Welcome to my Best of the El Dorado Hills weblog! The Hills I refer to here are the foothills east of the Sacramento Valley. My inspiration for this blog came as a result of my Real Estate profession where touring homes and knowing the inventory are some of the best parts of my job. Though my predominant intention here is to tell you about the homes for sale that have wow’d me, I also want to include what I consider to be among “other bests” of living in this wonderful area. You can search by categories, by clicking on the links below, or click on a tag word under one of my postings for more blogs about that subject. The prices shown on each blog is as of the date written. I'll try and update them when time allows. Please keep in mind that sometimes the pictures don't do a home justice, but they are what the listing agent has submitted to the MLS and what I have to work with. San Marino Court, El Dorado Hills, CA - The lowest price per square foot home for sale today in El Dorado Hills is this 5 bedroom, 4 bath two story. It was built in 2003 in the Stonebriar subdivistion on cul-de-sac lot approximately .19 acres in size. It is not a short sale or a bank owned home but priced as such. The home is approximately 4329 square feet, is move in ready, and has many upgrades that include a wine room, central vacuum system, and stainless steel appliances. It is listed at $495,000 which is only $114.35 per square foot.
To give you perspective on this great price our Trendgraphix statistics show that 38 homes sold in El Dorado Hills during the month of August at an average square foot price of $160. Of those 38, 10 were bank owned and had an average square foot sold price of $141.

Dunnewood Drive, El Dorado Hills, CA - In case you didn't see the category heading for my "Best Deals", I have decided not to include bank owned properties in addition to the short sales, and fixer uppers. This month's best deal is priced to sell at only $145.53 per square foot or $459,000. It was built in 2003 on approximately .21 acres in the Stonebriar neighborhood (south of Highway 50, off White Rock Rd.). It has 4 bedrooms (one on the first floor) and 3 baths in it's 3198 square feet. In addition you'll find a 3 car garage and RV access. This home has been beautifully upgraded with natural stone and shows extremely well. *Sold 6/16/2009.
To give you perspective on this great price, our Lyon Trendgraphix statistics for February show 12 non-bank owned homes sold for an average square foot price of $184. Looking at bank owned statistics - 14 sold for an average square foot price of $154.

Montrose Way, El Dorado Hills, CA - As of August 15th, when I wrote this blog, El Dorado Hills had 14 homes for sale under $150 per square foot and 2 under $140 per square foot. This house is bank owned. It was built in 2002, in the Stonebriar neighborhood on .2 acres with 6 bedrooms, 3 bathrooms, and approximately 3954 square feet. The previous owners removed the appliances, wood flooring in the front den, and the carpet in some of the rooms but the home is otherwise in great shape. It still has the granite counters in the kitchen, light wood cabinets, and it includes an upstairs bonus. It is listed at $539,000 $499,000 $474,800 (as of 10/03/2008) or $136.32 $126.20 $120.08 per square foot. For perspective on that price: Lyon Trendgraphix statistics for the month of July show that El Dorado Hills had 398 homes for sale with 42 of those selling at an average square foot price of $198. Of those 42 sales, 13 were also bank owned and sold for an average per square foot price of $177. This 3640 square foot home sits on just under one quarter acres and was built in 2003 in the Stonebriar neighborhood. It has 4 bedrooms, 5 bathrooms. The home has a downstairs bonus that can be used as a bedroom and a pool. For perspective on this price: Our Lyon Trendgraphix shows the average price per square foot for all El Dorado Hills sold homes for the month of May at $191. Belhaven Way, El Dorado Hills, CA - The best deal today in El Dorado Hills looks like this 3640 square foot home built in 2003 in the Stonebriar neighborhood on just over a 1/4 acre lot . It has 4 bedrooms, 3 bathrooms and a pool. Our current Trendgraphix statistics shows that 28 homes sold in El Dorado Hills in the month of January for an average of $206 per square foot. Nine of those 28 homes were bank owned and averaged $175 per square foot. This one is also bank owned and is listed for $535,000, only $146.98 per square foot. Unfortunately for homeowners, they are having to compete with these low prices to get their homes sold. Please email me for more information on this property or others like it.
