Welcome to my Best of the El Dorado Hills weblog! The Hills I refer to here are the foothills east of the Sacramento Valley. My inspiration for this blog came as a result of my Real Estate profession where touring homes and knowing the inventory are some of the best parts of my job. Though my predominant intention here is to tell you about the homes for sale that have wow’d me, I also want to include what I consider to be among “other bests” of living in this wonderful area. You can search by categories, by clicking on the links below, or click on a tag word under one of my postings for more blogs about that subject. The prices shown on each blog is as of the date written. I'll try and update them when time allows. Please keep in mind that sometimes the pictures don't do a home justice, but they are what the listing agent has submitted to the MLS and what I have to work with. Lowest Price Per Square Foot in EDH Sept. 9, 2009

San Marino Court, El Dorado Hills, CA - The lowest price per square foot home for sale today in El Dorado Hills is this 5 bedroom, 4 bath  two story.  It was built in 2003 in the Stonebriar subdivistion on cul-de-sac lot approximately .19 acres in size.   It is not a short sale or a bank owned home but priced as such.  The home is approximately 4329 square feet, is move in ready, and has many upgrades that include a wine room, central vacuum system, and stainless steel appliances.  It is listed at $495,000 which is only $114.35 per square foot.

To give you perspective on this great price our Trendgraphix statistics show that 38 homes sold in El Dorado Hills during the month of August at an average square foot price of $160.  Of those 38, 10 were bank owned and had an average square foot sold price of $141.

Sohair Court, El Dorado Hills, CA - This beautiful Highland View home shows like a model and is truly a "Best Find".  It was built in 1999 on just under 2/3 acre with 5 bedrooms, 4 bathrooms, and approximately 3550 square feet.  A  lot of homes in Highland View are on slopped lots, hence the word view in the name, but this lot is flat  and was landscaped perfectly to include a covered patio, sports court,  raised garden beds,  a play ground area (though the neighborhood park is only a block away and you could always go there), and built in pool that has been enclosed by a wrought iron fence.  Inside you are greeted by an open floor plan that exposes the dining room, living room, family room, nook, and kitchen.  The kitchen and laundry room flooring are honed travertine tile while the entry and the other main living areas downstairs have beautiful Brazilian cherry (dark stained) flooring that gives the rooms a great flow.   The kitchen has granite tile counters, a 5-burner gas cook-top stove, and a butlers pantry.  One of the 5 bedrooms and a full bath is downstairs to accomodate a home office or guest room if you so choose.  Upstairs is the master bedroom suite, the additional bathrooms and bedrooms, and a bonus room. Other things that add to the homes desirability is it's cul-de-sac location, the 4 car garage, and the low HOA dues for the neighborhood of only $35 per month.  Highland View is one of the newer neighborhoods of El Dorado Hills with large lots and no Mello Roos.   This home is currently listed at $709,000.  Please contact me at driley@golyon.com  for more information on this home or others like it for sale in El Dorado Hills. Best Deal for Cameron Park Vicinity on July 12, 2009

Country Club Drive, Cameron Park, CA - In 2005 when this sold last it was a "great deal" at $202 per square foot.  Today it is only $102 per square foot making it the lowest price per square foot home for sale in the Cameron Park area.  Unfortunately there was only one picture available to share with you so it is hard to tell the condition inside but at this price it is definitely worth a look.  I can tell you from MLS that it is approximately 2449 square feet in size, with 3 bedrooms and 3 bathrooms.  It was built in 1990 on .28 acres.  It has a fireplace in the master and it has a built in pool.  It is listed today at $250,000

To give you perspective on this price here are some statistics from our Lyon Trendgraphix reports for June.  There were 39 total sales for the Cameron Park area.  Of those, 10 were bank owned (REO) and sold for the average square price of $114.  The other 29 non bank owned, sold for an average square foot price of $176.

Best Deal for El Dorado Hills on July 11, 2009

Damico Drive, El Dorado Hills, CA - My search for the lowest price per square foot today showed 10 homes for sale under $140 per square foot but the lowest was this two story home at only $119.26.   It was built in 2005 by Standard Pacific Homes on just over .25 acres with approximately 4091 square feet, 5 bedrooms - 1 down and the master and additional 3 upstairs, 4 bathrooms, and an upstairs bonus or loft. From the picture above it appears to have a 2 car garage but there is an additional tandem one for 3 total.   It is situated inside gates in one of the Serrano villages and has a huge flat yard, which guessing from this price needs landscaping.  Regardless, it is not a short sale or bank owned so an incredible price for El Dorado Hills!  It is listed at $487,900.  

To give you perspective on this price, I pulled statistics from our Lyon Real Estate Trengraphix for the month of June.  There were 51 total sales in El Dorado Hills for the month selling at an average square foot price of $158.  Of those 51, 17 were bank owned selling at an average square foot price of $142 and 34 were non-bank owned selling at an average square foot price of $166.

Darling Single Story Serrano Home

Dalewood Drive, El Dorado Hills, CA I know most of the times, the homes that really impress me are the million dollar homes but this one is a great semi-custom home in a price range that is really moving in today's market.  Situated behind the gates of one of my favorite Serrano villages on just under a quarter of an acre, it was built in 1998, has 3 bedrooms plus a den, 2.5 bathrooms, and just over 2400 square feet.  As you can see by the pictures, it has great curb appeal and is equally appealing inside with many upgraded features including real hardwood floors, plantation shutters, granite counters, and crown molding.  The back yard features a beautiful pool and built in spa.  This darling single story is listed at $499,000

Last month El Dorado Hills had 40 homes sell with  the lowest at $295,000, the highest at $1,798,000, and the median at $519,000. Of the 40, 19 were bank owned and 6 were short sales.

