Welcome to my weblog! The Hills I refer to here are the foothills east of the Sacramento Valley. My inspiration for this blog came as a result of my Real Estate profession where touring homes and knowing the inventory are some of the best parts of my job. Though my predominant intention here is to tell you about the homes for sale that have wow’d me, I also want to include what I consider to be among “other bests” of living in this wonderful area. The prices shown on each blog is as of the date written. I'll try and update them when time allows. Please keep in mind that sometimes the pictures don't do a home justice, but they are what the listing agent has submitted to the MLS and what I have to work with. This bank owned home was built in the American River Canyon neighborhood in 2003 on .9 acres with approximately 4442 square feet, 4 bedrooms, and 3.5 bathrooms. It has upgrades that include honey-glazed Alderwood cabinets, granite counters, and Travertine floors. It is listed at $608,000. For perspective on price, our Lyon Real Estate Trendgraphix market statistics for the month of May show that 73 homes sold at an average price per square foot of $203. So this bank owned listing is actually the 2nd best but is an amazing deal at $137.10 per square foot. It is a contemporary, built in 1977 on .35 acres with 2895 square feet, 4 bedrooms, and 2 bathrooms. The rear deck overlooks the Cameron Park Airpark. It's listed at $396,900. It was built in 2003, in the Sierra Crossing neighborhood, on just over .5 acres with approximately 4071 square feet. This home is bank owned and has 4 bedrooms, 4 bathrooms, and a 3 car garage. HOA dues are only $120 per quarter. It is listed at $570,000. Keep in mind that this is the lowest price per square foot home for sale for the area, but necessarily the cheapest. There are actually fixers for sale starting at $224,900. To give you some perspective on this pricing, our Lyon Real Estate Trendgraphix market trends showed 29 homes sold in April at an average of $204 per square foot. Of those 29 homes, 10 were bank owned and sold for an average of $183/square foot. Yeah, I think this is a deal! It is approximately 1998 square feet, has cherry cabinets, granite counters, a downstairs bedroom, and a great location. To show the value here, our Trendgraphix market trends show Folsom had 280 homes for sale in April; 53 sold for an average of $196 per square foot. Looking just at bank owned properties, there were 25 for sale, 10 sold for an average of $179 per square foot. Listed at $309,900. Castle Craigs Court, El Dorado Hills, CA - The lowest price per square foot home in El Dorado Hills is a property that I blogged about last month on Redondo Drive which is still available and still the lowest at $140.66 per square foot. This single story, bank owned home, however, is the second lowest, priced at $146.75 per square foot or $399,900. It was built in 1986, has approximately 2725 square feet, 3 bedrooms, 2.5 bathrooms, and a pool. It has a large open plan and has had some updating done to it. An issue for this home and possibly the reason for the extremely low price per square foot is that it backs up to El Dorado Hills Blvd. (a four lane road). Our Trendgraphix statistics for April sales show that there was a total of 45 home sales averaging $195 per square foot, of those sales 14 were bank owned and averaged $170 per square foot. It was built in 2005 on just over 1/2 acre and is located in the Sierra Crossing subdivision. It is approximately 3620 square feet and has 5 bedrooms, 3 bathrooms, and an upstairs loft with built in cabinetry. The back yard has not been landscaped. Our Lyon RE Trendgraphix for the month of March show this area having 23 sales averaging $186 per square foot. Of those 23 sales, 6 were bank owned and sold at an average of $176/ square foot. Redondo Drive, El Dorado Hills, CA - The "best price per square foot" home in El Dorado Hills is unbelievably priced at only $140.66 per square foot. It's bank owned and extremely low even among other bank owned properties. I truly believe sometimes this is a strategy for banks to get a higher price as it insights competition and multiple offers. However, it is what it is so I'll just give you the information I found. This semi-custom home was built in 2004, in one of the gated villages of Serrano, on approximately .482 acres, and has 4265 square feet, 4 bedrooms, 4 baths. The kitchen has granite counters and stainless steel appliances. Our Lyon RE Trendgraphix statistics for the month of March show that 30 homes sold at an average price per square foot of $192. Of these 30 sold homes, 9 were bank owned properties averaging $163/square foot. The home is listed at $599,900. Keep in mind that generally, larger homes go for less per square foot so though it has the lowest per square foot price, it isn't the lowest priced home. Built by Elliott Homes in 2005, it has 3999 square feet, 5 bedrooms, and 3 bathrooms. Trendgraphix statistics for January show that 24 homes at the average of $208 per square foot. Nine of those were also bank owned and sold for an average of $193 per square foot. This property is listed for $634,500 $614.500 or $158.55 $153.66 per square foot. There are currently 2 other very nice homes in Folsom under $168 per square foot and not bank owned or in a short sale position, please email me for more information on them as well.

Nine of those 28 homes were bank owned and averaged $175 per square foot. This one is also bank owned and is listed for $535,000, only $146.98 per square foot. Boeing Road, Cameron Park, CA - The best deal this month for the Cameron Park vicinity, which includes the communities of Rescue and Shingle Springs, happens to be in Airpark Estates where you can park your plane in your garage and taxi directly to the Cameron Park Airpark. It is a bank owned home that was built in 1978 but has had some updating. The home, situated on approximately .42 acres, is 3744 square feet, has 4 bedrooms, 3 full bathrooms, and a built in pool. Our Trendgraphix for the month of January shows 27 homes sold for an average of $198 per square foot. Even looking at bank owned stats for the same period - showed 4 homes sold with an average square foot price of $181. This best deal is listed at $549,900 $489,900 or $146.88 $130.85/ square foot. It has 3449 square feet, 4 bedrooms and 4 bathrooms, and is situated on approximately .169 acres. It is a bank owned property and is listed at $509,900 which is $147.84 per square foot. To give you an idea of how under priced this home is: 44 homes sold in Folsom in December averaging $213 per square foot. Samuel Way, El Dorado Hills, CA - My best deal post for December 08 was Belhaven Way and it currently is still the best price per square foot home available in El Dorado Hills at $143.72 per square foot but this home built in 2005 is the next "best deal" at only $156.61 per square foot. Our Lyon Trendgraphix market trends showed the 36 homes that sold in El Dorado Hills for the month of December averaged $212 per square foot. Looking at bank owned properties only, the 17 that sold averaged $190 per square foot. Located in the Laurel Oaks subdivision, on .220 acres with 3863 square feet that includes 5 bedrooms and 5 bathrooms (4 full and 1 half), an office, and a media room. El Dorado Hills, CA - This contemporary home was part of the 1988 Street of Dreams in the Summit neighborhood. It sat in all its grandeur on a 3/4 acre wooded lot with 4060 square feet. Its dramatic interior and designer touches are evident but it is in dire need to TLC to restore it to its original beauty. Now a bank owned property offered at $785,000, it is an incredible value and opportunity. The picture on the right of the pool are from a much earlier day.
