Sohair Court, El Dorado Hills, CA - This beautiful Highland View home shows like a model and is truly a "Best Find".  It was built in 1999 on just under 2/3 acre with 5 bedrooms, 4 bathrooms, and approximately 3550 square feet.  A  lot of homes in Highland View are on slopped lots, hence the word view in the name, but this lot is flat  and was landscaped perfectly to include a covered patio, sports court,  raised garden beds,  a play ground area (though the neighborhood park is only a block away and you could always go there), and built in pool that has been enclosed by a wrought iron fence.  Inside you are greeted by an open floor plan that exposes the dining room, living room, family room, nook, and kitchen.  The kitchen and laundry room flooring are honed travertine tile while the entry and the other main living areas downstairs have beautiful Brazilian cherry (dark stained) flooring that gives the rooms a great flow.   The kitchen has granite tile counters, a 5-burner gas cook-top stove, and a butlers pantry.  One of the 5 bedrooms and a full bath is downstairs to accomodate a home office or guest room if you so choose.  Upstairs is the master bedroom suite, the additional bathrooms and bedrooms, and a bonus room. Other things that add to the homes desirability is it's cul-de-sac location, the 4 car garage, and the low HOA dues for the neighborhood of only $35 per month.  Highland View is one of the newer neighborhoods of El Dorado Hills with large lots and no Mello Roos.   This home is currently listed at $709,000.  Please contact me at driley@golyon.com  for more information on this home or others like it for sale in El Dorado Hills. Jul. 13, 2009 - Best Deal for Folsom on July 13, 2009

 

     

Branding Iron Court, Folsom, CA - For some reason Folsom prices have held fairly well in the recent market downturn.  Sacramento county statistics show bank owned properties selling at $101 per square foot in June compared to $156 per square foot in Folsom.  Non-bank owned homes sold in Sacramento County for an average square foot price of $145 while Folsom sold for $187 per square foot on average.  Today there were only 7 homes in Folsom listed under $150 per square foot and this bank owned (REO) home was the lowest at $124.90!  It was built in 2005 on .21 acres by Elliott Homes in the Empire Ranch Subdivision.  It has approximately 3602 square feet, with 4 bedrooms, 3.5 bathrooms, a loft area, 3 car garage, and views from the back.  The great price more than likely is taking into account that the back yard it unlandscaped.  It is listed at $449,900

Jul. 12, 2009 - Best Deal for Cameron Park Vicinity on July 12, 2009

 

 

Country Club Drive, Cameron Park, CA - In 2005 when this sold last it was a "great deal" at $202 per square foot.  Today it is only $102 per square foot making it the lowest price per square foot home for sale in the Cameron Park area.  Unfortunately there was only one picture available to share with you so it is hard to tell the condition inside but at this price it is definitely worth a look.  I can tell you from MLS that it is approximately 2449 square feet in size, with 3 bedrooms and 3 bathrooms.  It was built in 1990 on .28 acres.  It has a fireplace in the master and it has a built in pool.  It is listed today at $250,000

To give you perspective on this price here are some statistics from our Lyon Trendgraphix reports for June.  There were 39 total sales for the Cameron Park area.  Of those, 10 were bank owned (REO) and sold for the average square price of $114.  The other 29 non bank owned, sold for an average square foot price of $176.

Damico Drive, El Dorado Hills, CA - My search for the lowest price per square foot today showed 10 homes for sale under $140 per square foot but the lowest was this two story home at only $119.26.   It was built in 2005 by Standard Pacific Homes on just over .25 acres with approximately 4091 square feet, 5 bedrooms - 1 down and the master and additional 3 upstairs, 4 bathrooms, and an upstairs bonus or loft. From the picture above it appears to have a 2 car garage but there is an additional tandem one for 3 total.   It is situated inside gates in one of the Serrano villages and has a huge flat yard, which guessing from this price needs landscaping.  Regardless, it is not a short sale or bank owned so an incredible price for El Dorado Hills!  It is listed at $487,900.  

To give you perspective on this price, I pulled statistics from our Lyon Real Estate Trengraphix for the month of June.  There were 51 total sales in El Dorado Hills for the month selling at an average square foot price of $158.  Of those 51, 17 were bank owned selling at an average square foot price of $142 and 34 were non-bank owned selling at an average square foot price of $166.

The Kalithea neighborhood is one of the newest neighborhoods in El Dorado Hills.  It is a gated neighborhood where all of the homes are custom and many are lucky to have beautiful Sacramento Valley and Folsom Lake views.  Currently homes for sale are ranging from $999,000 to $2,449,000 and lots are ranging from $250,000 to $550,000.
