Welcome to my Best of the El Dorado Hills weblog! The Hills I refer to here are the foothills east of the Sacramento Valley. My inspiration for this blog came as a result of my Real Estate profession where touring homes and knowing the inventory are some of the best parts of my job. Though my predominant intention here is to tell you about the homes for sale that have wow’d me, I also want to include what I consider to be among “other bests” of living in this wonderful area. You can search by categories, by clicking on the links below, or click on a tag word under one of my postings for more blogs about that subject. The prices shown on each blog is as of the date written. I'll try and update them when time allows. Please keep in mind that sometimes the pictures don't do a home justice, but they are what the listing agent has submitted to the MLS and what I have to work with. Patrick Circle, Folsom, CA -  The best price per square foot home for sale in Folsom, believe it or not, is not bank owned or a short sale, but definitely priced to sell.  It was built in 1999 and has approximately 4051 square feet averaging $135.77 per square foot at the listed price of $550,000.  It has 5 bedrooms, 3 bathrooms, and a 3 car garage.  It is located in the Willow Springs subdivision close to Intel, Hwy. 50, and the new Kaiser Hospital and open air mall being built off East Bidwell.  To give you perspective on this great price:  our Lyon Real Estate Trendgraphix market statistics for the month of October show there were 58 homes sold at an average square foot price of $194 (up from September's average of $191).  Looking at just the bank owned homes, that average price drops to $176 per square foot.   Statistics also show that the average listing price to sale price for all the 58 sales was 98%.  For more information on this home or others like it in Folsom, please email me.

Tomlinson Drive, Folsom, CA The best price per square foot home for Folsom is this 5 bedroom, 4.5 bathroom, 4831 square foot  house.  It was built in 1991 on approximately .28 acres in the neighborhood of American River Canyon North.  It features high ceilings, huge rooms, hardwood floors, an upstairs master bedroom with a double sided fireplace (from bedroom to bathroom) and it's own balcony.  The kitchen has granite counters.  It is bank owned and currently listed for $675,900 or $139.91.  (There are a couple fixer upper homes for less but for the purpose of my best deal category I leave out fixers as they are of a subjective nature and the cost to fix them is too hard to calculate.)  To give you perspective on the price of this home, our Lyon Real Estate Trendgpraphix statistics for the month of August show for all property types (short sales, bank owned, and non bank owned) 60 homes sold  for an average of $198 per square foot and a list price to sale price average of 97%.  Of those 60 sales, 8 were bank owned and sold at an average per square foot price of $171 with 96% list to sale price.  This home sold 11/26/2008.

Alpine Falls Drive, Folsom, CA - The lowest price per square foot home for sale in Folsom is only $136.88 per square foot.  This bank owned home was built in the American River Canyon neighborhood in 2003 on .9 acres with approximately 4442 square feet, 4 bedrooms, and 3.5 bathrooms.  It has upgrades that include honey-glazed Alderwood cabinets, granite counters, and Travertine floors.  It is listed at $608,000.  For perspective on price, our Lyon Real Estate Trendgraphix market statistics for the month of May show that 73 homes sold at an average price per square foot of $203. Given Street, Folsom, CAThis bank owned, 4 bedroom, 3 bathroom home was built in 2004 and is the "lowest price per square foot home" for sale today in Folsom at $155.11 per square foot.  It is approximately 1998 square feet, has cherry cabinets, granite counters, a downstairs bedroom, and a great location.  To show the value here, our Trendgraphix market trends show Folsom had 280 homes for sale in April; 53 sold for an average of $196 per square foot.  Looking just at bank owned properties, there were 25 for sale, 10 sold for an average of $179 per square foot.  Listed at $309,900.  Please call or email me for more information or pictures of this home. Trendgraphix statistics for January show that 24 homes at the average of $208 per square foot.  Nine of those were also bank owned and sold for an average of $193 per square foot.  This property is listed for $634,500 $614.500 or $158.55 $153.66 per square foot.  There are currently 2 other very nice homes in Folsom under $168 per square foot and not bank owned or in a short sale position, please email me for more information on them as well. Cimmeron Circle, Folsom, CA - This Tudor home was built in 1981 on .41 acre with 3100 square feet.  It has an updated kitchen with granite counters, RV parking, and plenty of storage.  Priced at $424,900 makes this deal only $137 per square foot.  Our Lyon Real Estate Trendgraphix report shows that in November there were 351 homes for sale,  56 of them sold with an average per square foot price of $216.    (This home sold January 30, 2008.)

