Welcome to my Best of the El Dorado Hills weblog! The Hills I refer to here are the foothills east of the Sacramento Valley. My inspiration for this blog came as a result of my Real Estate profession where touring homes and knowing the inventory are some of the best parts of my job. Though my predominant intention here is to tell you about the homes for sale that have wow’d me, I also want to include what I consider to be among “other bests” of living in this wonderful area. You can search by categories, by clicking on the links below, or click on a tag word under one of my postings for more blogs about that subject. The prices shown on each blog is as of the date written. I'll try and update them when time allows. Please keep in mind that sometimes the pictures don't do a home justice, but they are what the listing agent has submitted to the MLS and what I have to work with. Damico Drive, El Dorado Hills, CA - The best price per square foot home today in El Dorado Hills is only $111.48 per foot. It sits in one of the newer Serrano villages on approximately .23 acres with 5 bedrooms, 4.5 bathrooms, and just over 4300 square feet. It is a 2 story with a 2 car garage. There is no back yard landscaping but at this price you could put a yard in that you want and still be sitting pretty as far a a deal. This bank owned home is currently listed at $479,900. This home sold 1/21/09.
Since June there have been 9 homes sold in the Serrano area between 4000 - 4500 square feet with the highest selling at $735K and the low at $600K, a median home price of $678K, and an average square foot price of $163.11.
Looking at our Lyon Trendgraphix statistics for the month of November, in all of El Dorado Hills there were 45 homes sold. Of those, 25 were non-REO and averaged $181/ square foot while the other 20 were REOs and averaged $162/ square foot. Comparing statistics from November 07, sales for all properties in El Dorado Hills is up 36.4% and inventory is down 27%.

Bantry Place, El Dorado Hills, CA - The pictures do not do this beautiful home justice. It was built in 2000, inside the gates of the Serrano Golf Course Country Club by Parker Development who also designed and developed the master planned community of Serrano itself. This is on a street of semi-custom homes surrounded by amazing custom homes. The home has approximately 3827 square feet with 3 bedrooms, 4 baths, an office, and a down stairs bonus room where you have access to the covered veranda and pool/spa combo. As you enter the home, you can go upstairs to the main level where you find the kitchen with walnut cabinetry ,granite counters, and double dishwashers, the library/den, the master suite is spacious and elegant with a fireplace, marble flooring in the bath, and its own balcony; or you can go downstairs where you find the bonus room with a wet-bar/kitchen and fireplace, and a bedroom suite with it's own bathroom and fireplace. From the main level, outside the nook and living room, there is a balcony where you have splendid views of the golf course and the our local foothills. Parker planned this model out well to include a dumb waiter where you enter from the 3-car garage so you can get your groceries etc. to the main floor without having to carry them up the stairs. The lots here are small and were designed with low maintenance in mind. This reminds me of a luxury home you might find in Tahoe but here you can enjoy the golf course, our great restaurants, and soon our Red Hawk Casino just 15 minutes up the freeway. Chasen Drive, Cameron Park, CA - The lowest price per square foot house is actually my Best Deal for Cameron Park Vicinity from June 08 which is still available and now at $112.97 per square foot and listed for $459,000. This bank owned home on Chasen Drive is the second lowest at $136.35 per square foot; listed at $588,900. It was built in 2004 on approximately .36 acres in the prestigious and family oriented neighborhood of Eastwood Park. It has just over 4300 square feet that includes 5 bedrooms, 4 bathrooms, a bonus room with a wet bar. The kitchen has granite counters and a pantry. The master is situated on the main floor. To give you perspective on price, our Lyon Real Estate Trendgraphix market statistics for the month of October show there were 28 sales for the month with 8 of them being bank owned. The average price per square foot of those 8 sales was $175 (up from $143 in September) and the average list to sale price was 96%. Patrick Circle, Folsom, CA - The best price per square foot home for sale in Folsom, believe it or not, is not bank owned or a short sale, but definitely priced to sell. It was built in 1999 and has approximately 4051 square feet averaging $135.77 per square foot at the listed price of $550,000. It has 5 bedrooms, 3 bathrooms, and a 3 car garage. It is located in the Willow Springs subdivision close to Intel, Hwy. 50, and the new Kaiser Hospital and open air mall being built off East Bidwell. To give you perspective on this great price: our Lyon Real Estate Trendgraphix market statistics for the month of October show there were 58 homes sold at an average square foot price of $194 (up from September's average of $191). Looking at just the bank owned homes, that average price drops to $176 per square foot. Statistics also show that the average listing price to sale price for all the 58 sales was 98%. It is a Serrano