These are homes for our foothill area in the MLS (multiple listing service) that have the lowest price per square foot. I've excluded those in a distress situation (short sales) and those needing alot of updating or repair. Today (April 3, 2009,) I have decided not to include bank owned homes in these "best deals" either as the banks have no concept of value. They will lower the price of a home to whatever it takes to get it off of their books. If I use this concept for my search, it will be easier to tell when our values are truely going back up. If you are looking specifically for bank owned homes, please visit my website at DeeDeeRiley.com where I have hot links at the top of the page for bank owned homes in El Dorado Hills, Folsom, and the Cameron Park Vicinity.
Please keep in mind that these are not necessarily the lowest priced houses for these areas. The reason for this is that generally as a home's square footage goes up, the price per square foot comes down.

Last year at this time the lowest one available was priced at $139.36 per square foot! This two story home was built in 2006 on just under 1/3 acre in the Canbridge Oaks Subdivision just off Highway 50. It has 4 bedrooms, 3 bathrooms, and approximately 3377 square feet. It is bank owned and is listed for $349,900.

San Marino Court, El Dorado Hills, CA - The lowest price per square foot home for sale today in El Dorado Hills is this 5 bedroom, 4 bath two story. It was built in 2003 in the Stonebriar subdivistion on cul-de-sac lot approximately .19 acres in size. It is not a short sale or a bank owned home but priced as such. The home is approximately 4329 square feet, is move in ready, and has many upgrades that include a wine room, central vacuum system, and stainless steel appliances. It is listed at $495,000 which is only $114.35 per square foot.

Jul. 13, 2009 - Best Deal for Folsom on July 13, 2009
Branding Iron Court, Folsom, CA - For some reason Folsom prices have held fairly well in the recent market downturn. Sacramento county statistics show bank owned properties selling at $101 per square foot in June compared to $156 per square foot in Folsom. Non-bank owned homes sold in Sacramento County for an average square foot price of $145 while Folsom sold for $187 per square foot on average. Today there were only 7 homes in Folsom listed under $150 per square foot and this bank owned (REO) home was the lowest at $124.90! It was built in 2005 on .21 acres by Elliott Homes in the Empire Ranch Subdivision. It has approximately 3602 square feet, with 4 bedrooms, 3.5 bathrooms, a loft area, 3 car garage, and views from the back. The great price more than likely is taking into account that the back yard it unlandscaped. It is listed at $449,900.

Country Club Drive, Cameron Park, CA - In 2005 when this sold last it was a "great deal" at $202 per square foot. Today it is only $102 per square foot making it the lowest price per square foot home for sale in the Cameron Park area. Unfortunately there was only one picture available to share with you so it is hard to tell the condition inside but at this price it is definitely worth a look. I can tell you from MLS that it is approximately 2449 square feet in size, with 3 bedrooms and 3 bathrooms. It was built in 1990 on .28 acres. It has a fireplace in the master and it has a built in pool. It is listed today at $250,000.
To give you perspective on this price here are some statistics from our Lyon Trendgraphix reports for June. There were 39 total sales for the Cameron Park area. Of those, 10 were bank owned (REO) and sold for the average square price of $114. The other 29 non bank owned, sold for an average square foot price of $176.

Damico Drive, El Dorado Hills, CA - My search for the lowest price per square foot today showed 10 homes for sale under $140 per square foot but the lowest was this two story home at only $119.26. It was built in 2005 by Standard Pacific Homes on just over .25 acres with approximately 4091 square feet, 5 bedrooms - 1 down and the master and additional 3 upstairs, 4 bathrooms, and an upstairs bonus or loft. From the picture above it appears to have a 2 car garage but there is an additional tandem one for 3 total. It is situated inside gates in one of the Serrano villages and has a huge flat yard, which guessing from this price needs landscaping. Regardless, it is not a short sale or bank owned so an incredible price for El Dorado Hills! It is listed at $487,900.
To give you perspective on this price, I pulled statistics from our Lyon Real Estate Trengraphix for the month of June. There were 51 total sales in El Dorado Hills for the month selling at an average square foot price of $158. Of those 51, 17 were bank owned selling at an average square foot price of $142 and 34 were non-bank owned selling at an average square foot price of $166.

For perspective on this great price, I pulled statistics from our Trendgraphix for January 09. For all property types (bank owned, non-bank owned, short sale) there were 205 homes for sale with 10 sales. The average price per square foot for those sales was $161. A positive statistic showed 36 pending homes for the month which is up 63.6% since January 08. Looking at bank owned listings only, there were 25 for sale and 6 of those sold with an average per square foot price of $149. Breese Circle, El Dorado Hills, CA - Excluding my Best Deal November blog on Souza which is still for sale at $524,900 or $97.31 per square foot, my Best Deal October blog on Montrose also still for sale at $429,900 or $104.62 per square foot, and a Pulte new Construction 3800 square feet, 5 bedroom, 4.5 bath home in the development of Laurel Oaks for $499,990 or $131.58 per square foot, this is the lowest price per square foot home you'll find in El Dorado Hills today. The amazing thing about this home is that it sits inside the guard gates of the Serrano Country Club where some of the most expensive custom homes in El Dorado Hills are located. The bank owned home was custom built in 2003 on .627 acres. It has approximately 4370 square feet with 4 bedrooms and 5 bathrooms. It is listed as $579,900 or $132.70 per square foot.
To give you perspective on the this price I've pulled the latest statistics from our Trendgraphix which are based on sales from the month of January. There were 19 non- bank owned sales in El Dorado Hills where the average square foot price was $187. Looking at bank owned only, there were 10 sales averaging $137 per square foot. Interestingly, the average sold price was $481,000 just $1 lower than it was in January 08. The difference is that people are just getting a lot more for their money.

