortunately build time took longer than anticipated and by the time the new home was completed. Many of these speculative Buyers were in it for the $$ and never had any intent of living in the home. Now these homes have been listed for sale, on the market for many months & now competing with the Builder and many THOUSANDS of $$ out of pocket in monthly loan payments... Fall 2008 there are about a dozen of these properties remaining in the re-sale inventory. Other Short Sales occur when a home owner needed to extract equity from their home for unexpected expenses - most often medical expenses.
SHORT SALE impacts on the Green Valley real estate market... have been minimal. While the Short Sales in these isolated neighborhoods have brought down nearby property values, fortunately most Buyers purchase their Green Valley Arizona home for their personal use and enjoyment.
