Welcome to my weblog! The Hills I refer to here are the foothills east of the Sacramento Valley. My inspiration for this blog came as a result of my Real Estate profession where touring homes and knowing the inventory are some of the best parts of my job. Though my predominant intention here is to tell you about the homes for sale that have wow’d me, I also want to include what I consider to be among “other bests” of living in this wonderful area. The prices shown on each blog is as of the date written. I'll try and update them when time allows. Alpine Falls Drive, Folsom, CA - The lowest price per square foot home for sale in Folsom is only $136.88 per square foot. This bank owned home was built in the American River Canyon neighborhood in 2003 on .9 acres with approximately 4442 square feet, 4 bedrooms, and 3.5 bathrooms. It has upgrades that include honey-glazed Alderwood cabinets, granite counters, and Travertine floors. It is listed at $608,000. For perspective on price, our Lyon Real Estate Trendgraphix market statistics for the month of May show that 73 homes sold at an average price per square foot of $203. So this bank owned listing is actually the 2nd best but is an amazing deal at $137.10 per square foot. It is a contemporary, built in 1977 on .35 acres with 2895 square feet, 4 bedrooms, and 2 bathrooms. The rear deck overlooks the Cameron Park Airpark. It's listed at $396,900. It sits on just over 1/3 acres in the Ridgeview subdivision, where you can enjoy spectacular views of the local foothills and the beautiful snow capped Sierra Mountains from the front rooms of the home or relax by the pool in the lushly landscaped back yard. It was built in 2003, in the Sierra Crossing neighborhood, on just over .5 acres with approximately 4071 square feet. This home is bank owned and has 4 bedrooms, 4 bathrooms, and a 3 car garage. HOA dues are only $120 per quarter. It is listed at $570,000. Keep in mind that this is the lowest price per square foot home for sale for the area, but necessarily the cheapest. There are actually fixers for sale starting at $224,900. To give you some perspective on this pricing, our Lyon Real Estate Trendgraphix market trends showed 29 homes sold in April at an average of $204 per square foot. Of those 29 homes, 10 were bank owned and sold for an average of $183/square foot. Yeah, I think this is a deal! To show the value here, our Trendgraphix market trends show Folsom had 280 homes for sale in April; 53 sold for an average of $196 per square foot. Castle Craigs Court, El Dorado Hills, CA - The lowest price per square foot home in El Dorado Hills is a property that I blogged about last month on Redondo Drive which is still available and still the lowest at $140.66 per square foot. This single story, bank owned home, however, is the second lowest, priced at $146.75 per square foot or $399,900. It was built in 1986, has approximately 2725 square feet, 3 bedrooms, 2.5 bathrooms, and a pool. It has a large open plan and has had some updating done to it. An issue for this home and possibly the reason for the extremely low price per square foot is that it backs up to El Dorado Hills Blvd. (a four lane road). Our Trendgraphix statistics for April sales show that there was a total of 45 home sales averaging $195 per square foot, of those sales 14 were bank owned and averaged $170 per square foot. Throw in the fabulous views and it easily fits into my best find category. Redondo Drive, El Dorado Hills, CA - The "best price per square foot" home in El Dorado Hills is unbelievably priced at only $140.66 per square foot. It's bank owned and extremely low even among other bank owned properties. I truly believe sometimes this is a strategy for banks to get a higher price as it insights competition and multiple offers. However, it is what it is so I'll just give you the information I found. This semi-custom home was built in 2004, in one of the gated villages of Serrano, on approximately .482 acres, and has 4265 square feet, 4 bedrooms, 4 baths. The kitchen has granite counters and stainless steel appliances. Our Lyon RE Trendgraphix statistics for the month of March show that 30 homes sold at an average price per square foot of $192. Of these 30 sold homes, 9 were bank owned properties averaging $163/square foot. The home is listed at $599,900. Keep in mind that generally, larger homes go for less per square foot so though it has the lowest per square foot price, it isn't the lowest priced home. Built by Elliott Homes in 2005, it has 3999 square feet, 5 bedrooms, and 3 bathrooms. Trendgraphix statistics for January show that 24 homes at the average of $208 per square foot. Nine of those were also bank owned and sold for an average of $193 per square foot. This property is listed for $634,500 $614.500 or $158.55 $153.66 per square foot. It has 4 bedrooms, 3 bathrooms and a pool. Our current Trendgraphix statistics shows that 28 homes sold in El Dorado Hills in the month of January for an average of $206 per square foot. Nine of those 28 homes were bank owned and averaged $175 per square foot. This one is also bank owned and is listed for $535,000, only $146.98 per square foot. Meder Court, Shingle Springs, CA - Two years ago or so, while on Realtor tour, I visited a home on this street. Though I couldn't tell you what the inside of that house looked like, the street stuck in my mind as it was so beautiful meandering through a little pocket of homes, sitting among majestic oaks on acre + lots. When this week's list of homes on tour came out, I remembered that beautiful street and made this home first on my list to see. The house itself is very spacious with 3709 square feet, 5 bedrooms, 3.5 bathrooms, and a game room, but was built in 1991 and could use updating. However, the lot (just over 1 acre), is stunning and the potential for this home is huge. It is listed at $799,000 $675,000. Bertella Road, Cameron Park, CA - The delightful English country home had my interest from the moment I pulled up to it. It is only winter so many of the plants I saw walking up to the front door are dormant, but I could still imagine their beauty in bloom and see that the landscape fit the style of the home so perfectly. The home, built in 2001, is situated on approximately 1/2 acre and has views to the east from the front, including local views of Cameron Park. Inside the 3577 square foot house are 6 bedrooms, 3 1/2 baths, and custom everything from cabinetry to wall finishes. The kitchen was amazing with 2 full sinks, a Dacor double oven, 2 Bosch dishwashers, a large island with a warming drawer, granite counters. cherry cabinets, stainless steel appliances, and a gourmet gas cook-top with a pot filler. The owners had the back yard designed and began the project but are relocating. It will be up to the buyer to see it through.
