Welcome to my Best of the El Dorado Hills weblog! The Hills I refer to here are the foothills east of the Sacramento Valley. My inspiration for this blog came as a result of my Real Estate profession where touring homes and knowing the inventory are some of the best parts of my job. Though my predominant intention here is to tell you about the homes for sale that have wow’d me, I also want to include what I consider to be among “other bests” of living in this wonderful area. You can search by categories, by clicking on the links below, or click on a tag word under one of my postings for more blogs about that subject. The prices shown on each blog is as of the date written. I'll try and update them when time allows. Please keep in mind that sometimes the pictures don't do a home justice, but they are what the listing agent has submitted to the MLS and what I have to work with. Magnificent Home For Sale in Custom Serrano

Aldea Drive, El Dorado Hills, CA - I saw this house on tour a couple weeks ago and have been anxious to find the time to tell you about this "best find" because it is truly magnificent!   It was built in 2007 on approximately .43 acres behind the guard gates of the prestigious Serrano Country Club, on a street dotted with majestic native oaks.  It is a Santa Barbara style designed by Murray Duncan, who I have learned, designed one of the homes in the 2005 Dream Home Showcase that was held in Lincoln, CA.  It was expertly crafted and detailed from the finish work to the extensive use of granite, stone, and wood used throughout. You'll find such things as Anderson windows and doors; crown molding; and designer lights and custom soffits.  Though it is large, approximately 4812 square feet, the gathering areas that include several patios, an interior courtyard, an upstairs balcony, and a theater make it very inviting.  The kitchen is a dream with professional appliances (including 2 dishwashers!) , a butler's pantry with a warming drawer, furniture style cabinetry, and a walk in pantry.  There in the nook area you'll also find a fireplace (one of my favorite features but seldom found in a kitchen).   The family room is over-sized with a box-beam ceiling, a stone cast fireplace, and hand scraped hickory plank floors. The home has several other fireplaces including one in the master bedroom, one in the upstairs family room, one in the down stairs family room, and one in the interior courtyard.  In addition to the master, there are 3 other bedrooms and a total of 5 bathrooms. This incredible house is currently listed at $1,299,000.

Best Deal for El Dorado Hills on July 11, 2009

Damico Drive, El Dorado Hills, CA - My search for the lowest price per square foot today showed 10 homes for sale under $140 per square foot but the lowest was this two story home at only $119.26.   It was built in 2005 by Standard Pacific Homes on just over .25 acres with approximately 4091 square feet, 5 bedrooms - 1 down and the master and additional 3 upstairs, 4 bathrooms, and an upstairs bonus or loft. From the picture above it appears to have a 2 car garage but there is an additional tandem one for 3 total.   It is situated inside gates in one of the Serrano villages and has a huge flat yard, which guessing from this price needs landscaping.  Regardless, it is not a short sale or bank owned so an incredible price for El Dorado Hills!  It is listed at $487,900.  

To give you perspective on this price, I pulled statistics from our Lyon Real Estate Trengraphix for the month of June.  There were 51 total sales in El Dorado Hills for the month selling at an average square foot price of $158.  Of those 51, 17 were bank owned selling at an average square foot price of $142 and 34 were non-bank owned selling at an average square foot price of $166.

Beautiful Kalithea Custom in El Dorado Hills

Capetanios Drive, El Dorado Hills, CA - Situated within the prestigious neighborhood of Kalithea, rests this beautiful estate home with a backyard that looks like a resort.  The views here vary from mesmerizing night lights of the Sacramento Valley to peaceful Folsom Lake views. The home itself is exquisite!  It was built the the Mediterranean in style by William Stewart in 2004 with 4734 square feet that includes 4 bedrooms and 5 bathrooms.  Each of the bedrooms has its own bathroom plus there is an additional full bathroom in the down stairs game room.   The detail and amenities here speak for the quality.  Both the formal living room and the family room have floor to ceiling stone fireplaces.  The kitchen is a chef's dream with stainless steel appliances by Wolfe and Bosch and include a six burner range with a pot filler, subzero refrigerator, warming draw, and all the regular appliances that have become standard for us today.  It was designed with black granite counter tops and tumbled stone and granite back splashes.  Off the back of the home, overlooking the back yard is a large covered deck running the length of the upstairs that you can access from both the family room and the Master bedroom suite.  In addition there is a courtyard off the kitchen where you can sit by the fireplace and enjoy the amazing views.   The amenities here go on and on.   It is listed at $1,425,000

The Kalithea neighborhood is one of the newest neighborhoods in El Dorado Hills.  It is a gated neighborhood where all of the homes are custom and many are lucky to have beautiful Sacramento Valley and Folsom Lake views.  Currently homes for sale are ranging from $999,000 to $2,449,000 and lots are ranging from $250,000 to $550,000.