These are homes for our foothill area in the MLS (multiple listing service) that have the lowest price per square foot. I've excluded those in a distress situation (short sales) and those needing alot of updating or repair. Today (April 3, 2009,) I have decided not to include bank owned homes in these "best deals" either as the banks have no concept of value.  They will lower the price of a home to whatever it takes to get it off of their books.  If I use this concept for my search, it will be easier to tell when our values are truely going back up.  If you are looking specifically for bank owned homes, please visit my website at DeeDeeRiley.com where I have hot links at the top of the page for bank owned homes in El Dorado Hills, Folsom, and the Cameron Park Vicinity. 

Please keep in mind that these are not necessarily the lowest priced houses for these areas.  The reason for this is that generally as a home's square footage goes up, the price per square foot comes down.  

    

Best New Homes - Folsom

Folsom, CA - I spent this afternoon looking at John Laing Home Communities in the Folsom area and am so impressed. There are currently three new home communites: Outlook and Hideaway at Treehouse, and Marbella at the Parkway.

The story goes that in 1848, John Laing's father built his first home in the English Countryside and not too long after that John Laing Homes began. Customer satisfaction is important to them and, they believe, key to their longevity. They were recently ranked at the top in this category by J.D. Power and Associates. They were also named America's Best Builder by the National Association of Home Builders.

In all three communities there is a common theme of very workable floor plans and great use of space. Something almost all the homes have is the laundry room located on the same floor as the bedrooms. The communites are all conveniently located, reasonably priced, and have great curb appeal.

Both Outlook and Hideaway are at Treehouse where the idea was to make you feel like a kid again yet have all the amenities a grown-up could want. They are located in a naturally wooded area that gives them a very quiet secluded feel even though they are close to the Folsom Outlets and the new shopping centers and eateries on East Bidwell. There are pockets of open space and treed areas in and around the community and a cross country trail nearby where you can go for a run or take a quiet walk.

Outlook at Treehouse are condominium units with 7 floor plans modeled all named after birds. They range in size from 1115 to 1377 square feet. There are two and three bedroom units with one and two car garages attached. There is one single level model and the rest have the bedrooms upstairs.

Hideaway at Treehouse are two story homes with three and four bedrooms and two car garages. There are three models, named after trees, that range in size from 1686 to 1930 square feet. There is one model that has a bedroom downstairs with the other two upstairs and the rest have all the bedrooms up along with the laundry rooms.They are quite unique in that the garages are on the back side of the house and the homes open to a court-yard like common area.

There are 4 models to choose from at Marbella ranging in size from 1712 to 2143 square feet, with three and four bedrooms. They are all two story with the laundry room and bedrooms upstairs. Built with the same idea as Hideaway the two car garages are all at the back of the homes leaving the front for the home's charming design.

There are some really great deals now in new home construction especially as we near the end of the year. Some things to keep in mind when shopping for new homes: Though there are agents on site, those agents are working for the builder so it is still a good idea to have an agent represent you as a buyer. Most of the builders require you to have your agent with you when you first register with them. Darling Bungalow in Folsom*

Folsom, CA - Close to the Folsom Outlets and Highway 50 is an area called Natoma Station. There you can find these darling little bungalows. They are reminiscent of homes long ago. To get to the garages you actually drive down the driveway to the back of the house. This adorable little house has 4 bedrooms and is almost 2000 square feet. Relax on the charming country porch or head to the back yard for a dip in the pool and enjoy the calming sounds of the natural rock waterfall.
