Welcome to my Best of the El Dorado Hills weblog! The Hills I refer to here are the foothills east of the Sacramento Valley. My inspiration for this blog came as a result of my Real Estate profession where touring homes and knowing the inventory are some of the best parts of my job. Though my predominant intention here is to tell you about the homes for sale that have wow’d me, I also want to include what I consider to be among “other bests” of living in this wonderful area. The prices shown on each blog is as of the date written. I'll try and update them when time allows. Meybees Court, El Dorado Hills, CA - This home had a real "wow" factor for me when I saw it on tour recently. It was built in 2001 on .285 acres in the Serrano neighborhood by JTS homes. This is what JTS called their Magnolia model. It has approximately 4878 square feet with 6 bedrooms, 5 bathrooms, a loft area for games or studying, and a home office with it's own entrance off the front courtyard. The home is impeccably maintained and looks like a model. It has been upgraded with cherry cabinets, hardwood and slate flooring, and 6 sets of custom French doors. The back yard is beautiful as well with everything you could imagine for entertaining - a pool/spa that include waterfalls and a beach entrance to cool you on our hot days, and a fire pit to warm you or roast marshmallows when the evenings cool. Titleist Way, El Dorado Hills, CA - It's been quiet on the home touring front with the holidays but with the new year were many new listings to see this week. I saw several great homes today, but this one wowed me the most. This Serrano home was built by Parker as a semi-custom in 2000. However, it is far from that now as the sellers have totally customized it through it's extensive remodel that included the addition of walls, columns, arches, and wood beams. The home is nestled between the quaint street and the 8th green of the Serrano Golf Course. You can see the beautiful golf course views and the local views from the nook, family room, ground floor master bedroom, and the cozy bonus upstairs. Damico Drive, El Dorado Hills, CA - The best price per square foot home today in El Dorado Hills is only $111.48 per foot. It sits in one of the newer Serrano villages on approximately .23 acres with 5 bedrooms, 4.5 bathrooms, and just over 4300 square feet. It is a 2 story with a 2 car garage. There is no back yard landscaping but at this price you could put a yard in that you want and still be sitting pretty as far a a deal. This bank owned home is currently listed at $479,900. This home sold 1/21/09.
Since June there have been 9 homes sold in the Serrano area between 4000 - 4500 square feet with the highest selling at $735K and the low at $600K, a median home price of $678K, and an average square foot price of $163.11.
Looking at our Lyon Trendgraphix statistics for the month of November, in all of El Dorado Hills there were 45 homes sold. Of those, 25 were non-REO and averaged $181/ square foot while the other 20 were REOs and averaged $162/ square foot. Comparing statistics from November 07, sales for all properties in El Dorado Hills is up 36.4% and inventory is down 27%.

Bantry Place, El Dorado Hills, CA - The pictures do not do this beautiful home justice. It was built in 2000, inside the gates of the Serrano Golf Course Country Club by Parker Development who also designed and developed the master planned community of Serrano itself. This is on a street of semi-custom homes surrounded by amazing custom homes. The home has approximately 3827 square feet with 3 bedrooms, 4 baths, an office, and a down stairs bonus room where you have access to the covered veranda and pool/spa combo. As you enter the home, you can go upstairs to the main level where you find the kitchen with walnut cabinetry ,granite counters, and double dishwashers, the library/den, the master suite is spacious and elegant with a fireplace, marble flooring in the bath, and its own balcony; or you can go downstairs where you find the bonus room with a wet-bar/kitchen and fireplace, and a bedroom suite with it's own bathroom and fireplace. Souza Drive, El Dorado Hills, CA - The lowest price per square foot home in El Dorado Hills this month is bank owned and listed at only $119.56 $95.46 per square foot equating to $644,900 $514,900. It is a Serrano semi-custom home built in 2002 on approximately .238 acres with 5 bedrooms and 4.5 bathrooms in just under 5400 square feet. There are many upgrades including travertine and marble flooring, granite counters, a pool, and local views of El Dorado Hills. To give you perspective of this great price, our Lyon Real Estate Trendgraphix market statistics for the month of October show that there were 37 bank owned homes for sale, 15 sold at an average square foot price of $155. The list to sale price of these 22 sales was 98%, meaning that they sold at almost full price on average. We are seeing many of these low, low priced bank owned homes receiving multiple offers because they are such a great deal and are acutally selling over their list price to fair market values. Spring Meadow Road, Cameron Park, CA - This beautiful country estate sold back in July 2006 for just under $3 Million and today, sadly, it has gone back to the bank but the potential for it are huge. The home, built in 1991, is in the gated neighborhood of Cameron Estates where it sits on approximately 5 oak studded acres with its own private gate. Along with the 7297 square foot main house there is also a guest house, pool, spa, pool house, a