Welcome to my Best of the El Dorado Hills weblog! The Hills I refer to here are the foothills east of the Sacramento Valley. My inspiration for this blog came as a result of my Real Estate profession where touring homes and knowing the inventory are some of the best parts of my job. Though my predominant intention here is to tell you about the homes for sale that have wow’d me, I also want to include what I consider to be among “other bests” of living in this wonderful area. You can search by categories, by clicking on the links below, or click on a tag word under one of my postings for more blogs about that subject. The prices shown on each blog is as of the date written. I'll try and update them when time allows. Please keep in mind that sometimes the pictures don't do a home justice, but they are what the listing agent has submitted to the MLS and what I have to work with. Aldea Drive, El Dorado Hills, CA - I saw this house on tour a couple weeks ago and have been anxious to find the time to tell you about this "best find" because it is truly magnificent! It was built in 2007 on approximately .43 acres behind the guard gates of the prestigious Serrano Country Club, on a street dotted with majestic native oaks. It is a Santa Barbara style designed by Murray Duncan, who I have learned, designed one of the homes in the 2005 Dream Home Showcase that was held in Lincoln, CA. It was expertly crafted and detailed from the finish work to the extensive use of granite, stone, and wood used throughout. You'll find such things as Anderson windows and doors; crown molding; and designer lights and custom soffits. Though it is large, approximately 4812 square feet, the gathering areas that include several patios, an interior courtyard, an upstairs balcony, and a theater make it very inviting. The kitchen is a dream with professional appliances (including 2 dishwashers!) , a butler's pantry with a warming drawer, furniture style cabinetry, and a walk in pantry. There in the nook area you'll also find a fireplace (one of my favorite features but seldom found in a kitchen). The family room is over-sized with a box-beam ceiling, a stone cast fireplace, and hand scraped hickory plank floors. The home has several other fireplaces including one in the master bedroom, one in the upstairs family room, one in the down stairs family room, and one in the interior courtyard. In addition to the master, there are 3 other bedrooms and a total of 5 bathrooms. This incredible house is currently listed at $1,299,000.

Justamere Court, Cameron Park, CA - This "best find" home for sale is situated on the 16th fairway and green of the Cameron Park Country Club inside the small gated neighborhood of El Dorado Royal. It was built in 2001 with high ceilings that give it a big feel and floor to ceiling windows that let you take in the beautiful golf course view. It has approximately 3082 square feet, 3 bedrooms plus a den, and 3 bathrooms. It is upgraded throughout that include rosewood flooring, slab granite counters, cherry cabinets, and a covered patio that lets you take in the views rain or shine. There are HOA's here but only $105 per month and no Mello Roos. It is listed at $649,000. This is one of those homes where the pictures don't do it justice so take my word for it when I say that it is definitely worth a look.

Greenview Drive, El Dorado Hills, CA - The amazing custom homes inside the Serrano Country Club gates never cease to wow me. This fabulous home was built in 2003 on lot almost 3/4 of an acre in size and backing to a greenbelt. It is superbly crafted in what I'd call a modern style with approximately 4324 square feet, 5 bedrooms, and 4.5 bathrooms. Giving way to that modern feel were the walls of windows off the back of the home where the kitchen and family room look out to the vanishing edge pool and the greenbelt behind it that you see in the third picture. The kitchen is truly gourmet with top of the line appliances, granite counters, European cabinetry, and a large walk-in pantry. The master suite has it's own balcony and access to the back yard which is equipped with every amenity you could imagine in addition to the pool - spa, water slide, fire-pit, outdoor kitchen with built in BBQ, and a fireplace. The home also has a separate guest house with a full bath and a kitchen that also has access to the back yard. Something I have not seen before but definitely impressed me was a Jack-N-Jill closet for the junior bedrooms. It is listed at $1,299,000.

Culver Lane, Cameron Park, CA - I saw this house on Realtor tour a while back and meant to write about it then. The time has gotten away from me but I was reminded of the charming single story when I saw a recent price reduction and couldn't believe it was still available. It was built in 1998, on just under a quarter acre, in the quaint neighborhood of custom homes called Eastwood Park. that has it's own neighborhood park but where there are no HOA dues. Within its 2321 square feet, you'll find 4 bedrooms, 3 bathrooms, a gourmet kitchen, and a master suite featuring a sunken tub and a double sided fireplace. The back yard has a beautiful solar heated built pool that completes the package. It is listed at $475,000.

