Welcome to my Best of the El Dorado Hills weblog! The Hills I refer to here are the foothills east of the Sacramento Valley. My inspiration for this blog came as a result of my Real Estate profession where touring homes and knowing the inventory are some of the best parts of my job. Though my predominant intention here is to tell you about the homes for sale that have wow’d me, I also want to include what I consider to be among “other bests” of living in this wonderful area. The prices shown on each blog is as of the date written. I'll try and update them when time allows. Please keep in mind that sometimes the pictures don't do a home justice, but they are what the listing agent has submitted to the MLS and what I have to work with. Best Deal for Folsom - March 08, 2009*

Westbury Circle, Folsom, CA - The lowest price per square foot home aside from January's Best Deal on Tomlinson Dr. which is still available is this 2 story in Lexington Hills where there are no HOA dues.  It is not bank owned or a short sale but priced like one.  Built in 1990  with 2779 square feet, 4 bedrooms, and 3 bathrooms.  The home features a huge family room with a brick fireplace, a gourmet kitchen, and a master that includes a fireplace.  It is listed at $430,000 or $154.73 per square foot. *Sold 5/28/2009.

To give you perspective on this price, our Lyon Trendgraphix statistics show that in February there were 42 sales averaging $191 per square foot.  Of those 42 sales, 11 were bank owned and sold for an average square foot price of $179.

Best Deal for Folsom on January 5, 2009

Tomlinson Drive, Folsom, CA - The lowest price per square foot home for sale in Folsom today is a monstrous home with 5413 square feet listed at $755,000.  It was custom built in 1990 in the American River Canyon neighborhood on just under .3 acres.  It is not bank owned (REO) but is "below REO pricing" at $139.48 per square foot.  It has 5 bedrooms, 4 bathrooms, a game room, and a pool.

For perspective on this price, our Lyon Trendgraphix statistics for last month show that there of the 26 bank owned homes for sale, 10 sold for an average square foot price of $171.  Looking at non-bank owned homes, there were 197 for sale with 33 sales with an average square foot price of $204.
