Welcome to my Best of the El Dorado Hills weblog! The Hills I refer to here are the foothills east of the Sacramento Valley. My inspiration for this blog came as a result of my Real Estate profession where touring homes and knowing the inventory are some of the best parts of my job. Though my predominant intention here is to tell you about the homes for sale that have wow’d me, I also want to include what I consider to be among “other bests” of living in this wonderful area. You can search by categories, by clicking on the links below, or click on a tag word under one of my postings for more blogs about that subject. The prices shown on each blog is as of the date written. I'll try and update them when time allows. Please keep in mind that sometimes the pictures don't do a home justice, but they are what the listing agent has submitted to the MLS and what I have to work with. Damico Drive, El Dorado Hills, CA - My search for the lowest price per square foot today showed 10 homes for sale under $140 per square foot but the lowest was this two story home at only $119.26.   It was built in 2005 by Standard Pacific Homes on just over .25 acres with approximately 4091 square feet, 5 bedrooms - 1 down and the master and additional 3 upstairs, 4 bathrooms, and an upstairs bonus or loft. From the picture above it appears to have a 2 car garage but there is an additional tandem one for 3 total.   It is situated inside gates in one of the Serrano villages and has a huge flat yard, which guessing from this price needs landscaping.  Regardless, it is not a short sale or bank owned so an incredible price for El Dorado Hills!  It is listed at $487,900.  

To give you perspective on this price, I pulled statistics from our Lyon Real Estate Trengraphix for the month of June.  There were 51 total sales in El Dorado Hills for the month selling at an average square foot price of $158.  Of those 51, 17 were bank owned selling at an average square foot price of $142 and 34 were non-bank owned selling at an average square foot price of $166.

Meadow Wood Drive, El Dorado Hills, CA  The lowest price per square foot house for sale currently in El Dorado Hills is an amazing deal!  It was built in 1999 in one of the gated Serrano neighborhoods on a spacious corner lot that is approximately .29 acres.  It is 3950 square feet with 5 bedrooms and 4 bathrooms.  This bank owned property is list for only $121 per square foot or $478,000.

For perspective on this great price, our Trendgraphix statistics for the month of April showed 17 bank owned homes selling for an average square foot price of $147.  There were 19 non-bank owned sales for an average per square foot price of $173.

Greenview Drive, El Dorado Hills, CA - The amazing custom homes inside the Serrano Country Club gates never cease to wow me.  This fabulous home was built in 2003 on lot almost 3/4 of an acre in size and backing to a greenbelt.  It is superbly crafted in what I'd call a modern style with approximately 4324 square feet, 5 bedrooms, and 4.5 bathrooms.  Giving way to that modern feel were the walls of windows off the back of the home where the kitchen and family room look out to the vanishing edge pool and the greenbelt behind it that you see in the third picture.  The kitchen  is truly gourmet with top of the line appliances, granite counters, European cabinetry, and a large walk-in pantry.  The master suite has it's own balcony and access to the back yard which is equipped with every amenity you could imagine in addition to the pool - spa, water slide, fire-pit, outdoor kitchen with built in BBQ, and a fireplace.  The home also has a separate guest house with a full bath and a kitchen that also has access to the back yard.  Something I have not seen before but definitely impressed me was a Jack-N-Jill closet for the junior bedrooms.  It is listed at $1,299,000.

Dalewood Drive, El Dorado Hills, CA I know most of the times, the homes that really impress me are the million dollar homes but this one is a great semi-custom home in a price range that is really moving in today's market.  Situated behind the gates of one of my favorite Serrano villages on just under a quarter of an acre, it was built in 1998, has 3 bedrooms plus a den, 2.5 bathrooms, and just over 2400 square feet.  As you can see by the pictures, it has great curb appeal and is equally appealing inside with many upgraded features including real hardwood floors, plantation shutters, granite counters, and crown molding.  The back yard features a beautiful pool and built in spa.  This darling single story is listed at $499,000

Last month El Dorado Hills had 40 homes sell with  the lowest at $295,000, the highest at $1,798,000, and the median at $519,000. Of the 40, 19 were bank owned and 6 were short sales.

Best Deal for El Dorado Hills April 3, 2009*

Dunnewood Drive, El Dorado Hills, CA In case you didn't see the category heading for my "Best Deals", I have decided not to include bank owned properties in addition to the short sales, and fixer uppers.  This month's best deal is priced to sell at only $145.53 per square foot or $459,000.   It was built in 2003 on approximately .21 acres in the Stonebriar neighborhood (south of Highway 50, off White Rock Rd.).  It has 4 bedrooms (one on the first floor) and 3 baths in it's 3198 square feet.  In addition you'll find a 3 car garage and RV access.  This home has been beautifully upgraded with natural stone and shows extremely well. *Sold 6/16/2009.

To give you perspective on this great price, our Lyon Trendgraphix statistics for February show 12 non-bank owned homes sold for an average square foot price of $184.  Looking at bank owned statistics - 14 sold for an average square foot price of $154.