Another Golf Course Beauty in Cameron Park

Justamere Court, Cameron Park, CA - This "best find" home for sale is situated on the 16th fairway and green of the Cameron Park Country Club inside the small gated neighborhood of El Dorado Royal.  It was built in 2001  with high ceilings that give it a big feel and floor to ceiling windows that let you take in the beautiful golf course view.  It has approximately 3082 square feet, 3 bedrooms plus a den, and 3 bathrooms.  It is upgraded throughout that include rosewood flooring, slab granite counters, cherry cabinets, and a covered patio that lets you take in the views rain or shine.  There are HOA's here but only $105 per month and no Mello Roos.  It is listed at $649,000.  This is one of those homes where the pictures don't do it justice so take my word for it when I say that it is definitely worth a look.

Beautiful Serrano Golf Course Home

Royal Troon Drive, El Dorado Hills, CA - I was in heaven last week on our REALTOR tour with two amazing homes on golf courses.  Both on the 16th hole, but one in Cameron Park situated on the fairway of the Cameron Park Country Club and this one in El Dorado Hills situated on the fabulous Serrano Golf Course.  Built in 2001 by John Laing, this home is mostly a single story except for a secluded loft off the master suite.  It has three bedrooms (two of them can be master suites)  and 3 baths among its 2970 square foot plan.  The upgrades inside this home make it elegant yet homey and include a wet bar with a wine room tucked behind it, extensive use of masonry, an outdoor covered patio with a fireplace, alder cabinetry, and granite counters.  And the views of the golf course and mountains behind are fabulous!  Like all Serrano homes it is situated in a gated neighborhood but few in comparison to the number of homes in this master planned golf course community have a location like this.  It is listed for $649,000.   For more information or pictures of this "best find" or others like it in El Dorado Hills email me at driley@golyon.com

Beautiful Cameron Park Golf Course Setting

Navion Court, Cameron Park, CA - Tucked back on a cul-de-sac in a small gated neighborhood, this home looked quaint from the curb. Meadow Wood Drive, El Dorado Hills, CA  The lowest price per square foot house for sale currently in El Dorado Hills is an amazing deal!  It was built in 1999 in one of the gated Serrano neighborhoods on a spacious corner lot that is approximately .29 acres.  It is 3950 square feet with 5 bedrooms and 4 bathrooms.  This bank owned property is list for only $121 per square foot or $478,000.

For perspective on this great price, our Trendgraphix statistics for the month of April showed 17 bank owned homes selling for an average square foot price of $147.  There were 19 non-bank owned sales for an average per square foot price of $173.

Greenview Drive, El Dorado Hills, CA - The amazing custom homes inside the Serrano Country Club gates never cease to wow me.  This fabulous home was built in 2003 on lot almost 3/4 of an acre in size and backing to a greenbelt.  It is superbly crafted in what I'd call a modern style with approximately 4324 square feet, 5 bedrooms, and 4.5 bathrooms.  Giving way to that modern feel were the walls of windows off the back of the home where the kitchen and family room look out to the vanishing edge pool and the greenbelt behind it that you see in the third picture.  The kitchen  is truly gourmet with top of the line appliances, granite counters, European cabinetry, and a large walk-in pantry.  The master suite has it's own balcony and access to the back yard which is equipped with every amenity you could imagine in addition to the pool - spa, water slide, fire-pit, outdoor kitchen with built in BBQ, and a fireplace.  The home also has a separate guest house with a full bath and a kitchen that also has access to the back yard.  Something I have not seen before but definitely impressed me was a Jack-N-Jill closet for the junior bedrooms.  It is listed at $1,299,000.

Dalewood Drive, El Dorado Hills, CA I know most of the times, the homes that really impress me are the million dollar homes but this one is a great semi-custom home in a price range that is really moving in today's market.  Situated behind the gates of one of my favorite Serrano villages on just under a quarter of an acre, it was built in 1998, has 3 bedrooms plus a den, 2.5 bathrooms, and just over 2400 square feet.  As you can see by the pictures, it has great curb appeal and is equally appealing inside with many upgraded features including real hardwood floors, plantation shutters, granite counters, and crown molding.  The back yard features a beautiful pool and built in spa.  This darling single story is listed at $499,000

Last month El Dorado Hills had 40 homes sell with  the lowest at $295,000, the highest at $1,798,000, and the median at $519,000. Of the 40, 19 were bank owned and 6 were short sales.