Best Deal in Cameron Park Vicinity for April 5, 2009*

Woodleigh Lane, Cameron Park, CA The lowest price per square foot ,non bank owned or short sale, home in the Cameron Park Vicinity this month is only $134.61 per square foot.  It was built in 1988 on the .488 acre lot with 5 bedrooms, 4 bath rooms, and approximately 4435 square feet. You may be able to tell from the front picture of the home that it has local views to the back, but you'll also find a pool, granite kitchen counters, a theater, a weight room, and 2 laundry areas.  The home has slate floors on the first story and and hardwood floors on the second story.  This is a lot of house for a great price.  It is currently listed at  $597,000.  *Sold 6/26/09.

To give you perspective on this price, our Lyon Trendgraphix show that 7 non-bank owned homes sold in February with an average square foot price of $169.  Looking at bank owned homes,  there were 5 sales with an average square foot price of $155.

Best Deal for El Dorado Hills April 3, 2009*

Dunnewood Drive, El Dorado Hills, CA In case you didn't see the category heading for my "Best Deals", I have decided not to include bank owned properties in addition to the short sales, and fixer uppers.  This month's best deal is priced to sell at only $145.53 per square foot or $459,000.   It was built in 2003 on approximately .21 acres in the Stonebriar neighborhood (south of Highway 50, off White Rock Rd.).  It has 4 bedrooms (one on the first floor) and 3 baths in it's 3198 square feet.  In addition you'll find a 3 car garage and RV access.  This home has been beautifully upgraded with natural stone and shows extremely well. *Sold 6/16/2009.

To give you perspective on this great price, our Lyon Trendgraphix statistics for February show 12 non-bank owned homes sold for an average square foot price of $184.  Looking at bank owned statistics - 14 sold for an average square foot price of $154.

Best Deal for Folsom - March 08, 2009*

Westbury Circle, Folsom, CA - The lowest price per square foot home aside from January's Best Deal on Tomlinson Dr. which is still available is this 2 story in Lexington Hills where there are no HOA dues.  It is not bank owned or a short sale but priced like one.  Built in 1990  with 2779 square feet, 4 bedrooms, and 3 bathrooms.  The home features a huge family room with a brick fireplace, a gourmet kitchen, and a master that includes a fireplace.  It is listed at $430,000 or $154.73 per square foot. *Sold 5/28/2009.

To give you perspective on this price, our Lyon Trendgraphix statistics show that in February there were 42 sales averaging $191 per square foot.  Of those 42 sales, 11 were bank owned and sold for an average square foot price of $179.

Charming Single Story Custom in Cameron Park

Culver Lane, Cameron Park, CA - I saw this house on Realtor tour a while back and meant to write about it then.  The time has gotten away from me but I was reminded of the charming single story when I saw a recent price reduction and couldn't believe it was still available.  It was built in 1998, on just under a quarter acre, in the quaint neighborhood of custom homes called Eastwood Park. that has it's own neighborhood park but where there are no HOA dues.  Within its 2321 square feet, you'll find 4 bedrooms, 3 bathrooms, a gourmet kitchen, and a master suite featuring a sunken tub and a double sided fireplace.  The back yard has a beautiful solar heated built pool that completes the package.  It is listed at $475,000.

Best Deal for Cameron Park Vicinity for February 14, 2009*

Sudsbury Road, Cameron Park, CA -  The lowest price per square foot today in the Cameron Park area is this home with the square foot price of only $108.72.  It is a custom and was built in 2003 on approximately .6 acre, with 3578 square feet, 5 bedrooms, and 4 bathrooms.  The master bedroom is on the main level and includes a fireplace.  This home is bank owned and listed at $389,000.  If this home is looking familiar, it was my "Best Deal" for the Cameron Park vicinity in January where it was listed for $415,000 or $116 per square foot.  *Sold 5/13/2009.

For perspective on this great price, I pulled statistics from our Trendgraphix for January 09.  For all property types (bank owned, non-bank owned, short sale) there were 205 homes for sale with 10 sales.  The average price per square foot for those sales was $161.  A positive statistic showed 36 pending homes for the month which is up 63.6% since January 08.  Looking at bank owned listings only, there were 25 for sale and 6 of those sold with an average per square foot price of $149.   Trendgraphix can be viewed by county on my website but to get them specific to a zip code email me

Breese Circle, El Dorado Hills, CA Excluding my Best Deal November blog on Souza which is still for sale at $524,900 or $97.31 per square foot, my Best Deal October blog on Montrose also still for sale at $429,900 or $104.62 per square foot, and a Pulte new Construction 3800 square feet, 5 bedroom, 4.5 bath home in the development of Laurel Oaks for $499,990 or $131.58 per square foot, this is the lowest price per square foot home you'll find in El Dorado Hills today.  The amazing thing about this home is that it sits inside the guard gates of the Serrano Country Club where some of the most expensive custom homes in El Dorado Hills are located.  The bank owned home was custom built in 2003 on .627 acres.  It has approximately 4370 square feet with 4 bedrooms and 5 bathrooms.  It is listed as $579,900 or $132.70 per square foot. 

To give you perspective on the this price I've pulled the latest statistics from our Trendgraphix which are based on sales from  the month of January.  There were 19 non- bank owned sales in El Dorado Hills where the average square foot price was $187.  Looking at bank owned only, there were 10 sales averaging $137 per square foot.  Interestingly, the average sold price was $481,000 just $1 lower than it was in January 08.  The difference is that people are just getting a lot more for their money.