Beautiful Semi-Custom JTS in Serrano

Meybees Court, El Dorado Hills, CA - This home had a real "wow" factor for me when I saw it on tour recently.  It was built in 2001 on .285 acres in the Serrano neighborhood by JTS homes.  This is what JTS called their Magnolia model.  It has approximately 4878 square feet with 6 bedrooms, 5 bathrooms, a loft area for games or studying, and a home office with it's own entrance off the front courtyard.  The home is impeccably maintained and looks like a model.  It has been upgraded with cherry cabinets, hardwood and slate flooring, and 6 sets of custom French doors.  The back yard is beautiful as well with everything you could imagine for entertaining - a pool/spa that include waterfalls and a beach entrance to cool you on our hot days, and a fire pit  to warm you or roast marshmallows when the evenings cool.  This beautiful home is listed at $839,000.  If you would like more information or pictures please email me at driley@golyon.com

Breese Circle, El Dorado Hills, CA Excluding my Best Deal November blog on Souza which is still for sale at $524,900 or $97.31 per square foot, my Best Deal October blog on Montrose also still for sale at $429,900 or $104.62 per square foot, and a Pulte new Construction 3800 square feet, 5 bedroom, 4.5 bath home in the development of Laurel Oaks for $499,990 or $131.58 per square foot, this is the lowest price per square foot home you'll find in El Dorado Hills today.  The amazing thing about this home is that it sits inside the guard gates of the Serrano Country Club where some of the most expensive custom homes in El Dorado Hills are located.  The bank owned home was custom built in 2003 on .627 acres.  It has approximately 4370 square feet with 4 bedrooms and 5 bathrooms.  It is listed as $579,900 or $132.70 per square foot. 

To give you perspective on the this price I've pulled the latest statistics from our Trendgraphix which are based on sales from  the month of January.  There were 19 non- bank owned sales in El Dorado Hills where the average square foot price was $187.  Looking at bank owned only, there were 10 sales averaging $137 per square foot.  Interestingly, the average sold price was $481,000 just $1 lower than it was in January 08.  The difference is that people are just getting a lot more for their money.

Bank Owned in Custom El Dorado Hills Neighborhood

Titleist Way, El Dorado Hills, CA - It's been quiet on the home touring front with the holidays but with the new year were many new listings to see this week.  I saw several great homes today, but this one wowed me the most.  This Serrano home was built by Parker as a semi-custom in 2000. Orchid Shade Drive, El Dorado Hills, CA - The lowest price per square foot home for sale in El Dorado Hills is actually my blog for November 2008 and is even lower now listed at $580,500 or $107.62 per square foot.  Please see my November "Best Deal" blog for more information on the Souza Drive listing.  This bank owned listing comes in second at $117.81 per square foot.  It is situated in the Wood Ridge neighborhood of El Dorado Hills where there are no HOA dues. It was built in 2002 on approximately .2 acres, has 5 bedrooms, 3 bathrooms, a 3 car garage and is 3386 square feet.   It is listed for $398,900.  

To give you perspective on how low the listing price is, our current Lyon Real Estate Trendgraphix statistics for the month of November show that there were 35 bank owned listings.  Twenty sold for an average square foot price of $162.  There were 273 non-bank owned listings of which 25 sold at an average square foot price of $181.  This figure is down 18% from November 2007.

Best Deal for El Doroado Hills on December 10, 2008*

Damico Drive, El Dorado Hills, CA The best price per square foot home today in El Dorado Hills is only $111.48 per foot.   It sits in one of the newer Serrano villages on approximately .23 acres with 5 bedrooms, 4.5 bathrooms, and just over 4300 square feet.  It is a 2 story with a 2 car garage.  There is no back yard landscaping but at this price you could put a yard in that you want and still be sitting pretty as far a a deal.  This bank owned home is currently listed at $479,900. This home sold 1/21/09.

Since June there have been 9 homes sold in the Serrano area between 4000 - 4500 square feet with the highest selling at $735K and the low at $600K,  a median home price of $678K, and an average square foot price of $163.11.

Looking at our Lyon Trendgraphix statistics for the month of November, in all of El Dorado Hills there were 45 homes sold.  Of those, 25 were non-REO and averaged $181/ square foot while the other 20 were REOs and averaged $162/ square foot.  Comparing statistics from November 07, sales for all properties in El Dorado Hills is up 36.4% and inventory is down 27%.

Serrano Semi Custom with Great Views

Bantry Place, El Dorado Hills, CA -   The pictures do not do this beautiful home justice.  It was built in 2000, inside the gates of the Serrano Golf Course Country Club by Parker Development  who also designed and developed the master planned community of Serrano itself.  This is on a street of semi-custom homes surrounded by amazing custom homes.  The home has approximately 3827 square feet with 3 bedrooms, 4 baths, an office, and a down stairs bonus room where you have access to the covered veranda and pool/spa combo.  As you enter the home, you can go upstairs to the main level where you find the kitchen with walnut cabinetry ,granite counters, and double dishwashers, the library/den,  the master suite is spacious and elegant with a fireplace, marble flooring in the bath, and its own balcony; or you can go downstairs where you find the bonus room with a wet-bar/kitchen and fireplace, and a bedroom suite with it's own bathroom and fireplace.  From the main level, outside the nook and living room, there is a balcony where you have splendid views of  the golf course and the our local foothills.