Breese Circle, El Dorado Hills, CA Excluding my Best Deal November blog on Souza which is still for sale at $524,900 or $97.31 per square foot, my Best Deal October blog on Montrose also still for sale at $429,900 or $104.62 per square foot, and a Pulte new Construction 3800 square feet, 5 bedroom, 4.5 bath home in the development of Laurel Oaks for $499,990 or $131.58 per square foot, this is the lowest price per square foot home you'll find in El Dorado Hills today.  The amazing thing about this home is that it sits inside the guard gates of the Serrano Country Club where some of the most expensive custom homes in El Dorado Hills are located.  The bank owned home was custom built in 2003 on .627 acres.  It has approximately 4370 square feet with 4 bedrooms and 5 bathrooms.  It is listed as $579,900 or $132.70 per square foot. 

To give you perspective on the this price I've pulled the latest statistics from our Trendgraphix which are based on sales from  the month of January.  There were 19 non- bank owned sales in El Dorado Hills where the average square foot price was $187.  Looking at bank owned only, there were 10 sales averaging $137 per square foot.  Interestingly, the average sold price was $481,000 just $1 lower than it was in January 08.  The difference is that people are just getting a lot more for their money.

Lida Court, El Dorado Hills, CA - Absolutely beautiful!   This home is described by the listing agent as a Cottage Craftsman style home and was designed and built to perfection.   It was built in 2004 on just less than one third acres in the gated neighborhood of custom homes called Francisco Oaks.  There are 4 bedrooms, 3 full baths and 2 half bathrooms within its 4233 square feet.  Most of the cabinetry is a creamy white that look beautiful with the dark wood flooring found throughout much of the main rooms.  The kitchen has plenty of working room and is equipped with limestone counters, top of the line appliances, and a separate built-in baking center. Powfoot Way, El Dorado Hills, CA - This charming Serrano single story may have been built by John Laing Homes as a semi-custom but has superb amenities and upgrades that make it stand out. Throw in the fabulous views and it easily fits into my best find category.  The 3200 square foot, Mediterranean home sits on a slightly raised lot overlooking the 18th fairway of Serrano Country Club with views of not only the golf course but Folsom Lake and the Sacramento Valley beyond it.  A few of the amenities include a custom built casita, a loggia with a fireplace off the back where you can enjoy your views year-round, spacious rooms, a gated courtyard entrance, and a beautiful kitchen with granite counters and maple cabinets. The neighborhood is gated, typical of all of the Serrano Villages, but this particular village is one of my favorites.  Listed at $799,900.  Please call or email me for more information on this wonderful home.  This home sold 10-3-2008.

Best Deal El Dorado Hills - April 08*

Redondo Drive, El Dorado Hills, CAThe "best price per square foot" home in El Dorado Hills is unbelievably priced at only $140.66 $132.45 per square foot.  It's bank owned and extremely low even among other bank owned properties.  I truly believe sometimes this is a strategy for banks to get a higher price as it insights competition and multiple offers.  However, it is what it is so I'll just give you the information I found.  This semi-custom home was built in 2004, in one of the gated villages of Serrano, on approximately .482 acres, and has 4265 square feet, 4 bedrooms, 4 baths.  The kitchen has granite counters and stainless steel appliances.  Our Lyon RE Trendgraphix statistics for the month of March show that 30 homes sold at an average price per square foot of $192.  Of these 30 sold homes, 9 were bank owned properties averaging $163/square foot.  The home is listed at $599,900 $564.900.  Keep in mind that generally, larger homes go for less per square foot so though it has the lowest per square foot price, it isn't the lowest priced home.  There are two homes under $300K for sale in El Dorado Hills and both of them are bank owned. Rescue, CA- Situated in a gated community where most of the lots are 5 acres or more, this custom home rests on 5.6 acres surrounded by oak trees.  Built in 1991, it is approximately 4080 square feet, has 4 bedrooms, 4.5 bathrooms, a den, and 500 square foot of lower level living that includes a bonus room.  Though it needs some updating and backyard landscaping it is a great deal at $849,000.  This great value just sold on Aug. 23rd for an even better value of $781,000.  Congratulations to the buyers of this beautiful home.           

Best Find - A True Adobe Home

Placerville, CA - This one-of-a-kind home is a true adobe. The home sits secluded in a gated subdivision on over 19 acres. The views are incredible looking out to the hills beyond and the rural valley below. As for the value, the home has approximately 6500 square feet, 4 bedroom, 3.5 baths, top of the line appliances, and infinity pool and is offered at $1,265,000 $1,095,000 $799,000; you decide. The work that has gone into this is evident and amazing. The interior walls are 1.5 feet thick concrete. How long must that alone have taken! Unfortunately, though they have worked on it for 8 years, the sellers vision of the estate is not complete. For the buyer who can carry out that vision, they have the makings of a beautiful and unique retreat.
