Welcome to my Best of the El Dorado Hills weblog! The Hills I refer to here are the foothills east of the Sacramento Valley. My inspiration for this blog came as a result of my Real Estate profession where touring homes and knowing the inventory are some of the best parts of my job. Though my predominant intention here is to tell you about the homes for sale that have wow’d me, I also want to include what I consider to be among “other bests” of living in this wonderful area. The prices shown on each blog is as of the date written. I'll try and update them when time allows. Spring Meadow Road, Cameron Park, CA - This beautiful country estate sold back in July 2006 for just under $3 Million and today, sadly, it has gone back to the bank but the potential for it are huge. The home, built in 1991, is in the gated neighborhood of Cameron Estates where it sits on approximately 5 oak studded acres with its own private gate. Along with the 7297 square foot main house there is also a guest house, pool, spa, pool house, a lighted tennis court, 4 car garage, and RV parking with hookups. The inside is very dated and would need to be completely redone. The grounds have been neglected and need some work. All in all though this is a great find and could once again be the magnificent place it was not so long ago. It is currently listed at $1,489,937. Montebello Way, Cameron Park, CA - The best price per square foot house is still Foxmore Lane which was June's best deal which is now listed for sale at $509,900 or $125.25 per square foot. So this bank owned listing is actually the 2nd best but is an amazing deal at $126.04 $93.23 per square foot. It is a contemporary, built in 1977 on .35 acres with 2895 square feet, 4 bedrooms, and 2 bathrooms. The rear deck overlooks the Cameron Park Airpark. It's listed at $364,900 $269,900. To give you perspective on this price, our Trendgraphix market statistics for May show bank owned sales averaging $185 per square foot. Bertella Road, Cameron Park, CA - The delightful English country home had my interest from the moment I pulled up to it. It is only winter so many of the plants I saw walking up to the front door are dormant, but I could still imagine their beauty in bloom and see that the landscape fit the style of the home so perfectly. The home, built in 2001, is situated on approximately 1/2 acre and has views to the east from the front, including local views of Cameron Park. Inside the 3577 square foot house are 6 bedrooms, 3 1/2 baths, and custom everything from cabinetry to wall finishes. The kitchen was amazing with 2 full sinks, a Dacor double oven, 2 Bosch dishwashers, a large island with a warming drawer, granite counters. cherry cabinets, stainless steel appliances, and a gourmet gas cook-top with a pot filler. The owners had the back yard designed and began the project but are relocating. It will be up to the buyer to see it through. It is a very private and beautiful lot, however, and looks quite promising. It is listed at $849,000. I would love to represent you as your buyer's agent on this best find. These are homes for our foothill area in the MLS (multiple listing service) that have the lowest price per square foot. I've excluded those in a distress situation (short sales) and those needing alot of updating or repair. Today (April 3, 2009,) I have decided not to include bank owned homes in these "best deals" either as the banks have no concept of value. They will lower the price of a home to whatever it takes to get it off of their books. If I use this concept for my search, it will be easier to tell when our values are truely going back up. Please keep in mind that these are not necessarily the lowest priced houses for these areas. The reason for this is that generally as a home's square footage goes up, the price per square foot comes down.
