Welcome to my Best of the El Dorado Hills weblog! The Hills I refer to here are the foothills east of the Sacramento Valley. My inspiration for this blog came as a result of my Real Estate profession where touring homes and knowing the inventory are some of the best parts of my job. Though my predominant intention here is to tell you about the homes for sale that have wow’d me, I also want to include what I consider to be among “other bests” of living in this wonderful area. You can search by categories, by clicking on the links below, or click on a tag word under one of my postings for more blogs about that subject. The prices shown on each blog is as of the date written. I'll try and update them when time allows. Please keep in mind that sometimes the pictures don't do a home justice, but they are what the listing agent has submitted to the MLS and what I have to work with. El Dorado Hills, CA - As this is a rather slow time of the year and new inventory on the market is low, I thought I would touch on some of the other "bests" for our Sierra Foothills area. I use to think of myself as a summer person because I love warm weather and clear sunny skies which is typical here in the foothills. I still love summer here, even though it can be too warm at times (106 on the hottest days) throughout the Sacramento Valley. I have, however, come to the conclusion that fall is "the best" season here. We still enjoy clear sunny skies and daytime temperatures in the 70's and low 80's, but there is a definite beauty in the hills this time of year. Our climate allows us trees that have amazing fall color, turning beautiful shades of red, orange, and yellow that stand out against the golden color of the hills and the deep greens of the native oaks. With the hottest days of summer over, our landscape plants are rejuvenated and take on flush of growth that look beautiful as well. Here is a shot taken from the Highland View neighborhood overlooking parts of El Dorado Hills with Folsom Lake in the background. Souza Drive, El Dorado Hills, CA - The lowest price per square foot home in El Dorado Hills this month is bank owned and listed at only $119.56 $95.46 per square foot equating to $644,900 $514,900. It is a Serrano semi-custom home built in 2002 on approximately .238 acres with 5 bedrooms and 4.5 bathrooms in just under 5400 square feet. There are many upgrades including travertine and marble flooring, granite counters, a pool, and local views of El Dorado Hills. To give you perspective of this great price, our Lyon Real Estate Trendgraphix market statistics for the month of October show that there were 37 bank owned homes for sale, 15 sold at an average square foot price of $155. The list to sale price of these 22 sales was 98%, meaning that they sold at almost full price on average. We are seeing many of these low, low priced bank owned homes receiving multiple offers because they are such a great deal and are acutally selling over their list price to fair market values. Montrose Way, El Dorado Hills, CA - The best price per square foot deal in El Dorado Hills is the home from my August Best Deal Blog which is also on Montrose Way and still available but now listed at $474,800 or $120 per square foot. This bank owned home is the 2nd best price per square foot home at $516,900 or $125.80 per square foot. It was built in 2002 on approximately .21 acres with 4109 square feet, 6 bedrooms, and 3 bathrooms. It has a built in pool but needs attention. To give you perspective on this great price: Our Lyon Real Estate Trendgraphix statistics show that 45 homes sold in El Dorado Hills during the month of August with a price per square foot average of $190 and a list /sales price of 97%. Of those 45 sales, 16 were bank owned and sold for an average of $166 per square foot with an average list / sale price of 101%. Montrose Way, El Dorado Hills, CA - As of August 15th, when I wrote this blog, El Dorado Hills had 14 homes for sale under $150 per square foot and 2 under $140 per square foot. This house is bank owned. It was built in 2002, in the Stonebriar neighborhood on .2 acres with 6 bedrooms, 3 bathrooms, and approximately 3954 square feet. The previous owners removed the appliances, wood flooring in the front den, and the carpet in some of the rooms but the home is otherwise in great shape. It still has the granite counters in the kitchen, light wood cabinets, and it includes an upstairs bonus. It is listed at $539,000 $499,000 $474,800 (as of 10/03/2008) or $136.32 $126.20 $120.08 per square foot. For perspective on that price: Lyon Trendgraphix statistics for the month of July show that El Dorado Hills had 398 homes for sale with 42 of those selling at an average square foot price of $198. Of those 42 sales, 13 were also bank owned and sold for an average per square foot price of $177. Highland Hills Drive, El Dorado Hills, CA - I use to live in the next neighborhood over (Sterlingshire) and drove by this house on a regular basis. It has always caught my eye as it's curb appeal is so charming. I wondered what it looked like inside. On our Lyon office tour yesterday, I finally got a chance to see it, and to my delight, it is just as charming on the inside! The charm continues out to the back yard where you find the pool and garden areas nestled around some of our majestic native oaks. Highland Hills homes all have large lots and there are no HOA dues or Mello Roos. The majority of the homes here were built in the 90's, this one was built in 1990 on .80 acres. It has 5 bedrooms, 4 baths, and approximately 4420 square feet. Additionally, the home has a separate 2 bedroom, 1 bath guest suite with it's own mini kitchen, family room, and private entrance from the front of the house. Redondo Drive, El Dorado Hills, CA - The "best price per square foot" home in El Dorado Hills is unbelievably priced at only $140.66 $132.45 per square foot. It's bank owned and extremely low even among other bank owned properties. I truly believe sometimes this is a strategy for banks to get a higher price as it insights competition and multiple offers. However, it is what it is so I'll just give you the information I found. This semi-custom home was built in 2004, in one of the gated villages of Serrano, on approximately .482 acres, and has 4265 square feet, 4 bedrooms, 4 baths. The kitchen has granite counters and stainless steel appliances. Our Lyon RE Trendgraphix statistics for the month of March show that 30 homes sold at an average price per square foot of $192. Of these 30 sold homes, 9 were bank owned properties averaging $163/square foot. The home is listed at $599,900 $564.900. Keep in mind that generally, larger homes go for less per square foot so though it has the lowest per square foot price, it isn't the lowest priced home.