Sudsbury Road, Cameron Park, CA - The lowest price per square foot today in the Cameron Park area is this home with the square foot price of only $108.72. It is a custom and was built in 2003 on approximately .6 acre, with 3578 square feet, 5 bedrooms, and 4 bathrooms. The master bedroom is on the main level and includes a fireplace. This home is bank owned and listed at $389,000. If this home is looking familiar, it was my "Best Deal" for the Cameron Park vicinity in January where it was listed for $415,000 or $116 per square foot. *Sold 5/13/2009.
For perspective on this great price, I pulled statistics from our Trendgraphix for January 09. For all property types (bank owned, non-bank owned, short sale) there were 205 homes for sale with 10 sales. The average price per square foot for those sales was $161. A positive statistic showed 36 pending homes for the month which is up 63.6% since January 08. Looking at bank owned listings only, there were 25 for sale and 6 of those sold with an average per square foot price of $149. Breese Circle, El Dorado Hills, CA - Excluding my Best Deal November blog on Souza which is still for sale at $524,900 or $97.31 per square foot, my Best Deal October blog on Montrose also still for sale at $429,900 or $104.62 per square foot, and a Pulte new Construction 3800 square feet, 5 bedroom, 4.5 bath home in the development of Laurel Oaks for $499,990 or $131.58 per square foot, this is the lowest price per square foot home you'll find in El Dorado Hills today. The amazing thing about this home is that it sits inside the guard gates of the Serrano Country Club where some of the most expensive custom homes in El Dorado Hills are located. The bank owned home was custom built in 2003 on .627 acres. It has approximately 4370 square feet with 4 bedrooms and 5 bathrooms. It is listed as $579,900 or $132.70 per square foot.
To give you perspective on the this price I've pulled the latest statistics from our Trendgraphix which are based on sales from the month of January. There were 19 non- bank owned sales in El Dorado Hills where the average square foot price was $187. Looking at bank owned only, there were 10 sales averaging $137 per square foot. Interestingly, the average sold price was $481,000 just $1 lower than it was in January 08. The difference is that people are just getting a lot more for their money.

Lida Court, El Dorado Hills, CA - Absolutely beautiful! This home is described by the listing agent as a Cottage Craftsman style home and was designed and built to perfection. It was built in 2004 on just less than one third acres in the gated neighborhood of custom homes called Francisco Oaks. There are 4 bedrooms, 3 full baths and 2 half bathrooms within its 4233 square feet. Most of the cabinetry is a creamy white that look beautiful with the dark wood flooring found throughout much of the main rooms. The kitchen has plenty of working room and is equipped with limestone counters, top of the line appliances, and a separate built-in baking center. There is not much more the chef in your family could ask for. As you can see here, even the laundry room is fabulous. Tomlinson Drive, Folsom, CA - The lowest price per square foot home for sale in Folsom today is a monstrous home with 5413 square feet listed at $755,000. It was custom built in 1990 in the American River Canyon neighborhood on just under .3 acres. It is not bank owned (REO) but is "below REO pricing" at $139.48 per square foot. It has 5 bedrooms, 4 bathrooms, a game room, and a pool.
For perspective on this price, our Lyon Trendgraphix statistics for last month show that there of the 26 bank owned homes for sale, 10 sold for an average square foot price of $171. Looking at non-bank owned homes, there were 197 for sale with 33 sales with an average square foot price of $204.

As you walk into the entry you can either go up the stairs to the main level where you'll find the kitchen, living room, dining room, master suite, office, and laundry room or you can go down stairs to the other 3 bedrooms. The kitchen was remodeled using antique white cabinetry and granite that show beautifully. The home, built in 1991, is in the gated neighborhood of Cameron Estates where it sits on approximately 5 oak studded acres with its own private gate. Along with the 7297 square foot main house there is also a guest house, pool, spa, pool house, a lighted tennis court, 4 car garage, and RV parking with hookups. The inside is very dated and would need to be completely redone. The grounds have been neglected and need some work. Highland Hills Drive, El Dorado Hills, CA - I use to live in the next neighborhood over (Sterlingshire) and drove by this house on a regular basis. It has always caught my eye as it's curb appeal is so charming. I wondered what it looked like inside. On our Lyon office tour yesterday, I finally got a chance to see it, and to my delight, it is just as charming on the inside! The charm continues out to the back yard where you find the pool and garden areas nestled around some of our majestic native oaks. Highland Hills homes all have large lots and there are no HOA dues or Mello Roos. The majority of the homes here were built in the 90's, this one was built in 1990 on .80 acres. It has 5 bedrooms, 4 baths, and approximately 4420 square feet. Additionally, the home has a separate 2 bedroom, 1 bath guest suite with it's own mini kitchen, family room, and private entrance from the front of the house. The downstairs has extensive use of beautiful Brazilian cherry hardwood flooring. The kitchen needs updating still but is large and has used brink incorporated around the built in ovens giving it a great deal of character. The Summit, El Dorado Hills, CA - This beautiful neighborhood is situated on the northern end of El Dorado Hills off Francisco Boulevard. So exquisite an area that it was chosen for the location of the 1988 Street of Dreams Home Tour for the Sacramento area. There were a few homes in there before that time but really took off in the 90's and since. There are approximately 190 home sites inside the gated community ranging in size from just over 1/3 acre to 2.33 acres and only a few of those lots remain undeveloped but tightly held by their owners. The homes range in size from just over 3000 to just under 11,000 square feet. Some of the homes towards the back of the neighborhood have Folsom Lake views adding to their gracious ambiance. Even though I feel such a sense of awe when I drive through the streets, I have always felt a friendliness too. Maybe it's the little neighborhood park and tennis courts that make me think of family. There are HOA dues of $130 per month but no Mello Roos. Currently there are 7 homes for sale in this wonderful neighborhood ranging from just under $900,000 to $1,950,000.