Back to this month's featured home on Sudbury - a custom, built in 2003 on just over .6 acres where it has local views. The bank owned home has 5 bedrooms, 4 bathrooms, and approximately 3578 square feet. It is listed for $415,000 or $116 per square foot.

It is situated in the Wood Ridge neighborhood of El Dorado Hills where there are no HOA dues. It was built in 2002 on approximately .2 acres, has 5 bedrooms, 3 bathrooms, a 3 car garage and is 3386 square feet. It is listed for $398,900.
To give you perspective on how low the listing price is, our current Lyon Real Estate Trendgraphix statistics for the month of November show that there were 35 bank owned listings. Twenty sold for an average square foot price of $162. There were 273 non-bank owned listings of which 25 sold at an average square foot price of $181. This figure is down 18% from November 2007.

Damico Drive, El Dorado Hills, CA - The best price per square foot home today in El Dorado Hills is only $111.48 per foot. It sits in one of the newer Serrano villages on approximately .23 acres with 5 bedrooms, 4.5 bathrooms, and just over 4300 square feet. It is a 2 story with a 2 car garage. There is no back yard landscaping but at this price you could put a yard in that you want and still be sitting pretty as far a a deal. This bank owned home is currently listed at $479,900. This home sold 1/21/09.
Since June there have been 9 homes sold in the Serrano area between 4000 - 4500 square feet with the highest selling at $735K and the low at $600K, a median home price of $678K, and an average square foot price of $163.11.
Looking at our Lyon Trendgraphix statistics for the month of November, in all of El Dorado Hills there were 45 homes sold. Of those, 25 were non-REO and averaged $181/ square foot while the other 20 were REOs and averaged $162/ square foot. Comparing statistics from November 07, sales for all properties in El Dorado Hills is up 36.4% and inventory is down 27%.

Chasen Drive, Cameron Park, CA - The lowest price per square foot house is actually my Best Deal for Cameron Park Vicinity from June 08 which is still available and now at $112.97 per square foot and listed for $459,000. This bank owned home on Chasen Drive is the second lowest at $136.35 per square foot; listed at $588,900. It was built in 2004 on approximately .36 acres in the prestigious and family oriented neighborhood of Eastwood Park. It has just over 4300 square feet that includes 5 bedrooms, 4 bathrooms, a bonus room with a wet bar. The kitchen has granite counters and a pantry. The master is situated on the main floor. To give you perspective on price, our Lyon Real Estate Trendgraphix market statistics for the month of October show there were 28 sales for the month with 8 of them being bank owned. The average price per square foot of those 8 sales was $175 (up from $143 in September) and the average list to sale price was 96%. Patrick Circle, Folsom, CA - The best price per square foot home for sale in Folsom, believe it or not, is not bank owned or a short sale, but definitely priced to sell. It was built in 1999 and has approximately 4051 square feet averaging $135.77 per square foot at the listed price of $550,000. It has 5 bedrooms, 3 bathrooms, and a 3 car garage. It is located in the Willow Springs subdivision close to Intel, Hwy. 50, and the new Kaiser Hospital and open air mall being built off East Bidwell. To give you perspective on this great price: our Lyon Real Estate Trendgraphix market statistics for the month of October show there were 58 homes sold at an average square foot price of $194 (up from September's average of $191). Looking at just the bank owned homes, that average price drops to $176 per square foot. Statistics also show that the average listing price to sale price for all the 58 sales was 98%. Souza Drive, El Dorado Hills, CA - The lowest price per square foot home in El Dorado Hills this month is bank owned and listed at only $119.56 $95.46 per square foot equating to $644,900 $514,900. It is a Serrano semi-custom home built in 2002 on approximately .238 acres with 5 bedrooms and 4.5 bathrooms in just under 5400 square feet. There are many upgrades including travertine and marble flooring, granite counters, a pool, and local views of El Dorado Hills. To give you perspective of this great price, our Lyon Real Estate Trendgraphix market statistics for the month of October show that there were 37 bank owned homes for sale, 15 sold at an average square foot price of $155. The list to sale price of these 22 sales was 98%, meaning that they sold at almost full price on average. We are seeing many of these low, low priced bank owned homes receiving multiple offers because they are such a great deal and are acutally selling over their list price to fair market values. Welcome to my Best of the El Dorado Hills weblog! The Hills I refer to here are the foothills east of the Sacramento Valley.
