Welcome to my Best of the El Dorado Hills weblog! The Hills I refer to here are the foothills east of the Sacramento Valley. My inspiration for this blog came as a result of my Real Estate profession where touring homes and knowing the inventory are some of the best parts of my job. Though my predominant intention here is to tell you about the homes for sale that have wow’d me, I also want to include what I consider to be among “other bests” of living in this wonderful area. You can search by categories, by clicking on the links below, or click on a tag word under one of my postings for more blogs about that subject. The prices shown on each blog is as of the date written. I'll try and update them when time allows. Please keep in mind that sometimes the pictures don't do a home justice, but they are what the listing agent has submitted to the MLS and what I have to work with. Kennar Way, Folsom, CA - The lowest price per square home today in Folsom is listed at $346,750 or $136.73 per square foot. This bank owned home was built in 1991 on .18 acres with 2536 square feet, 4-5 bedrooms, and 3 full bathrooms. It has high ceilings, has a bright open kitchen, a fireplace in the master, and a built-in pool. It is situated in the Natoma Station neighborhood which is a great neighborhood convenient to Highway 50, Intel, and the Folsom Outlet Mall.
To give you perspective on this outstanding price our Trendgraphix statistics for April show that there were 18 bank owned homes that sold for an average square foot price of $169. There were 40 non-bank owned homes that sold for an average square foot price of $186.

Tomlinson Drive, Folsom, CA - The lowest price per square foot home for sale in Folsom today is a monstrous home with 5413 square feet listed at $755,000. It was custom built in 1990 in the American River Canyon neighborhood on just under .3 acres. It is not bank owned (REO) but is "below REO pricing" at $139.48 per square foot. It has 5 bedrooms, 4 bathrooms, a game room, and a pool.
For perspective on this price, our Lyon Trendgraphix statistics for last month show that there of the 26 bank owned homes for sale, 10 sold for an average square foot price of $171. Looking at non-bank owned homes, there were 197 for sale with 33 sales with an average square foot price of $204.

Sudsbury Road, Cameron Park, CA - This is actually the third lowest price per square foot home listed in the Cameron Park Vicinity but the other two were blog posts from previous months and are still for sale but now at even lower prices. Montebello Way, the Best Deal for July 2008 is now listed at $269,900 or $93.23 per square foot and October's Best Deal on Lambeth Drive is now $459,900 or $113 per square foot. Back to this month's featured home on Sudbury - a custom, built in 2003 on just over .6 acres where it has local views. The bank owned home has 5 bedrooms, 4 bathrooms, and approximately 3578 square feet. It is listed for $415,000 or $116 per square foot.
To give you perspective on these prices our Lyon Real Estate Trendgraphix statistics for the month of November show there were 27 bank owned listings for sale. Four of them sold for an average square foot price of $148.

Orchid Shade Drive, El Dorado Hills, CA - The lowest price per square foot home for sale in El Dorado Hills is actually my blog for November 2008 and is even lower now listed at $580,500 or $107.62 per square foot. Please see my November "Best Deal" blog for more information on the Souza Drive listing. This bank owned listing comes in second at $117.81 per square foot. It is situated in the Wood Ridge neighborhood of El Dorado Hills where there are no HOA dues. It was built in 2002 on approximately .2 acres, has 5 bedrooms, 3 bathrooms, a 3 car garage and is 3386 square feet. It is listed for $398,900.
To give you perspective on how low the listing price is, our current Lyon Real Estate Trendgraphix statistics for the month of November show that there were 35 bank owned listings. Twenty sold for an average square foot price of $162. There were 273 non-bank owned listings of which 25 sold at an average square foot price of $181. This figure is down 18% from November 2007.

Damico Drive, El Dorado Hills, CA - The best price per square foot home today in El Dorado Hills is only $111.48 per foot. It sits in one of the newer Serrano villages on approximately .23 acres with 5 bedrooms, 4.5 bathrooms, and just over 4300 square feet. It is a 2 story with a 2 car garage. There is no back yard landscaping but at this price you could put a yard in that you want and still be sitting pretty as far a a deal. This bank owned home is currently listed at $479,900. This home sold 1/21/09.
Since June there have been 9 homes sold in the Serrano area between 4000 - 4500 square feet with the highest selling at $735K and the low at $600K, a median home price of $678K, and an average square foot price of $163.11.
Looking at our Lyon Trendgraphix statistics for the month of November, in all of El Dorado Hills there were 45 homes sold. Of those, 25 were non-REO and averaged $181/ square foot while the other 20 were REOs and averaged $162/ square foot. Comparing statistics from November 07, sales for all properties in El Dorado Hills is up 36.4% and inventory is down 27%.

It was built in 2005 on just over 1/2 acre and is located in the Sierra Crossing subdivision. It is approximately 3620 square feet and has 5 bedrooms, 3 bathrooms, and an upstairs loft with built in cabinetry. The back yard has not been landscaped. Our Lyon RE Trendgraphix for the month of March show this area having 23 sales averaging $186 per square foot. Of those 23 sales, 6 were bank owned and sold at an average of $176/ square foot. Samuel Way, El Dorado Hills, CA - My best deal post for December 08 was Belhaven Way and it currently is still the best price per square foot home available in El Dorado Hills at $143.72 per square foot but this home built in 2005 is the next "best deal" at only $156.61 per square foot. Our Lyon Trendgraphix market trends showed the 36 homes that sold in El Dorado Hills for the month of December averaged $212 per square foot. Looking at bank owned properties only, the 17 that sold averaged $190 per square foot. Located in the Laurel Oaks subdivision, on .220 acres with 3863 square feet that includes 5 bedrooms and 5 bathrooms (4 full and 1 half), an office, and a media room.