semi-custom home built in 2002 on approximately .238 acres with 5 bedrooms and 4.5 bathrooms in just under 5400 square feet. There are many upgrades including travertine and marble flooring, granite counters, a pool, and local views of El Dorado Hills. To give you perspective of this great price, our Lyon Real Estate Trendgraphix market statistics for the month of October show that there were 37 bank owned homes for sale, 15 sold at an average square foot price of $155. The list to sale price of these 22 sales was 98%, meaning that they sold at almost full price on average. We are seeing many of these low, low priced bank owned homes receiving multiple offers because they are such a great deal and are acutally selling over their list price to fair market values. This bank owned home is the 2nd best price per square foot home at $516,900 or $125.80 per square foot. It was built in 2002 on approximately .21 acres with 4109 square feet, 6 bedrooms, and 3 bathrooms. It has a built in pool but needs attention. It was built in 1991 on approximately .28 acres in the neighborhood of American River Canyon North. It features high ceilings, huge rooms, hardwood floors, an upstairs master bedroom with a double sided fireplace (from bedroom to bathroom) and it's own balcony. The kitchen has granite counters. It is bank owned and currently listed for $675,900 or $139.91. (There are a couple fixer upper homes for less but for the purpose of my best deal category I leave out fixers as they are of a subjective nature and the cost to fix them is too hard to calculate.) To give you perspective on the price of this home, our Lyon Real Estate Trendgpraphix statistics for the month of August show for all property types (short sales, bank owned, and non bank owned) 60 homes sold for an average of $198 per square foot and a list price to sale price average of 97%. Of those 60 sales, 8 were bank owned and sold at an average per square foot price of $171 with 96% list to sale price. This home sold 11/26/2008.

Ridgeview Drive, El Dorado Hills, CA - This "Best Find" was built in 1982 but went through updating and remodeling in 2006. As you walk into the entry you can either go up the stairs to the main level where you'll find the kitchen, living room, dining room, master suite, office, and laundry room or you can go down stairs to the other 3 bedrooms. The kitchen was remodeled using antique white cabinetry and granite that show beautifully. The ceilings on the main level are high and give a dramatic flair to the home along with the rich wood flooring used. The 3800 plus square foot home has extensive decking off of the back of the home to show off the Valley views also visible from all the home's main living areas. The landscape like the view is timeless and magnificent all the way around the house. In the back you'll find the recently added pool and spa. This house is bank owned. It was built in 2002, in the Stonebriar neighborhood on .2 acres with 6 bedrooms, 3 bathrooms, and approximately 3954 square feet. The previous owners removed the appliances, wood flooring in the front den, and the carpet in some of the rooms but the home is otherwise in great shape. It still has the granite counters in the kitchen, light wood cabinets, and it includes an upstairs bonus. It is listed at $539,000 $499,000 $474,800 (as of 10/03/2008) or $136.32 $126.20 $120.08 per square foot. As of 11/03/08 -$459,900 Keep in mind that this is the lowest price per square foot home for sale for the area, but not necessarily the cheapest. There are actually fixers for sale starting at $224,900. To give you some perspective on this pricing, our Lyon Real Estate Trendgraphix market trends showed 29 homes sold in April at an average of $204 per square foot. Of those 29 homes, 10 were bank owned and sold for an average of $183/square foot. Yeah, I think this is a deal! Castle Craigs Court, El Dorado Hills, CA - The lowest price per square foot home in El Dorado Hills is a property that I blogged about last month on Redondo Drive which is still available and still the lowest at $140.66 per square foot. This single story, bank owned home, however, is the second lowest, priced at $146.75 per square foot or $399,900. It was built in 1986, has approximately 2725 square feet, 3 bedrooms, 2.5 bathrooms, and a pool. It has a large open plan and has had some updating done to it. An issue for this home and possibly the reason for the extremely low price per square foot is that it backs up to El Dorado Hills Blvd. (a four lane road). Our Trendgraphix statistics for April sales show that there was a total of 45 home sales averaging $195 per square foot, of those sales 14 were bank owned and averaged $170 per square foot. Throw in the fabulous views and it easily fits into my best find category. The 3200 square foot, Mediterranean home sits on a slightly raised lot overlooking the 18th fairway of Serrano Country Club with views of not only the golf course but Folsom Lake and the Sacramento Valley beyond it. A few of the amenities include a custom built casita, a loggia with a fireplace off the back where you can enjoy your views year-round, spacious rooms, a gated courtyard entrance, and a beautiful kitchen with granite counters and maple cabinets. The neighborhood is gated, typical of all of the Serrano Villages, but this particular village is one of my favorites. Listed at $799,900.
