Welcome to my Best of the El Dorado Hills weblog! The Hills I refer to here are the foothills east of the Sacramento Valley. My inspiration for this blog came as a result of my Real Estate profession where touring homes and knowing the inventory are some of the best parts of my job. Though my predominant intention here is to tell you about the homes for sale that have wow’d me, I also want to include what I consider to be among “other bests” of living in this wonderful area. You can search by categories, by clicking on the links below, or click on a tag word under one of my postings for more blogs about that subject. The prices shown on each blog is as of the date written. I'll try and update them when time allows. Please keep in mind that sometimes the pictures don't do a home justice, but they are what the listing agent has submitted to the MLS and what I have to work with. Best Deal in Cameron Park Vicinity as of November 3, 2008

Chasen Drive, Cameron Park, CA The lowest price per square foot house is actually my Best Deal for Cameron Park Vicinity from June 08 which is still available and now at $112.97 per square foot and listed for $459,000.  This bank owned home on Chasen Drive is the second lowest at $136.35 per square foot; listed at $588,900.  It was built in 2004 on approximately .36 acres in the prestigious and family oriented neighborhood of Eastwood Park.  It has just over 4300 square feet that includes 5 bedrooms, 4 bathrooms, a bonus room with a wet bar.  The kitchen has granite counters and a pantry.  The master is situated on the main floor.  To give you perspective on price, our Lyon Real Estate Trendgraphix market statistics for the month of October show there were 28 sales for the month with 8 of them being bank owned.  The average price per square foot of those 8 sales was $175 (up from $143 in September) and the average list to sale price was 96%.  If you would like more information on this home or more information on our Trendgraphix statistics please email me.

Lambeth Drive, Rescue, CA - Aside from my June Best Deal Blog for the Cameron Park Vicinity which is still available and now priced at $479,900 or $117.88 / square foot, this bank owned home is the best price per square foot listing at $125.50 $120.18 per square foot or $515,000 $489,250.  It was built in 2005 in the Sierra Crossing subdivision on approximately .45 acres with 5 bedrooms, 3.5 bathrooms, and 4071 square feet. It features a master suite and junior suite on the main level and an upstairs over sized bonus room.  The home needs backyard landscaping but has local views to enjoy till that can be done.  For price perspective:  Our Lyon Real Estate Trendgraphix statistics show 28 home sales for the month of August for this vicinity averaging $190 per square foot and with the Sold / List price of 96%.  Of those 28 sales, 9 were bank owned and sold at an average price per square foot price of $157 and 94% Sold / List price.  Please email me for more information on this or other bank owned homes for sale in the Cameron Park vicinity.

Best Deal for Cameron Park Vicinity - Aug. 15, 08*

Foxmore Lane, Rescue, CABuilt in 2004, this home rests on .515 acres in the Sierra Crossing neighborhood.  It has 5 bedrooms, 3 bathrooms, and approximately 3570 square feet.  It is bank owned and currently listed at $497,500 or $139.36 per square foot.  For perspective: our Lyon Trendgraphix statistics for the month of July showed of the 252 listings for this area, 23 sold for an average of $190 per square foot.  Of those 23 sold properties, 4 were bank owned and sold for an average of $161 per square foot.  Please call or email me for more information or pictures on this property.  If you are not currently working with a realtor, I would love to represent you on the buying end.  This home sold 11/14/2008.

Foxmore Lane, Rescue, CA - Priced at only $140  $112.97 per square foot makes this my best deal for the Cameron Park Vicinity.  It was built in 2003, in the Sierra Crossing neighborhood, on just over .5 acres with approximately 4071 square feet.  This home is bank owned and has 4 bedrooms, 4 bathrooms, and a 3 car garage.  HOA dues are only $120 per quarter.  It is listed at $579,000. As of 11/03/08 -$459,900  Keep in mind that this is the lowest price per square foot home for sale for the area, but not necessarily the cheapest.  There are actually fixers for sale starting at $224,900.  To give you some perspective on this pricing, our Lyon Real Estate Trendgraphix market trends showed 29 homes sold in April at an average of $204 per square foot.  Of those 29 homes, 10 were bank owned and sold for an average of $183/square foot.  Yeah, I think this is a deal!  For more information or pictures on this property or others like it for the Cameron Park area, email me