lighted tennis court, 4 car garage, and RV parking with hookups. The inside is very dated and would need to be completely redone. The grounds have been neglected and need some work. The Summit, El Dorado Hills, CA - This beautiful neighborhood is situated on the northern end of El Dorado Hills off Francisco Boulevard. So exquisite an area that it was chosen for the location of the 1988 Street of Dreams Home Tour for the Sacramento area. There were a few homes in there before that time but really took off in the 90's and since. There are approximately 190 home sites inside the gated community ranging in size from just over 1/3 acre to 2.33 acres and only a few of those lots remain undeveloped but tightly held by their owners. The homes range in size from just over 3000 to just under 11,000 square feet. Some of the homes towards the back of the neighborhood have Folsom Lake views adding to their gracious ambiance. Even though I feel such a sense of awe when I drive through the streets, I have always felt a friendliness too. Maybe it's the little neighborhood park and tennis courts that make me think of family. There are HOA dues of $130 per month but no Mello Roos. Currently there are 7 homes for sale in this wonderful neighborhood ranging from just under $900,000 to $1,950,000. Rescue, CA - Tour day was an especially busy day for me this week so when I decided on which houses to visit, this home wasn't on my list. Luckily for me a few other agents I saw on tour had been to see it and sparked my curiosity so much I rearranged my schedule to fit it in. This is an amazing house with a beautiful setting on a 5 acre (horse property) lot. Situated between El Dorado Hills and Cameron Park in Green Springs Estates, it truly looks like an estate. The development is gated as well as the property. As I entered the property gate at the top of the road, I gazed past an expansive, gently sloped lawn sprinkled with a few evergreens and mature native oaks to the house. Off to the right, I could see an unattached 3-car garage with a guest house (900 sq. feet) built on top and beyond that a tennis court. As I got to the bottom of the driveway, I could see that the house had another 3-car attached garaged. Around the back of the house, I found an incredible 1200 square foot, edgeless pool with a waterfall, a swim up bar, and a cave that you can swim into and once inside find benches to sit on. From the pool. as well as from the whole back of the house you have views to the east that include the Sierra Nevada Mountains.
The grounds were mesmerizing, but I finally made my way around the front, up the steps, and into the entry of the house. It was built this year with just over 5000 square feet that includes 5 bedrooms, 5 baths, an office, and a solar system that generates most of the home's electricity. It has a craftsman feel with it's simple, clean lines in the cabinetry, built-ins, and wainscoting, and a warmth about it from the use of brick fireplaces (including one in the kitchen/nook) and the extensive use of wide plank, yellow pine flooring. The kitchen is quite spacious and gourmet, has granite slab counters with an eating bar, that fireplace I mentioned, and stainless steel appliances. All the baths have travertine showers and floors.
One more bonus for this horse property development is that it has no Mello Roos. This amazing home is offered at $1,495,000 $1,295,000 which in my mind is not only a best find but a great value for such an estate. If I didn't love my own view and know my current home is already too big for me I'd be tempted. El Dorado Hills, CA - I loved this home the first time I saw it a few months ago. I re-toured it again recently and can't believe it is still not sold. It's the nature of the market, I suppose. Fashioned in a Santa Barbara style and built in 2004 in the charming Francisco Oaks neighborhood on .41 acre, it is approximately 3850 square feet, has 4 bedrooms and 3.5 bathrooms. The cabinets throughout are handcrafted with a dark brown stain adding to the home's coziness. The kitchen includes granite slab counters and stainless appliances. The oak tree studded backyard is beautifully landscaped with a built in pool/spa and a dramatic waterfall that spills from an upper level patio just outside the kitchen, to the lower level where you find the pool and more patio area. El Dorado Hills, CA - Built in 2000, this former Serrano model intrigued me from the moment I walked in the gates of the front courtyard which is actually outside the nook windows you can see on the left in the picture of the kitchen. As you enter the house your eye is drawn through the living/dining room to the beautiful, sparking pool and statuesque arbor in the the back yard. Heading right from the entrance, you'll find the bright and well lay ed out kitchen and nook, a bedroom which is currently used as an office, the laundry room, and the family room complete with a cozy fireplace and french door to the back yard. If you had headed left from the entrance, you'd pass the stairs to the second floor which has two bedrooms and a full bath. El Dorado Hills, CA - This contemporary home was part of the 1988 Street of Dreams in the Summit neighborhood. It sat in all its grandeur on a 3/4 acre wooded lot with 4060 square feet. Its dramatic interior and designer touches are evident but it is in dire need to TLC to restore it to its original beauty. Now a bank owned property offered at $785,000, it is an incredible value and opportunity. The picture on the right of the pool are from a much earlier day.
