Patrick Circle, Folsom, CA - The best price per square foot home for sale in Folsom, believe it or not, is not bank owned or a short sale, but definitely priced to sell. It was built in 1999 and has approximately 4051 square feet averaging $135.77 per square foot at the listed price of $550,000. It has 5 bedrooms, 3 bathrooms, and a 3 car garage. It is located in the Willow Springs subdivision close to Intel, Hwy. 50, and the new Kaiser Hospital and open air mall being built off East Bidwell. To give you perspective on this great price: our Lyon Real Estate Trendgraphix market statistics for the month of October show there were 58 homes sold at an average square foot price of $194 (up from September's average of $191). Looking at just the bank owned homes, that average price drops to $176 per square foot. Statistics also show that the average listing price to sale price for all the 58 sales was 98%.
